ABOUT THE HOUSE
This 3br/1ba bungalow is located 2.5 miles from RFK Stadium, 6 miles from the National's Park, and 4 miles from downtown DC and the National Mall in the quiet, residential neighborhood of Capital View. This is the owner's full time home where she lives year round. She occupies the basement level during the busy tourist season and offers the main level to guests.

CHECKOUT
• Deep cleaning is not required but we ask some simple checkout tasks of guests: load and start the dishwasher (or hand wash), pile used towels in the bathroom, collect your trash into bins, and make sure to turn off lights and appliances and lock the doors.
THINGS TO KNOW
• The owner shares her home with her sweet little octogenarian Pomeranian, so we would not be a suitable place for guests with pet allergies. The owner is severely allergic to cats so they are not permitted under any circumstances (ESAs or assistant/service included).
• This is the owner's full time residence and shows the impressions of her life and lifestyle throughout, including some of her personal items. We offer the upstairs level of the house during peak tourism season but this is NOT a full time, year round vacation rental. The owner occupies the basement level and has her own entrance from the back of the house through a small interior foyer so you will hear her come and go and may hear some barking from the basement.
• Locked doors are not for guest use.
• Guests should notify us in advance if a service animal or ESA will accompany them so that we can identify challenges and concerns that may impact your stay.
• Some duvets and pillows are down-filled and we use fragranced cleaners. Please notify me of your allergies in your booking message so we can discuss whether we can accommodate your needs.
• Early checkin and luggage storage may be available with the owner. If the house is ready early on your checkin day, I will message you.
NEIGHBORHOOD
Capitol View is a small neighborhood east of the Anacostia River that straddles the East Capitol St border between DC's Northeast and Southeast quadrants from Benning Rd to the Maryland state border. Our little northeast niche is a thriving and diverse middle-class community of residents who have made it their home for generations and new transplants seeking suburban spaces while remaining close to urban amenities.
10 minute walk to Benco Shopping Center: Subway, Asian restaurant, hair salon and several other shops
~12 min walk to Benning Rd Metro Station. (3 stops to Eastern Market; 7 stops to the Monuments and Smithsonians)
5 minute drive to Safeway, CVS Pharmacy, laundromat
10 minute drive to RFK stadium (2.5 miles)
~20-40 minutes to US Capitol Building, Smithsonians, and National Mall
COVID protocols:
• Guests must notify us if they feel ill or are diagnosed/test positive for the coronavirus or Monkeypox at any point leading up to checkin or during their stay so that we can take the appropriate steps to protect the owner, our cleaning staff, and future guests.
HOUSE RULES
• No parties, events, or gatherings.
• Guests are not permitted to have unauthorized visitors (anyone not included on your original reservation or otherwise approved in advance by your host) on premise.
• Number of guests listed in reservation must be updated and accurate prior to checkin.
• We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV, including those from guests who otherwise meet our booking requirements.
• No pets. The owner, Makda, is severely allergic to cats so we cannot accommodate feline ESAs or assistance animals under any circumstances.
• Third party bookings are generally not permitted, except in specific circumstances. If you are booking for someone else and will not be on site in person during the reservation, you must notify us PRIOR to booking and provide the name and phone number of the person you are booking for. The owner of the guest profile remains expressly responsible for the reservation and its guests.
• In accordance with the DC noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by a neighbor or by law enforcement, you may be fined and your group removed from the premises.
• Vaping and smoking tobacco or marijuana (including bowls/bongs) are NOT permitted inside the house. Guests who violate this policy will be fined (see below). Guests may smoke in the back yard away from the house/neighbors (not on the front porch), ash and dispose of their fully extinguished smoking waste in the provided ashtrays (NEVER on the ground, in the yard, or flicked over the fence), and empty the ashtrays in the outdoor bins by the back gate at the end of their stay. In the District of Columbia, if you are over 21 years of age, you are legally allowed to smoke on private property, carry up to 2oz of cannabis on your person, and gift or donate (buying and selling is still illegal, as is smoking in public). That being said, please be considerate of the owner and our neighbors.
• Be sure to clean up after yourself and be respectful of the space. The cleaners charge a negotiated turnover fee to ensure the property is clean for your checkin, which is based on the assumption that guests will be respectful of the space and maintain general cleanliness during their stay. Any extra charges incurred from the cleaning staff will be charged to you.
• No confetti or glitter.
• Beer pong is not permitted.
• Do not sleep on the main living room sofa; it is not an appropriate sleeping arrangement and using it as a bed causes undue wear and tear.
• Do not send mail or packages to yourself at the Airbnb. Porch pirate package theft is a significant issue in DC and we cannot guarantee receipt.
• If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping plus an additional $10 fee.
• Additional terms apply for stays longer than 14 nights.
• Disclosure: we have exterior front and rear facing Nest motion and noise sensing cameras with recording capabilities.
