This home boasts high ceilings, a spacious layout with an abundance of natural light, and gorgeous furnishings. This beautiful 5 bedroom, 3 bathroom home is situated in a quiet neighborhood near the peaceful grounds of the San Jose Municipal Golf Course, and near the lovely family park, Townsend Park. Near 88O, 68O, and 1O1 freeways. 4 miles from SJC. 3.3 miles to Japantown San Jose.

Serenity Executive Rentals is a professional hosting company with multiple homes in the area. All of our homes are furnished and decorated to the same high standard.

** Please be prepared to provide a valid government ID for all adults who will access the home.**

**For your safety, this home features a motion-activated exterior security camera outside of the front door, which is operational 24 hours a day. Guests may not tamper with or cover the camera at any time, for any reason.**

**Due to strict capacity limitations from the owner and the city, no parties, events, ceremonies, meetings, or gatherings of any kind are permitted. Only the number of guests listed at the time of booking are allowed to be on site at this property at any time without prior written consent. Guests do not have access to back patio/yard at any time. **

ACCESS
The home is equipped with a keyless combination lock for easy access. For added security, the code changes after every guest. NOTE: Backyard & patio area is NOT available for guest access at any time. Garage is not currently available for guest use.

KITCHEN
The kitchen should be amply equipped to comfortably cook and serve guests up to the maximum occupancy at the home. We provide an initial supply of coffee, tea, creamer, sugar, salt/pepper, cooking oil, dish soap, hand soap, dishwasher pods (if applicable), trash bags, sponges and paper towels.

BATHROOMS
There should be enough clean towel sets (bath & hand towels, wash cloths) for every guest up to the maximum occupancy at the home. We also provide an initial supply of shampoo, conditioner, body wash, hand soap, and toilet paper. There should be at least one hair dryer in one of the bathrooms.

LAUNDRY
A washer and dryer are available for guest use, along with an initial supply of laundry detergent and liquid bleach.

PARKING
Parking is available in the driveway and on the street. Please make note of any posted parking restrictions. The garage is not currently available for guest use.

ENTERTAINMENT
The home is equipped with hi-speed WiFi and an HD Smart TV. Guests are welcome to log into their own streaming services accounts.

HEATING/COOLING
This home is equipped with heat and AC.

WORKING WHILE YOU STAY?
The home is equipped with a dedicated workstation with working surface and chair, as well as WiFi.

Pack-N-Play (PNP) available upon request with 3 business days notice. IMPORTANT: Guests should bring their own bedding for the PNP.

AGREEMENT ADDENDUM: The following serves as an addendum to the reservation and rental agreement entered into between the parties via the website of the company used to complete the reservation, as well as its affiliate sites.

BOOKING POLICIES
* Stays of 3 weeks or more require professional cleanings every 2 weeks. There is an additional charge per cleaning per home/unit, which will be collected after the reservation is confirmed as booked.
* Reservation cancellations: As per booking website. We do not offer refunds beyond those outlined in the cancellation policy on the booking website.
* Reservation changes: we take changes only at our discretion, and may charge a change fee.
* Host collects a refundable $750 security deposit, which is refunded (less damages/policy violations) within 14 days after departure. 

HOUSE RULES + EXTRA CHARGES
* No smoking (anything). Violation of this rule will result in immediate eviction, forfeiture of rent, security deposit, and $250 fee for odor removal.
* No parties/events/gatherings. Only the people listed at the time of booking are allowed to be on the property without prior written permission. Reservation may not be sublet. Unauthorized parties/events/gatherings will result in immediate eviction, forfeiture of rent, security deposit, and extra charges for deep cleaning and damages.
* No pets unless explicitly indicated as allowed in the listing.
* Quiet hours are 10pm-8am. Noise complaints from neighbors at any hour will result in $300 charge per complaint, eviction after second complaint.
* No using fireplace(s) unless explicitly stated as OK in the Renter's Guide, or burning anything inside or outside the home, including candles and incense. Doing so will result in $150 charge, plus any damages caused.
* Do not move any of the furniture or décor. Extra charge of $250 applies for violation, plus any damages.
* Guests are responsible for following garbage protocol outlined in Renter's Guide. Not putting bins out for collection, putting waste in the incorrect bins resulting in the city not collecting, or leaving excess garbage in this home will result in $50 for each violation. 
* Guests are responsible for maintaining the cleanliness of the home during their stay. Excess mess within the home beyond reasonable use will result in $75 charge per extra hour required to return the home to the condition it was in upon your arrival. (The pre-paid cleaning fee covers 3 hours of our cleaners' time.)
* Guests must return all keys, parking passes, garage remotes etc that were provided at the start of their stay, and will be charged for the cost of replacement if not returned. Cost varies depending upon the type of item, but ranges between $100 and $250.
* In the event personal belongings are left behind and our staff need to coordinate their return to you, a $40 processing fee will apply, plus any shipping costs.

Wonderful neighborhood
We so enjoyed our stay in this charming neighborhood with the community park so near. It was very spacious. We had a family member with special needs with his wheelchair and scooter and we were able to manipulate the few stairs and make it work well for his needs so we could all stay together. Central to the city and to the airport. It was exceptional for our needs while attending our daughters graduation.

The location is great but the property needs to be upgraded. We weren’t able to open the windows and even the blinds as none of them have cords and/or wands. Not enough paper towels/toilet papers. All electrical outlets were loose. We know that the backyard is off limits, kind of felt like we were confined even though it was a big house. Now we know not to stay in a property if we’re not able to use the backyard.

Lots of room but lots of deferred maintenance
My family of 5 stayed here for my son's graduation. The house is plenty big, with lots of beds - more than enough for our small family. The house is clearly a rental where the owner is deferring as much maintenance as possible on the property. The front door is literally pealing off, the yard barely maintained. There was a large tree branch falling off the tree in front of the house making it not possible to park on the street. Several of the windows in the master did not open, and those that did had holes in the screens. The windows haven't been cleaned in a very, very long time. Most of the outlets are worn out and your phone chargers will literally fall out of the socket if you don't prop them up with something. If you plan on opening the blinds to the backyard, I wouldn't. Bird crap all over the patio. The backyard clearly has not been maintained in ages. The listing made it clear that the backyard was not part of the rental, I get that. But it would have been nice to be able to open the patio door and enjoy some fresh air from the backyard. If you need a place to stay for a large group, this place might do just fine if you arrive at night, don't want to spend any time at the house, and are okay with being locked in doors the entire time. If you are looking for a clean, well-maintained property, I would suggest looking elsewhere. For me, would not rent again.
