THE MODERN RETREAT IN FUNKYTOWN FORT WORTH II

Available to you this updated and remodeled spacious 2 bedrooms 2 full baths town home that is tastefully decorated for your enjoyment and use.

The 2 bedrooms are very spacious and are separated with plenty of privacy for all the guests. The unit is 1610 sf with a living room and separate dining room, washer/dryer with nice private garden patio off the living room and has a two car garage.

We would love to have you book us for your stay but we DO NOT ALLOW PARTIES OR EVENTS ON THESE PREMISES.

The maximum over night guest is (4) and minimum age for person booking is 25 years of age.

We also can accommodate 8 guest with our two unit rental with separated units each with 2 bedroom and 2 bath en-suite.

In order to book the rental I do require a list of overnight quests including their names prior to check in and any expected guests that will be visiting during the daytime hours also. The maximum visiting guests is (4) and there are no nighttime visitors allowed after quiet time. See times below.

House Rules

All overnight and visiting guests must be registered prior to check in. If you fail to pre-register a guest you must do so immediately prior to allowing them onto the premises. The maximum guests on premises at anytime is (8) this includes (4) overnight registered guests and (4) visiting guests that must be registered and given prior authorization and minimum age for the person booking is 25 years of age.

No Parties or events allowed on the premises. Violators agree to forfeit the security deposit of $1,000.00 and may be held accountable for additional fees for excessive cleaning and any damage done from violating the house rules.

No Smoking anywhere on the premises

This rental is "Strictly an Animal Free Zone"

Owner has Animal Allergies and for that reason this rental cannot allow animals under an circumstances. I understand and respect that individuals have and need their service animals and support animals but this property must stay allergen free due to these circumstances.

Please try to help us in keeping our cost to guest low by allowing the HVAC to run in following program if at all possible. If to cold in summer feel free to turn up thermostat and same in winter. We do ask that the low settings in Air-conditioning is No Lower than 70 degrees and Heating No Higher than 72 degrees.

Wednesdays are trash days at the rental and guest are asked to assist in this process. If you are not able to put the containers out and back up please let the host or co host know so we can make arrangements for the trash to go out every Wednesday. Even if its not full we must put them out on Wednesday to insure that the trash does not build up in the rental for the next guest that will arrive. Sometimes you may have just arrived on on Tuesday and not had any trash you put in the bins but we like to say this is "Paying It Forward Motto" you put theirs out and the next guest puts your out. Thanks for assisting in keeping the rental clean and free of unwanted odors and smells.

I want to mention the garages are sometimes accessed by the host, co host or cleaners. We have supply cabinets that may need to be accessed, sprinkler controls that may need adjusted and the trash bins that may need to be put in or out if the guest have not done so.

We may need to make access into the inside of the rental for maintenance, pest control or other reasons and will try not to disturb you but will let you know always prior to arrival. But emergencies can arise and we do have the rights in these circumstances to make entry if needed

We want to also point out that we are a short term rental not to get confused with a house rental lease. We only allow guest to bring travel type necessities and personal belongings We do not allow guest to move all clothing and closets from a home they are displaced from into the short term rental property. That basically means suitcases with clothing, hanging clothes, children's play stuff and strollers and stuff and just personal belongings you would travel with. What we do not allow is storage boxes of belongings, furniture, file cabinets and so on.

EXTENDED STAYS OVER (9) Nights

Bookings longer than (9) night have required cleaning to be performed by our cleaning services. We want to provide a rental that is top notch in the industry and with regular cleanings we can insure our guest the cleanest and well kept rental that we can offer. The cleanings do require additional cost to guest and are requested via the site at time of service. We do require the guest to vacate for a period of 1 1/2 to 2 hours usually depending on the condition of the unit. If this is not something you are interested in we understand but that is our extended stay policy and we wish you the best in your search for a rental that works for you.


Booking unit means you agree to all house rules listed above and also below is our extended stay requirements.

The bedrooms are separated with plenty of privacy for all the guests. The unit is 1610 sf in size, very spacious living room and dining room, washer and dryer with nice little private garden patio off the living and has a two car garage . We offer high speed internet and television in living room and bedrooms along with satellite direct TV for entertainment .

If you're looking for room to stretch out and separate bedrooms for your privacy, please look no more.

This rental is close to everything, it is 1 block off Camp Bowie Blvd within walking distance to restaurants, shops, convenience stores and many other retail businesses.

If you're here for a TCU Game, Art Exhibits, a concert or event at Dickies Arena, maybe a trip to the ZOO, it's all within minutes.

Downtown, 7th street, Magnolia, Dickies Arena and the famous Fort Worth Stock Yards are all just a few minutes away. The location is just west of Fort Worth in the bustling Westside. Also if you're here to attend an an event in Arlington, possibly a Dallas Cowboys Game, watch the Texas Rangers play ball or a day at Six Flags they are all just 15 minutes away.

Dallas also has many things to do and is only a short drive from the rental.

Nice Property
The description was accurate. The condo has two bedrooms with full baths located on the opposite sides to provide privacy. There are plenty of towels. There is shampoo, conditioner and body wash in case you forget these items. Both bedrooms have televisions with DirecTV. There is also a large television in the living room. The instructions to access the property was easy to follow and very accurate. There is a visitor's book that has information about local restaurants, garbage day and anything else you may need during your stay. The bonus is that the garage is available to park your car. Be aware that the garage door opens directly into the main bedroom. The communication was excellent. I would definitely consider this location the next time I'm visiting Fort Worth.
