1. What is changing?
Effective 1 August 2025, Expedia Group Terms and Conditions will no longer have mentions of Stayz Pty. Ltd, Bookabach Ltd, HomeAway Emerging Markets Pte Ltd, and HomeAway KK:
- Stayz, Pty. Ltd, Bookabach Ltd, and HomeAway Emerging Markets Pte Ltd will no longer be contracting entities on our Partner Terms and Conditions and will be replaced by another Expedia Group entity, HomeAway.com, Inc.
- For non-integrated partners only: The contracting entity on the Accommodation Fee Collection Agreement (AFCA) will be changing from Stayz, Pty. Ltd, Bookabach Ltd, HomeAway Emerging Markets Pte Ltd (for SGD), or HomeAway KK (for JPY) to EG Vacation Rentals Limited, Ireland.
These changes will apply to hosts contracted with Stayz Pty. Ltd, Bookabach Ltd, HomeAway Emerging Markets Pte Ltd, and HomeAway KK. Rest assured, you'll maintain the same presence on our Holiday Rental sites such as Stayz, Bookabach, and Vrbo, and we remain committed to delivering you excellent guests. See also FAQ 9.
2. Why is this change happening?
We are simplifying operations by reducing the number of contracting legal entities in our agreements.
3. Will Expedia Group/Vrbo continue to pay local taxes?
Expedia Group/Vrbo still pays tax locally according to local tax requirements.
Australia and New Zealand goods and services tax (GST) applied to pay-per-booking (PPB) fee invoices may change in accordance with local tax laws following the legal entity change (see FAQ 4 below), specifically:
- HomeAway.com, Inc. is registered for GST purposes in Australia and New Zealand.
- However under the law, HomeAway.com, Inc is not required to collect GST from GST-registered partners in Australia or New Zealand if the partner meets both of the following criteria:
- The partner has an Australia or New Zealand billing address.
- The partner is GST-registered in Australia or New Zealand.
- For this reason, Australian and New Zealand partners are requested to take the following actions on the Vrbo Partner Dashboard’s Account Settings page:
- Confirm they are GST registered.
- Provide us with their GST ID (Australia Business Number (ABN) in Australia and Inland Revenue Department (IRD) number in New Zealand).
- Providing this information by following the instructions in FAQ 4a ensures that GST will not be charged on the PPB fee in future PPB invoices from HomeAway.com, Inc.
- While GST IDs have been collected from some partners previously, we still need them to confirm if they are GST registered and provide their GST ID details.
- HomeAway.com, Inc. will collect Australia and New Zealand GST from partners that have an Australian or New Zealand billing address but do not provide an Australian or New Zealand GST ID, respectively.
- We recommend GST-registered partners consult a tax advisor for GST requirements.
HomeAway.com, Inc. will collect Australia and New Zealand GST from partners that do not meet the above criteria.
4. How does this change apply to me?
4a. The only action required is for Australia and New Zealand partners to update their GST registration status:
- Log in to the Vrbo Partner Dashboard.
- Select your Profile, then Account settings.
- In the Tax identification section, go to “Do you have a GST ID?” and select Yes (if you’re GST registered) or No (if you’re not GST registered).
- If you selected “Yes,” enter your ABN (for Australia partners) or IRD Number (for New Zealand partners). By providing your ABN/IRD Number in this field, you are confirming that you are GST registered.
- Select Save changes.
Australia and New Zealand partners: Even if you have provided us this information in the past, we still need you to complete the steps above. Completing these steps in the Vrbo Partner Dashboard is necessary for the following reasons:
- To confirm you are GST registered
- To provide your ABN (for Australia partners) or IRD Number (for New Zealand partners)
Providing (i) and (ii) in the Vrbo Partner Dashboard’s Account Settings page ensures that GST will not be applied to PPB fees charged by HomeAway.com, Inc. in the future.
- For integrated partners: You may wish to revise your rates in your Property Management Software, as GST will not be applied on your PPB fee if you have confirmed you are GST registered and have provided your ABN.
- For non-integrated partners: You will no longer be charged the GST on PPB commission; therefore, your payout will be higher. For example, from 1 August a platform partner who has provided (i) and (ii) would only see 5% (rather than 5.5% in Australia and 5.75% in New Zealand) deducted from your payout.
Check FAQ 6 for the final dates to provide GST information, depending on whether you're an integrated or non-integrated partner.
4b. There will be no changes to partner-facing systems or processes.
4c. There will be changes to the invoice templates and the legal entity issuing the invoices:
- PPB invoices will be issued by HomeAway.com, Inc.
- For non-integrated partners who choose to be paid in SGD: Payment-processing-fee (PPF) invoices for SGD payment processing will be issued by EG Vacation Rentals Limited Ireland.
- If the partner (i) has an Australia or New Zealand billing address and (ii) provides a valid Australia or New Zealand GST ID by following the instructions in FAQ 4a, future PPB invoices from HomeAway.com, Inc. will not include the Australia or New Zealand GST.
- This is because HomeAway.com, Inc is not required to collect GST from GST-registered partners in Australia or New Zealand under its existing GST registration in Australia and New Zealand.
- We recommend GST-registered partners consult a tax advisor for GST requirements.
4d. Partner invoices will continue to be paid from the same bank accounts operating today.

5. I have provided my ABN/IRD Number before. Do I have to provide it again?
Yes, as long as you did not provide this information in the Vrbo Partner Dashboard’s Account Settings page. Follow the instructions in FAQ 4a to take the following actions:
- Confirm your are GST registered.
- Provide your GST ID (this is the ABN for Australian GST-registered partners, or IRD Number for New Zealand GST-registered partners).
Providing this information by following the instructions in FAQ 4a ensures that GST will not be applied to PPB fees charged by HomeAway.com, Inc. in the future.
Check FAQ 6 for the final dates to provide GST information, depending on whether you're an integrated or non-integrated partner.
6. What if I provide the GST ID in accordance with FAQ 4a after 1 August 2025?
6a. Integrated partners
The monthly integrated partner PPB fee invoice is issued in the month following stay date. GST registration status must be provided in accordance with the instructions in FAQ 4a at least 5 business days before the monthly IPM invoice is issued for the information to be reflected in the invoice. This is regardless of the date the reservation is booked.
Example:
- Australia property booking on Stayz website, or New Zealand property booking on Bookabach website.
- Booking date: 1 July 2025 and stay date: 5 August 2025
- On 15 September 2025 HomeAway.com, Inc. issues the monthly integrated partner PPB fee invoice for stays occurring in August 2025.
If the integrated partner completes the instructions in FAQ 4a by 8 September 2025, the monthly PPB invoice issued by HomeAway.com, Inc. on 15 September 2025 should reflect the integrated partners’ updated GST information.
Integrated partners who complete the instructions in FAQ 4a after 8 September 2025 will not be given any refunds for GST charged by HomeAway.com, Inc. on PPB fees invoiced between 15 September 2025 to the day the new GST ID information takes effect. However, once you confirm you are GST registered by providing a valid GST ID, GST will not be charged on PPB fees for future PPB invoices.
6b. Non-integrated partners
GST is charged on PPB fees based on information available at the time of booking. GST registration status provided in accordance with the instructions in FAQ 4a at least 5 business days before a booking is made will be reflected in the GST charged on PPB fees for the booking.
Example i: Booking before 1 August 2025
- Australia property booking on Stayz website, or New Zealand property booking on Bookabach website.
- Booking date: 30 July 2025 and stay date: 5 August 2025
- Stayz Pty Ltd/Bookabach Limited will charge Australia/New Zealand GST, respectively on the PPB for the booking as the booking date occurred before 1 August 2025. This does not change even if the non-integrated partner completes the instructions in FAQ 4a by 24 July 2025.
Example ii: Booking on/after 1 August 2025
- Australia property booking on Stayz website, or New Zealand property booking on Bookabach website.
- Booking date: 1 August 2025 and stay date: 5 August 2025
- If the non-integrated partner completes the instructions in FAQ 4a by 24 July 2025, HomeAway.com, Inc. will apply the applicable GST on PPB fees for the booking on/after 1 August 2025 based on the non-integrated partner’s updated GST information.
Non-integrated partners who complete the instructions in FAQ 4a after 24 July 2025 will not be given any refund for GST charged on PPB for bookings made on 1 August 2025 to the day the new GST ID information takes effect. However, once you confirm that you are GST registered by providing a valid GST ID, GST will not be charged on PPB fees for future bookings.
7. Who should I contact with questions about the GST rate changes?
The property owner or manager should contact their tax advisor for any questions related to GST.
8. Will I receive payments from or make payments to a different bank account?
8a. No. There is no change to existing payment processes or bank accounts as a result of the contracting legal entity change.
8b. The following is relevant only for partners making payments to or from HomeAway Emerging Markets Pte Ltd:
- Effective from 1 August 2025, HomeAway Emerging Markets Pte Ltd’s (Singapore) legal entity name in the bank’s records will change to Expedia Services Singapore Pte Ltd.
- For non-integrated partners: The bank account has not changed but you may notice a change in the name of the entity making payments to you.
- For Integrated partners making payments by wire transfers to HomeAway Emerging Markets Pte Ltd only: Please update the recipient’s legal entity name in the remittance instructions no later than 1 September 2025 to ensure successful payment.
9. Will Vrbo APAC (Stayz, Bookabach, Vrbo Singapore, or Vrbo Japan) sites continue to exist?
Yes. The following websites will continue to exist and operate as usual and carry the same branding. There will be no changes to the traveller's experience.

10. Will there be any change to the websites that properties are listed on?
No. The Vrbo entity that you are signed up with does not change.
For example, if your Vrbo Partner Dashboard shows that you are currently signed up with HAAU, that does not change.
