About this property

Carriage House on Fruit & Wine Byway

Located on the Scenic Fruit & Wine Byway the Carriage House is on our organic three-acre peach farm within easy biking distance to downtown Palisade, surrounding wineries & hiking trails. Enjoy downtown Palisade's farmers market, distillery, brewery & restaurants. We're moments from many wineries & trailheads including access to The Plunge, Mt. Garfield, Palisade Rim & Riverbend Park. Begin, end or spend your day lounging in the little yard quaint for sipping wine & enjoying charcuterie.
The space
The Carriage House is across the yard from our home and is perfect to enjoy the rural setting of the vineyards and orchards of Palisade yet still be close to activities available.

You'll enjoy the efficient home floor plan (260 sqft) and its surrounding area. The kitchenette is stocked with a toaster oven, electric skillet, crock pot, hot plate, toaster & coffee maker in addition to a sink, refrig, microwave. French doors open to a private little yard to enjoy the morning coffee or evening cocktails.

There's amply parking space.

During growing season, we'll happily pick you a peach for your morning cereal or better yet an afternoon cocktail. Several downright fabulous Field-to-Fork venues are nearby for fresh fresh produce. Let me share my personal faves. If the flowers are blooming, you're welcome to make a fresh arrangement for the table. Please do not hesitate to message or call with any and all questions you may have. We look forward to welcoming you!

For your planning, you may interested to know how close many wineries are to our home:

Within 1.0 mile east of my house are three :
1) Red Fox
2) Garfield Estates
3) Maison La Belle Vie. They also have a lovely Friday and Saturday Dinner and Thursday Burger Night ought not to be missed.
4) Carboy and its rooftop patio with full views of Mt. Garfield and the Bookcliffs is a real pleasure.

Within 1.0 mile south and west of the house are four more:
4) Meadery of the Rockies
5) Varaison Vineyard and Winery
6) Plum Creek Winery
7) De Beque Canyon Winery (actually 1.37 miles)
8) The Blue Beryl is practically at the Mt. Garfield Trailhead and just down the road and around the corner! Very pleasant.

Within 1.2 mile north and east of the house are two more:
8) Grande River Vineyards and Winery
9) The Palisade Peach Shack with its lovely coffee bar, pasteries, and produce also serves delightful local wines.

A little further there are so many more. Do look them up. You'll not want to miss Sauvage Spectrum, Restoration (make it there for music it's beautiful scenery), Colterris, Carlson...so many! Also, Clark & Family Distillery is new this season and the tasting room/bistro is right on the river. It has unbeatalble views of the Bookcliffs, etc.

Also, not to be missed; I walk or bike to these regularly. They are:

10) The Palisade Brewery; weekends usually feature live music.
11) My all time favorite, The Peach Street Distillery. You'll not want to miss
Sunday morning Bloody Mary's there!
12) Peche: French for peach boasts a Michelin Star chef. The menu changes
regularly. It is fabulous!
13) The Palisade Cafe has lovely dinners
14) Slice of Life, our darling little hole-in-the-wall bakery with it's pasteries, breakfast foods and soup and sandwiches not mention fabulous coffees!
15)Copeaka is a locally owned coffee shop with wonderful avocado toast and other yummies.

Breakfast recommendations:
My new favorite brunch is 13 Brix. We love their French bistro offerings and I can highly recommend our little bakery in town, The Slice of Life. Oh my gosh!!! Such yummy breakfast burritos and pastries that would curl your hair. Coffee in many iterations as well. I love its atmosphere. So cozy and charming. Be sure and stop in a Pressed a charming spot for coffee, pasteries, charcuterie and cocktails! Additionally, Peche is a new restaurant in town. It is absolutely fabulous!!! Please do make a reservation so you don't miss out. Also, we love using one of our family-owned businesses, Grub Gofers. They deliver food from many restaurants, groceries and alcohol. You can see their full offering and menus online. Just search for"Grub Gofers." Their charges are super reasonable in my option. Why cook?

On Sundays, June - September, the Palisade Farmers Market is a delight! It'a been recently extended into September and October. We love to have Bloody Mary's at The Peach Street Distillery and then saunter through the market:))
Other things to note
The outbuildings on the property are used for farming equipment. Please do not disturb the irrigation pump house. Please refrain from walking in the orchard. Every once in awhile there's a bump or rut due to tractor use. Thank you.

This is a working peach farm. Our farming activities won't impact your stay in the house and enjoyment of the yard but you may get to see us farming. We irrigate throughout the growing season. Depending on the season you stay you may get to see us pruning, thinning or even picking peaches. In these cases occasionally a tractor may make a trip or two up the driveway and into the orchard. I am absolutely available to offer help throughout your stay.

Cozy Getaway
We stayed here and skiied at Powderhorn Ski Resort. The carriage house was very clean, quiet, cozy and had everything we needed. The host was very responsive to all communication. Would love to come in the summer to take advantage of the outdoor space. We'll be back.

Must Stay on the Fruit and Wine Byway
We had a GREAT time here. It was a perfect location for hikes, trails, downtown, wineries, and easy access to the highway too. Julie was super accommodating to us coming early even though we ended up coming later than we expected. The little place was perfect for us. A full on ready to cook kitchen and great bed with amazing selection of tv options. We spent our nights there and mornings cooking. The seating area outside was perfect and great! Julie is super kind and was always responding to things we had questions about places to go eat etc. thank you so much for allowing us to have time in your orchard too! Lastly thank you for letting us know so quickly about the item we left behind as well! We will definitely come back to stay again next time! It was a awesome date away from the kids and chaos of life!
