Very convenient location close to Nijo castle and Karasuma Oike subway. Rooms were clean and spacious. Some restaurants only allow reservations by phone, so we asked at the reception if they could make a call for us. Unfortunately they declined: this is the one thing that could be better

Favorite Hotel in Japan

This hotel was the best! The room had everything we needed to have meals outside of a restaurant, along with a full fridge and freezer. There were two loft beds over two beds on the ground, which was ideal for the two kids to sleep up and out of the way. The staff was friendly and helpful. We never wanted for anything. 10/10. Would definitely stay there again.

The oasis we needed!

Such a comfort to have this spacious, thoughtfully appointed and extremely comfy space while managing a dual family-business trip! Hotel staff were extremely warm and welcoming, transportation options nearby are plentiful. I’d suggest they provide a little more guidance on grocery options as we didn’t discover the fresh mini grocery store until our last day, which would have allowed more use of the kitchen. (Left at the main street, about two blocks down) But this stay was still an highlight of our visit and a wonderful respite on a very full trip.

Koko hotel near Nijo Castle is strongly recommended. The room was roomy enough for 4 of us. The staff was friendly. You do need to keep your keycard in the slot near the front door to activate electricity. The property is located on a smaller street (on the same street as the dry cleaner). You may miss it at first. There is a coffee/breakfast spot right next to the hotel. It is quite convenient. We used Uber during our 2 nights stay at Kyoto. They were able to pick us up at the hotel. The train station is nearby as it was 5 min walk away. The main street has plenty of market and food options. Enjoy

The property was great, spacious, new and clean. The only drawback was when we tried to forward our luggage early morning (7am) , the front desk staff they are unable to help since the person who can help isn’t coming to work until after 8am. This caused inconvenience to us as I was originally told that they can help. We had to rush to the nearby 7-11 to forward our luggage to our next hotel and almost missed our morning train to the next destination. Hopefully the hotel can train all their front desk staff how to forward luggage.

Excellent 3.5 star property

Nice hotel, great for families needing a kitchenette. Quiet neighborhood, staff were friendly. My only gripes are that this property was listed as a four star property and we later found out 1) They only clean your room once every three nights. They say this is due to their commitment to the environment, but then all their soaps and moisturizers are in inconvenient single serving plastic packages. So I find this less a commitment to the environment and more just a way to save on their costs. 2) The hotel is actually set up like a motel (with a fancy face lift). The hallways are exposed to open air and the elements. They are covered, but if you are scared of heights do not look down. It was chilly during our visit, so the hotel ceased being cozy when we left our rooms. Overall, I would stay here again but I would rate this property 3.5 stars in terms of comfort.

Good but needs to work out the kinks...

This was a brand new residence in a convenient area however, we could not use one of the rooms to sleep due to the noise from the air conditioner. We spoke to the staff and they were very nice and responsive but said it was noise coming from the condenser on the roof (this was the 10th floor). They offered to change our room but with us leaving the next day I just slept on the sofa whilst my family slept in the tatami room.

Comfortable, clean and good location

The hotel is perfectly located on a cute neighborhood street off of a busy main street. There are small boutique shops and a very good cafe downstairs and within 2-3 minute walking distance. There is a local grocery store around the corner, on the Main Street, where we bought groceries for meals. The Niko Castle is about a 4-minute walk away, and Nishiki Market is a 7 minute cab ride away. The staff were friendly and helpful. They had staff who spoke English, but we also used Google Translate when English-speaking staff were not available. There are two washer-dryer sets in their laundry room. They have a wall of all the necessary amenities if you forgot something: toothbrush, toothpaste, hair ties, wash cloths, bath salts, mouthwash, etc. The items were high quality and thoughtfully curated. Our family room was spacious with 2 full sized beds and 2 futons. We had a dining table/bench that could fit 6 people comfortably. The room had a kitchenette with microwave, stovetop, sink and dishes, bowls, cookware. The toilet is in a separate room, and the wet bathroom/shower room is attached, but separated by a door, to the sink room. We enjoyed our stay there and would stay again. The room was clean with plenty of natural lighting and comfortable.
