This North Georgia Boating Club Lake Home offers a perfect family vacation or executive retreat. This place is special! The Estate is largely built from trees harvested from clearing it's building lot. New construction in 2017 yet has been here for over 100 years. The home is purpose built and designed to attract and reconnect people. The home "we are told" is also perfect for corporate meetings and team building. Get away from the Corporate or Commercial environment in this perfect lake vacation setting.
The idea behind Timber Estate is Luxury Lake Cabin for the large family. Decor is perfect ! Kitchens bars and living areas are large and inviting. Amazing man cave at pool level. Easy walk to boat dock.
This home and location qualify for North Georgia Boating Club's boat at your dock program. Contact North Georgia Boating Club to make boat reservations separate from booking the property, Timber Estate on Lake Lanier.
Binge drinking and late night pool parties are prohibited. Neighborhood outdoor quiet time starts at 10 pm
North Georgia Boat terms of use agreement will apply.
Weekly Monthly or Greater rentals are available direct from owner to non boat club members based on availability. Any owner direct rentals or sublease Via North Georgia Boating Club will conform to Forsyth County Code. Please read associated terms of use document to confirm compliance details.
House will sleep 38 but we do cap it at 25 adults and no more than 15 cars. The home is perfect for the multi-generational family with babies grandparents and everyone in-between and for that circumstance and possibly others we welcome the extra large group (up to 38). Your use is limited to the number of people you register any additional people on property must be approved in advance in writing additional fees may apply.

Outdoor security cameras and Noiseaware software in place
The pool can be heated in the Fall and Spring with special request and approval. Additional fees apply. Hot Tub is integrated with the pool this means the pool water and tub water are one in the same. When heating the Tub the pool pumps become isolated to Hot tub only. Heating the hot tub is limited to no more than 4 hours per day to allow the pool to pump and filter as necessary for a crystal clear pool.

House was exactly as pictured. Gorgeous, clean and plenty of space for our six families. The pool area was so pretty and we loved playing games at the huge dining table.
We booked the house for a team meeting & it exceeded expectations. The home is beautiful, the beds & pillows were so cozy, and the service was top notch. If I could book a multi year reservation I absolutely would!
We had a wonderful weekend with family of all ages! Plenty of room for kids to play and have fun. They loved being in the pool and our elderly mother could sit on the deck on the main level and see everything that was going on! We hope to do it again next year!

Thank you for your stay. The knives are in the cabinet next to the oven. We do not keep them in drawers so they are out of reach of children. There are 2 blenders (2 expensive blenders) in the cabinet behind the bar area). We have a complimentary hospitality coordinator to assist with your stay. Please call if you can’t find something. A great place with plenty of room and we especially liked the covered porches and the pool. The kitchen and bar had just about everything our group needed. We'll be back next year.

The house is beautiful and very clean. We loved that none of us had to share bathrooms. I would recommend bringing extra blankets. We didn’t have enough.

Thank you for the kind words …. And the suggestion about more throw blankets in living areas. I’m going to suggest it was an unexpected yet welcome suggestion. It was 95 degrees outside.The Air Conditioning in the house is very effective and will reach uncomfortably cold temps if you set it on 62 degrees it will do just that. Other homes May struggle to stay cool in heat wave type conditions this one delivers !

Short corporate retreat. Ample space and activities for a corporate retreat. Technology and home features were easy to use and the host was very accommodating. Will look for future opportunities to use this space.
We had our bi annual family reunion this past week with a total of 22 adults and teens. The house was very spacious in all the bedrooms and public spaces. The pool and dock were just as nice as they look in the pictures. The owner stopped by to check the trash and cleaned the pool for us after a storm blew through and the pool guy wasn’t available. We have rented several lake homes over the last 12 years and this is one of the best.
Great property for a sales retreat or multi-family getaway! The house is beautiful and has plenty of space. Only negative is how you can hear people walking around easily when in bed at night bc everything is wood.
ALL of us were SUPER impressed, SUPER comfortable, & didn't want to leave!! Phenomenal spacious 3 levels impeccably built & furnished - SO LOVELY!! Plus, Steve with N GA Boating Club could not have been more accommodating, friendly, helpful - ETC!! Several of our guests are considering for their families! Worth every penny
We had a wonderful stay and were very pleased with ease of rental and communication with owner and staff. The house was equipped with everything we needed for a comfortable stay. We rented the boat, which wasn’t the best for tubing, but the kids still enjoyed it. I think there is or will be a faster boat available for tubing, that is excellent! I would go back to this house anytime!!

A family reunion ages 1 to 80. Great house, nicely spread out over 3 floors. The pool/hot tub was great but a little tricky to operate.
Having the boat club boats right at our dock was awesome. They delivered early and picked up late.
Host was very accommodating. I will definitely book this property again.
22 members of our family spent the Thanksgiving weekend at Timber Estate and it was almost as if this house was built for us. There were several areas throughout for congregating and relaxing; the sofas and chairs were beyond comfortable. There were plenty of bedrooms and bunkrooms, each with its own private bath; perfect when we each needed a break from our crowd. There were all sorts of recreational opportunities, both indoors and out; no one was ever bored. Our family gathers annually for Thanksgiving; this year, the raves were all about the house. The hosts were super communicators, providing helpful information and advice before and during our stay. There are not enough words to convey how wonderful this property is, especially if your group is large and covers almost every age and gender. Our only surprise was that there was no bath soap in any of the bathrooms, but this was more than offset by all the great features throughout the property. Highly recommended.
We rented two pontoon boats provided at the dock for 3 days. Kids LOVED being on the water. Home is beautiful, well equipped, and gave us a lot of room to spread out as well as great places to congregate. Steve was very helpful and supportive (quick response to questions by text), amazing kitchen, lots of fridge space(s), pool table, excellent location close to grocery store as well. Highly recommend!! Not a place for wild parties since there are close neighbors. We were all worn out and in bed before 10. Would definitely consider going back again. We had 17 adults and 6 kids. Only with a 10 star rating was possible...

First the good. The house is beautiful and logistically everything was great up front. The owner even invited us up to the property the weekend before our rental to show us around the house and took us out on the boat we were renting to help familiarize us with the vessel and the lake. The house has plenty of space, is immaculately kept, and you really just have to show up with food, drinks, and swimsuits. Everything else is there.
It was once our rental started that things got weird. We spoke with the owner in advance and were well aware of the requests to keep noise down, especially after 10pm, which was clearly stated in the rental agreement and also placed on signs in several locations throughout the house. The homeowner has decibel meters set up around the property and gets mobile alerts when noise goes above a certain level. On more than one occasion, we got phone calls from the owner saying his meter was spiking. In all instances, any music that was playing was at an extremely reasonable volume and in one case at just after 9:30pm, there was literally no music outside at all and everyone was indoors.
The owner also showed up to the house several times during our rental and on one occasion did an unannounced walk-through of the house...with all of our guests there!
We could not control the hot tub directly and had to text the owner to have the hot tub turned on, which then takes about 30 mins to heat up. While hanging out waiting for the hot tub to heat up, there was a car next door with its lights on pointed directly at us for over an hour. After contacting the owner about it, it was stated that one of the neighbor's guests had accidentally left their lights on in the car. The general sentiment of our guests by this point was that we were being watched and it was an extremely uncomfortable feeling.
As objective as a participating party can be, I can confidently say that our group was not loud, obnoxious, or disrespectful in any way. However, we were micromanaged by the owner the entire weekend and frankly didn't feel welcome. So in summary, the property is beautiful and the owner is honestly a very nice person, but if you're planning to do anything outdoors other than lay silently by the pool with a book or quietly wade in the shallow end of the pool, this may not be the house for you.

If you book for maximum 20 Adults and expect to bring 20 additional Adults for a party and think it's OK because you say they won't be sleeping there......You might feel unwelcome.
If you agree that you won't bring a sound system and you decide to bring one anyway because the $200 Blue Tooth Speaker available with the house doesn't have enough base.....You might feel unwelcome!
If you cant have a good time without blasting your music throughout the cove .......
The House is perfect for... large family vacations ...executive retreats...and any other family or corporate function that doesn't involve a sound system or exceed your agreed upon use limits.
We do have noise aware software that alerts us of excessive noise and we have out door security cams at drive and entrance. We respect your privacy until you disrespect your terms of use....We have no desire to make anyone feel unwelcome however when our alerts go off telling us that noise or outdoor music is at a level that is disruptive to our neighbors we must ask you to correct the problem. Simply turn it down to an acceptable level and continue to enjoy your stay. Site visit will happen when you don't answer phone or turn down the volume. This is all very basic stuff. No one is watching we just respond to alerts. The act of continually turning the sound system back up is something expected from a binge drinking party (Again not Permitted) see our rules.
Our Maximum use limits are 25 adults up to 38 including children. However, your maximum use limits will be what was requested by you and approved by us. Additional guest up to maximum may be added and additional fees may apply.
The fees to expand use limits are nominal if done in advance. However, hefty over use fees and fines do apply if one disregards rules and use limitations. Please review house rules. .....The property is amazing. However, we have neighbors on one side that can be negatively affected by pool parties with amplified music. We prefer guests that can be more respectful of the fact that they are at a home with neighbors not an event center.
Part of the problem may have been this seemed to be a Pay Per Attendee party where all may have had to buy a ticket from our guest to attend. Not a good experience for us either...This property has never received less than a 4 star review and we see this review as retaliation for us actually enforcing advertised rules and fines. This is a rare circumstance but has prompted another rule. No pay to attend or ticketed parties.....
