Located in the Çatalköy (Agios Epiktitos) area of Girne (Kyrenia), Sunset Villa offers a peaceful retreat where the city’s hustle ends and nature begins. OUTDOOR SPACES
• Our villa is fully detached, meaning the entire building shown in the first picture will be exclusively yours throughout your stay. The garden, enclosed by walls on all four sides, is completely private, allowing you to relax and unwind in total comfort.

•. The swimming pool is accessed through a small gate directly from your garden, offering easy and convenient entry.

SWIMMING POOL
• Size: 10m × 5m
• Depth: 70 cm to 140 cm (ideal for adults & children)
•. The swimming pool is shared with the residents of these two half villas and yours.
In the last image in the record, three villas are numbered on a satellite photograph. I suggest you examine that image along with the description above.
Yours number is 3. Opposite the pool, there are two half adjoining villas. One is (number 1) rented to guests by me. Second is (number 2) owned by lady in her sixties who lives there quietly on her own.
• You are highly likely to enjoy using the pool as if it were private for most of the day, for two reasons. Firstly, outside visitors are not permitted. Secondly, as there are four beautiful sandy beaches within a five to ten-minute drive, guests often choose to spend some days at the beach instead.

LOCATION
Sunset Villa is in a peaceful dead-end road with very low traffi. The ridge where the villa is located is perfect for morning and evening walks due to its quiet surroundings, natural environment, and stunning views. The area is safe, with respectful neighbors and unobstructed views thanks to sloping land.

• 7 minutes → Diana Beach (sandy beach, water sports)

• 15 minutes → Alagadi Turtle Beach (longest beach on the north coast)

1)Check in time after 4pm, check out time before 11am.
2)Not allowed; pets and smoke inside house, visitors, party.

ADDITIONAL HOUSE RULS
During your stay, a daily electricity allowance of 7 kWh per day is included in the price.
Any electricity consumption exceeding this daily allowance will be charged at €0.25 per kWh, based on the meter readings taken at check-in and check-out.
*Since all balcony doors and windows are fitted with mosquito nets, and there are 4 portable fans in the house, there is not much need for air conditioning to cool down. Therefore, the electricity consumption is not as high as one might think.
This policy helps ensure fairness for all guests and encourages responsible energy use.

Only guests registered on the VRBO system are allowed to enter the property. Visitors are not permitted. If a maximum of three guests are registered on the VRBO system, allowing a maximum of two visitors may be discussed.

Spring & Summer Rules (1 April – 30 October)

• Bookings from single guests are not accepted.
