2 bedroom cottage with far reaching views: close to Holmfirth and Peak District
After a busy day hiking and cycling, visiting the many tourist attractions of the Holme Valley and Peak District or maybe just catching up with nearby family and friends - you'll be happy to come back to our cosy, comfy and clean cottage. Enjoy the log burning stove in winter, or the late afternoon sun in summer!
You'll have access to the whole cottage, plus parking space for 2 cars and a small dog secure enclosed garden and patio. Our family home is right next door... and we're always happy to give advice on places to walk, drink and eat!
Entering on the ground floor through an entry porch (with washing machine and space for coats/boots etc) you'll find a spacious and well equipped kitchen, then open-plan dining/living space which looks out over the far reaching views. Upstairs is a bright and airy twin bedroom to the rear of the cottage - overlooking the garden, and the Peak District in the distance. The bathroom is compact but well equipped, with shower over bath. And finally a spacious master bedroom, with king sized bed, which being at the front of the cottage, overlooks the valley - towards Castle Hill and Emley Mast.
All linen and towels are of course included, as well as "starter" supplies of everything else you should need (soaps and shower gel, toilet roll, washing up liquid and dishwasher tablets, tea, coffee, sugar, salt & pepper etc)... and we'll leave a pint of milk in the fridge so you can have a cuppa whilst you unpack.
Law Cottage is just over 3 miles from Holmfirth, and 5 miles from Penistone so a car is required to travel around.. but it's just a 6 minute walk to the Fox House Inn (note: as we are in the middle of the countryside there are no pavements), and just over half an hour walk to either the Boshaw Trout in Hade Edge, or The Butchers Arms in Hepworth. There is also an award winning butchers shop and a farm shop in the village of Hade Edge - both of which sell locally reared and grown produce.
If country walks are on the agenda then the only problem will be deciding where to go! HolmeStyes Reservoir and Magna Quarry are our nearest and favourite places to walk our 2 dogs - just a 5 minute drive from the cottage. You can find more inspiration in the leaflets and guides that we leave in the cottage.
For culture and shopping then Cannon Hall Farm (home of 5 on the farm), Yorkshire Sculpture Park are great family trips. The Picturedrome in Holmfirth also hosts great cover bands as well as stars of yesterday (and tomorrow!).
The views from the cottage are absolutely stunning; often we see people who stop their bikes or cars to take photos. Even our children, who often have their eyes glued to screens, comment on how lucky we are to have these views every day. However - please do be aware that, being on the top of a hill, does mean that it can be hard to escape the wind and rain so be sure to bring the right clothing!
Up to 2 well behaved dogs are more than welcome, but please be aware that we have rules in place to ensure that visitors who might be allergic, or simply not pet fans, also feel at home here. This means no pooches upstairs or on the furniture, and not to be left home alone for long periods of time. We find that most guests find plenty of options to enjoy the great outdoors and a pint or two with their four legged friends though!

Cottage and amenities were absolutely fantastic as was the location. Appreciated the hosts accommodating a 3pm check in and the only slight negative is the before 10 am check out time, especially with having to take time to strip beds. An extra hour to get breakfast and tidy up would have been extremely useful. Overall an amazing lovely high end cottage.
My sister in law and I had a wonderful few days, we couldn't fault the cottage and location. Immaculately clean, tastefully furnished. Hope to have a return visit soon.
The cottage was spotlessly clean with everything you needed for a comfortable stay. Ideally situated for exploring the local area. Will return at some point in the future and would definitely recommend.

Beautiful cottage, spotlessly clean and very well equipped. Bed was very comfortable and great shower. Only lost a star for location due to road being a little noisy.
The Cottage was everything we hoped it would be. It was very well maintained, well equipped, and felt like our home from home. This cottage is lovely and situated in such a a beautiful area of the countryside, with gorgeous views.

We stayed here for a few nights while competing at the JK orienteering festival, based upon Sheffield. The cottage was very comfortable and well-located for us. Seeing Lapwings and hearing Curlews was a bonus. Many thanks.
Fantastic property, with everything you could need. Very clean and comfortable. The surrounding area is beautiful and there are lots of great local businesses to visit. Dinner at the local pub was delicious! We would definitely visit again!
Beautiful cottage in a great spot with stunning views. The Fox House Inn just down the road serves excellent food and Brindon Addy farm shop in the next village is great for butties!

Common Law Cottage is a stunning two bedroom property with everything that you would need for your stayIn a perfect countryside setting with good parking and access to so many areas of the Peak District.
Great cosy property, heating was so easy to use with smart radiator valves meaning you can boost or turn down rooms independently if needed. Kitchen had everything we needed and the small space to the front was big enough to store our 4 bikes when not riding them! We did a walk into Hepworth to the Butchers Arms which was excellent and some nice rope swings on the way for the children - highly recommend this walk. Sarah excellent with communication. Thank you for a lovely stay.

Beautiful cottage in beautiful surroundings. Very comfortable, modern interior with excellent facilities and equipment, and thoughtful details such as a welcome snack pack/breakfast treats, condiments, ice in the freezer, and night light on the landing! It felt too brief a visit to enjoy everything it has to offer. We’ll have to go back again some time!

Unfortunately Andrew was the first guest to arrive after the break-in. Even though our cleaner made every effort to tidy the smashed glass before they arrived, the window had to be measured after it had been boarded up - and it appears the workman unknowingly caused more broken glass to spill out. We’re really sorry for this - but we were away on our own holiday so couldn’t make the usual checks to ensure everything was perfect.
The little house is beautifully decorated and clean, with comfy beds, good quality tasteful furnishings, nice modern kitchen with everything you need.
The only downside for us was the road alongside the property garden - a lovely courtyard, secure for the dogs but quite a lot of noise from passing idiots driving too fast or on awful noisy motorbikes. Didn’t spoil our stay but it is a shame, as the house is well located for fabulous walks and sightseeing but the road is a drawback.

Hi Jen - thanks for such a lovely review. I’m sorry that you experienced the idiot drivers and bikers… unfortunately they take advantage of the first warm weekends of the summer, but fortunately calm down after they’ve “enjoyed” the first few opportunities.
Lovely property. Decorated to a high finish. Sarah has really thought through all the little things which make a holiday rental perfect. Small thoughtful things from a welcome note and recommendations to salt and pepper in the kitchen.
Directions and check in were easy. There was milk, tea, coffee and biscuits on our arrival, plus a welcome note. This was greatly appreciated.
We travelled with our dog and there were lots of dog friendly places near by. A lovely walk to the Butchers Arms pub. We also ate at the Fox house (reservation needed).
In summary law common cottage was a lovely holiday. Great property and great scenery. I highly recommend this property.
The house is immaculate and contains everything that is required. Communication with the hosts was excellent and always speedy. The views from the property itself and in the local area are superb and despite the dreadful weather we experienced in the first half of the week, we had a good time visiting family.
The only downsides for us as an older couple were the stairs which are not the easiest to negotiate. The traffic noise can be intrusive throughout the day if you are not used to it like us. Also the lack of a drying area for clothes may be a problem.
However, the property itself and its location did compensate greatly.
My wife and I had far too short of a stay here and in hindsight I wish I would have booked longer stay. One amenity I would really have enjoyed was the walled garden patio off the back entrance, unfortunately the one day of gorgeous weather we were out taking in the sites at the Yorkshire Sculpture Gardens.
As you can imagine after the YSG neither my wife or I were interested in making diner that evening so we made the short walk down the road The Fox House pub style restaurant and had a wonderful meal and a well deserved pint.
Our bed was ever so comfortable with a thick comforter to keep us warm at night. The cottage has two rooms and ours was the one on the front of the house with the single bed, it was quite spacious with plenty of room to place our luggage so that we weren't tripping over them in the middle of the night.
Would I stay here again... absolutely!

I'm Sarah, family oriented Mum who works from home and loves gardening and walking in the countryside with Coco & Bentley our Rhodesian Ridgeback dogs. I can speak French fairly fluently, and basic Spanish.
Mark is a self employed electrician, and our son Tristan is a typical teenager, studying at the local high school and plays football, cricket and golf. Eldest son works locally but lives in Leeds.
Myself and my partner have been holiday hosts since 2019 - and totally love it. It's so good to see people enjoying the wonderful countryside and friendly locality that we live in.
Why they chose this property
We renovated both our main home (which is right next door to the cottage) and then the holiday cottage over the past 15 years - so its also really satisfying to receive the fantastic feedback about all our hard work!
We chose our home on gut instinct... we'd been looking for a "fixer-upper with large garden" for some time, and viewed the cottage in desperation as it was on its way to being derelict and had a field, not just a large garden! However, after spending just 10 minutes in the field, looking at the stunning views across the valleys we decided to go for it! That was 15 years ago... and we simply love being here, and love living near Holmfirth.
What makes this property unique
The outlook from the cottage is simply amazing... often you can see people stop their cars or bicycles to take photos. Even our children, who often have their heads glued to phone screens, comment on how lucky we are to have these views every day. However, please be aware - being on the top of a hill does mean that its hard to escape the wind and rain when the weather is not so good. The cottage is on a cross-roads, which does mean that there is passing traffic. The double glazing does protect you from much of the noise - and we've had minimal comments from guests.. but we do want to make this clear to anyone looking to book. Inside we've done all we can to ensure there is everything to make your stay comfortable and relaxing... and so far from the feedback we receive we think we're doing OK but if you find anything missing, or have ideas on how we can improve, we'd love to hear from you.
