Little House by the Sea is a beachfront holiday home located in Preko village on the island of Ugljan. It stands very close to the ferry port and central bus station of the island that makes it an ideal accommodation option for all of the visitors who would like to visit the city of Zadar and its surroundings or explore the islands of Ugljan and Pasman by using the public transport (islands have bridge connection).
Small sandy beach stands in front of the house. There are two supermarkets, butchery and a fish market in the vicinity as well as the store that sells organic fruits and vegetable so there is no need for using the car while staying here. The center of village Preko with numrerous bars, restaurants and souveneer shops is located approximatelly 700 m from the house and guest can reach it in less then 10 minutes on foot by walking on the seafront promenade. The house itself is small (80m2) but charming. It was built by my father back in the 70s on the land that was owned by his family for centuries and it was our first family home. Last renovation was made in 2020 when he passed away and every year we are making certain changes and investments in order to mantaine it and make it more comfortable for our guests and also us owners who love to spend weekends in the house in the winter time when on the island is very calm.
The biggest advantage of the house is a large terrace with a sea view where guests can spend relaxing evenings dinning and sipping wine or sunbathing early in the morning when the sun is not that strog. There is a big sun umbrella for all of those who prefer to sit in shade while drinking their first morning coffe. I also have to mention that the sunrise from the terrace is spectacular. In front of the house stands a small garden where you will meet me or my mom gardening or watering the plants. We often spend our summer days in a small house nearby and are growing organic tomatoes and zucchini for ourselves but also for our guests to whom we give the veggies as part of the welcome basket. In the garden you can always pick medditeranen herbs such as basil, thyme, sage, oregano, parsly and cellery. There is also lots of diffrent flowers and plants that we are taking care of. In the front yard there is a bbq that guest like to use to prepare grilled fish, steaks or burgers. We also leave to our guests coal and chopped wood for the grill. From the front yard guests can exit directly to the promenade and the small beach that stands in front of the house. If you don't fancy this small beach in front of the house, there is another one (pebbly one) 100 meters down the street.
In its interior the house consists of a kitchen with dinning area and open space living room from where guests have direct exit to the terrace. There are two bedrooms, both with king size double beds (180*200 cm) and large closets with hangers for clothes. In one bedroom there is a worktable so that guests can work in peace and tranquility if they have to. In another bedroom there is a chest of drawers with a mirror above which can be used by the ladies to put on their make up. The spacious corridor filled with paintings with island motives devides the house in two parts: living and sleeping area. Paintings were gifted to our family by Pavica and Zdenko Krulić, artist marriage couple who visited Preko for many times and stayed in the house. Of the other rooms in the house there is a bathroom, conveniently located between the sleeping and living area. In the bathroom there is a very wide shower cabin and the washing machine. On the island we use electric boiler in order to have the hot water. There is a boiler icon on the switch on the left side of the bathroom wall (from the outside), make sure to keep it switched on all the time in order to have hot water. On the right side from the entrance door to the house there is a small strorage room where guests can put their suitcases and where we keep lot of useful stuff that eventually one would need during their stay such as iron, clothes horse, clips, bucket, laundry basket etc. Living area that consist of the kitchen, dinning area and living room is very spacious. Kitchen is fully equipped with glasses, cups, pots, trays and other dishware. On the island we use the gas stove (the gas bottle is in the cabinet next to the stove). There is also an electric oven, refrigerator with small freezer, coffee maker, dolce gusto coffee machine, dishwasher, blender... Large sofa that can be made in a double bed (160*200 cm) stands in the living room together with a small coffee table and smart tv where you can watch Netflix by using the Little House by the Sea account. Ofcourse, there is also WiFi and the airconditioner. On the shelf in the living room guests will find useful brochures and info material, flyers, guidebooks and similar. To all of our guests we provide towels and bed linen (included in the price of the stay).
As I am working as a local tour guide in Zadar all of the guests who stay in the house have the possibility to join me on a sightseeing tour of Zadar Old Town free of charge. I will also be very glad to help you organize a boat tour, transfer to the airport, visit to one of the national parks in the surroundings, wine tasting experience or simply to recommend you a nice beach for swimming and snorkeling, good local restaurant, pizzeria or maybe something else.

This was my first known home and it will always have a special place in my heart. Eventually I moved to Zadar where I live at the moment. My partner Roko and I both enjoy traveling and getting to know new people, exploring different countries, cultures, learning about the history and listening to local stories and legends. We are both foodies and huge wine lovers. Roko is all about sports, especially football that we are all crazy about here in Croatia. I myself am a more artistic person who loves reading books and going to theatre. We both relax in long walks by the sea or by working in the olive grow as we produce our own olive oil every year.

Why they chose this property
Preko is a small village on Ugljan, 14th biggest island of Croatia. It is the central village of the island from where are departing ferries to Zadar.
Our house is located close to the ferry port and that is precisely what I love about it. In 20 minutes only you can reach the Old Town of Zadar or Zadar (Gazenica) Ferry Port. In the Ferry port of Preko is also located the central bus station from where one can take a local bus that takes passengers to other villages of Ugljan and also neighboring Pasman island. As these two island are connected by bridge it is very easy to explore both of them by using the public transport.
Everything one person could possibly need during the vacation is reachable within max. 20 minutes walking distance. Closest market is "Julija", localy owned and run by our neighbour, has been working for over 30 years. This is a place where you can buy groceries but also local wine and beer and it is only 50 meters distant from the house. Next to it stands the best butchery of the island where you will be able to buy fresh meat, well-aged steaks, burgers, marinated chickend wings and best chevapi - small rolled patties of ground beef meat, seasoned with paprika and garlic that you can prepare on grill in our front yard. Chevapi is a very popular dish that you will find in almost every restaurant of South-Eastern Europe. Opposite of the butchery is a fish market that sells fish grown on fish farm located in the Adriatic Sea, next to Kali village (neighboring village to Preko). There you can buy fresh sea bream, sea bass or dentex fish. In the ferry port one can find small market that sells only localy grown fruits and vegetable, bakeries that offer wide rangu of bread, bagles, pastry etc. Closest pharmacy stands 5 minutes walking distance from the house.
One thing I enjoy the most here in the house is watching boats and ferries in the channel from the terrace or sofa in the living room.

What makes this property unique
House is a nice place where one can spend very relaxing and easygoing summer vacation. It offers a little bit for everyone. For those who love spending lazy days swimming and sunbathing, the beach is in front of the house and we have sunbeds that one can take down to the beach or use them on our spacious terrace. For the lovers of the more active vacation there is a possibility for bike rental, jet-ski and boat rental (for the people who have valid navigation licence). Island provides numerous possibilites for cycling and hiking. One of the most popular hikes is the one that leads you to the top of a 265 m high St. Michael's Hill that is reachable on foot in about 1 hour and 10 minutes from the house (make sure to take enough water with you). In case the guests would like to find out more about the rich history of the area, they can join me on one of the walking tours in Zadar Old Town free of charge. There is a catamaran ferry boat that takes passengers from Preko Ferry Port directly to Zadar Old Town.
The house itself has a relaxing vibe, guests will always be welcomed with welcome basket where we usually put some of the vegetable from our garden, local wine, jams or chocolates. In the fridge all the guests will find still and sparkling water, Croatian beer and juice produced by the local company "Maraska" from Zadar.
