Even though it was advertised as check in at 16:00 we did not get into the property until nearly 17:00, and as it was a very hot day was sat outside for a long time. The property was very clean. The social area could fit 3 adults on the small sofa and there were only 3 dining chairs which were very unstable. Would not recommend for a family with young children as doors are very heavy to open and shut as they have auto close on them and also the neighbours were smoking none standard cigarettes' outside the window which was very strong smelling when we arrived and through out the weekend. Parking is off street parking which was hard to park on some occasions. The front step needs to be addressed as had disabled mother with us who just about managed to get to the front door. It suited us for the weekend as it was 15 minutes from the University of Warwick.

Pros: All bedrooms were en-suite giving everyone plenty of space. The location was convenient. All of the basics were provided.Cons: There was not enough communal space for a meal or comfortable group gathering considering the number of people the house slept. The house could have been cleaner. There was rubbish in the back garden and the front was not well kept. The communications with the property management company were quick and timely however, the language for the requirements were a bit harsh. "YOU are responsible for the rubbish collection during your stay. FAILURE TO COMPLY WILL RESULT IN A FINE DEDUCTED FROM YOUR SECURITY DAMAGE DEPOSIT." This could have been stated a bit less threateningly. Also, note that an additional deposit and release form is required beyond the VRBO booking process.
