No smoking.. This charming and spacious one bedroom ground floor apartment of a Victorian period property is located in the peaceful village of Ladybank in the heart of the Howe of Fife. A short walk to the friendly local pub with food and entertainment, cafe and shops, and Ladybank railway station (said to be the oldest unaltered station in Scotland) with regular trains to Edinburgh, Dundee, Perth and beyond. Home to Ladybank Golf Club, an 18-hole heathland course of Championship status.
Located close to the picturesque and historic village of Falkland, Falkland Estate and the Lomond Hills, and a great central base for exploring Fife including St Andrews and the impressive Fife Coast with its many picturesque little fishing villages as well as the Fife Coastal path.
You will love staying and relaxing in this welcoming cottage. When you stay at Hollybank you will enter through the small patio garden and little sun porch. Through into a large living room leading to a bright fully equipped modern galley style kitchen. The bedroom is large and airy with an en-suite. Along the hall is the second toilet. Hollybank has a small library of local guidebooks and walking routes so bring your walking boots, be ready to explore and enjoy your holidays! Dogs are very welcome!

Lovely spacious property everything you need is there and a nice welcome with the scones and eggs a really friendly place and a visit to the golf inn was brilliant super friendly and live music to boot it’s location is ideal for visiting various places definitely worth a stay
Excellent cottage, well equipped and had everything we needed. Well placed for seeing Fife. We would definitely recommend and return.

Hollybank was clean, comfortable, quiet and we had an excellent stay.
Hollybank was clean, comfortable, quiet and we had an excellent stay. The welcome scones and eggs were greatly appreciated and it was easy to find and get in. We were looking for a home from home for ourselves and our dog whilst we had some work done on our house and Hollybank was perfect for that. We found everything we needed in the house and the local dog walks are wonderful. Thanks!

Hollybank is comfortable with everything well thought out for your stay. Little touches like two lunch boxes in the cupboard, a first aid kit, treats of fresh eggs and scones on arrival, even dog biscuits and poo bags provided. We had three days there and explored the forests and beaches of Fife. The property was bigger than I anticipated. Lots of space to relax and a lovely, well equipped little kitchen.I'd recommend Hollybank to anyone thinking of exploring the area. It was a pleasant place to come home to.
