With its privileged position in the historical centre of Cavtat, Villa Korolia is the ideal choice for a quality vacation. The villa stretches through 2 floors. The ground floor consists of: living room, dinning room, fully equipped kitchen with fireplace, and the bathroom.

First floor has a double bedroom with bathroom and a terrace for daily rest, while on the second floor there is a double room with bathroom and a beautiful view of Cavtat bay. It is possible to ad extra bed in both rooms. On the ground floor, there is a living room with bathroom, dinning room, and luxuriously decorated kitchen. Additional double bed can set up in a living room. The living room is air-conditioned, and both the living room and the kitchen have a floor heating system.

The classic style furniture, made of high quality wood, additionally ennobles all rooms. Technical equipment of the villa includes internet connection, SAT, LCD TV, and air-condition in each room.

We had a really lovely week at this villa in Cavtat. The place was spotlessly clean and in a perfect location, just a short walk up the steps from the harbour. The facilities were very good overall, although the hot tub wasn’t ready until a couple of days after we arrived and there was no exercise machine. The host, Ane, was very helpful and explained everything clearly, which we appreciated. A little welcome pack with some basics and a few more details on things like rubbish disposal would have made it even better. All in all, a very comfortable villa in a fantastic spot - we’d happily stay again!

Excellent Property

The property was exactly as described and very clean and well presented. The location is perfect right in the centre of Cavtat close to the beach and restaurants. The owner is so helpful and transferred us to the property from the airport which is an amazingly helpful touch and makes a real difference to the holiday experience. I would highly recommend this property.

Great house very comfortable and fabulous location few minutes walk to restaurants etc. Very friendly and accommodating host met us at airport and brought us to the house. Great spaces outside house for sun bathing only negative no cushions on sun loungers. Loved our stay in Cavtat will definitely return and would have no hesitation in recommending this property.

Amazing villa

This property had everything we wanted and more. Spotlessly clean, lovely garden with chairs and loungers. Quiet location but only a few steps down to all bars and restaurants. Ane the owner was lovely and looked after us really well. Picked us up from airport and took us back. Nothing too much trouble for her. Would highly recommend this villa. Typically Croatian, and in the old town, Really lovely. Hot tub in garden too which was a bonus.

Glorious Cavtat

This is one of the nicest holiday destinations in my opinion- lots of places to eat and swim and relax around the town. This is the first time we have stayed without a car and it was fabulous staying in the heart of the old town. Pepo kindly picked us up from the taxi station as we had been in Dubrovnik the previous week, and was able to take us to the airport at the end of the stay. We were also lucky he had flexibility to allow us to check in early. The house had everything we needed including good air con and we all took great pleasure in counting the tortoises in the garden every morning - we counted 5 little ones and 2 adults! We enjoyed the hot tub which was refreshing when the weather was so hot this week!

Anna was awesome.She picked us up from airport and after checking into villa drove us to grocery store. Quick response to anything that was not working. Could use a new frying pan. Directions on how to use stove would be helpful. Very many stairs around Cavtat and surrounding areas. Too many cats around area. Overall had great time.

Beautiful private house and garden in a central location

We really shouldn't be telling you this as we don't want more competition for the villa! But we owe it to Stjepo who was the most wonderful host. You could not want for any better facilities at the villa, beautiful bathrooms, spacious bedrooms and very effective air conditioning and wifi. The house has a great layout and the garden is lovely yo relax in whilst being completely private. Although the villa is only 1 minutes walk to the sea front (promenade) it is completed secluded. If you prefer a quieter location to Dubrovnik, Cavtat is perfect but still with a great range of good quality eateries and lovely views and walks. It is easy to get a ferry to Dubrovnik (35 - 40 mins) which has to be seen to be believed and we would also recommend a coach tour to Montenegro (Bay of Kotor taking in Kotor and Budva). Finally a special word of thanks to Stjepo and his family who picked us up and dropped us off at the airport, and let us have access to the house on the final day as we had a late flight. We also particularly appreciated an afternoon's guided visit to his brother's vineyard and the hospitality of his family. All in all one of the best holidays we have had. Will definitely return.

Het huis ligt maar 50m van Cavtat harbor met alle restaurants en winkels. Tegelijkertijd is het superstil in de tuin en alle kamers. Wellicht de badkamers toe aan een opknapbeurt maar het huis heeft alles wat je nodig hebt en alles werkt prima.

Beautiful Traditional Croatian Villa with Modern Amenities

Enjoy yourself in this traditional Croatian home. It’s big and has plenty of space to spread out. Be prepared to climb some stairs both to get to the home which is located above the beautiful Cavtat Rivera and to climb to the bedrooms which were located on the two upper floors of the villa. My wife and I are in our late sixties and had no trouble. The home has big bedrooms each with attached baths. Plus, there is a full bathroom located on the ground floor. Great air conditioners in each bedroom made them comfortable during our summer stay. There are several dining options both inside the home and on a terrace and in the beautiful garden. The outside locations are perfect for sharing a meal or a glass of wine. Keep an eye out for the two box turtles that live in the garden which is loaded with many kinds of fruit trees. The fully equipped kitchen had everything we needed. Having a washing machine/dryer in the villa was very much appreciated as we were staying in Croatia for 2 weeks. There are so many wonderful restaurants located along the Rivera. Sit and watch the beautiful yachts as they come and go. People watching was outstanding. The prices in Cavtat were much more modest compared to other places we traveled in Croatia and the food was excellent. Don’t miss Taverna Galija, the only barbeque restaurant in town. Our group is from Texas, and we were pleased to find a Croatian restaurant that knew how to cook pork and veal ribs that were to die for. The historic center of Cavtat, where this villa is located, is closed to external motor traffic, so you won’t want or need a car while staying here. I want to especially thank Pepo, the host, and his Mother Anna for their hospitality. They met us upon arrival and gave us a tour of the property. They take this property very seriously and want to make sure that all our needs were exceeded. Pepo even drove us to the airport when we needed to depart at 5:15 am. He was very responsive to any questions we had and was an excellent host. We can’t wait for our next opportunity to return to Croatia. We will definitely make sure that we book Villa Korolia when we return.

Simply the best!

Our first visit to Cavtat was 31 years ago and we fell in love with it then! On our stays over the years we have always stayed in hotels but this year we found Villa Korolia and Stijepo through an internet search and things could not have turned out any better - we have just experienced the best holiday we have ever spent in Croatia. Stijepo gave us a warm welcome at the airport and drove us directly to the villa where we were met by his housekeeper who told us everything we needed to know about the house and garden. The charming villa is located in the historic old town, just above the harbour with its array of little fishing boats in contrast to the super-yachts that come and go on a daily basis. Stijepo has obviously spent a lot of energy and money in bringing what must have been a traditional Croatian dwelling into the 21st century - but very sensitively so as not to lose its special atmosphere. The villa was spotlessly clean and had all the amenities you could possibly want …..including a hot tub which was a great way to cool down at any point during the heat of the day. During our stay, the final night of the Cavtat Festival took place and we were able to sip our drinks in the hot tub while watching a wonderful fireworks display just below us on the harbour. Needless to say, we are now suffering withdrawal symptoms from our stay at Villa Korolia and Cavtat! We will definitely be contacting Stijepo in the future about staying in his beautiful villa for our next trip to this very special part of Croatia.

Beautiful Villa Korolia

We rented Villa Korolia for a week recently in June. It is a beautiful house in a stunning location. The garden is beautiful and very secluded. The walk to the harbour took less than two minutes. Cavtat is a magical place, with plenty of places to eat and drink. The sunsets are spectacular! Stijepo and his son Pepo were extremely helpful with transfers to and from the airport. They are a very friendly family and nothing is too much trouble. We are definitely going back!

Comfortable house with a beautiful garden in a fantastic location

We (2 adults, 3 teenagers) thoroughly enjoyed our stay at Villa Korolia. The house is charming and well-equipped. A particular surprise was the outside space - I hadn't expected the house to have such beautiful, private gardens, particularly considering its central location. We all liked the tortoises! The thoughtful furnishings provide a lot of flexibility, there are sofa beds in all of the rooms and a section of the living room can be partioned off to create a third bedroom. The house was very clean and comfortable and is obviously well cared for, as are the well-tended gardens. We appreciated the mod cons the house has to offer, such as decent TVs in all the rooms, air-conditioning and good wifi. The location really is outstanding if you want peace but don't want to be completely away from it all. Just a few steps down to the harbour take you to restaurants, cafés and a small supermarket, as well as the taxi boats for trips to Dubrovnik and nearby islands. We stayed for 2 weeks and never felt that we needed a car. Mr Deranja picked us up from the airport and also took us back at the end of our stay, and we used the taxi boats and buses for days out.

Beautiful house in a perfect location

We have just returned from a delightful two weeks in Cavtat. The Villa was perfectly located - up a quiet, quaint little side street in Cavtat, but literally a minutes walk away from the great selection of restaurants and bars in the town, the best located beach club and a handy supermarket which sold fresh bread and pastries. One of the attractions of the town is that it is almost traffic-free, and you really won't need a car whilst staying here - there are very regular boat and bus services to the other main attractions in the area, such as Dubrovnik and the local islands. The house itself is comfortable and well equipped, with superb aircon, which was much appreciated during our stay when the weather was really hot. Our hosts were really helpful, quickly responding to any questions we had, and were really helpful in transfers to and from the airport. As a family of 5, we had plenty of room in the house, spread over three bedrooms (the downstairs bed was partitioned off from the rest of the living room, so that wasn't a problem at all). One of our favourite parts of the holiday was to go to the Ankora wine bar, just a couple of minutes walk away in the town, and enjoy a very nice glass of wine while watching the superyachts come and go into the port. Think Puerto Banus atmosphere, but a quarter of the price! Friends who stayed in Dubrovnik at the same time as us were very impressed with Cavtat, appreciating it's beauty and calm over the heat and bustle of Dubrovnik, often overcrowded with cruise ship tourists, plus eating out was generally about half the price as it's better known neighbour. I'd unreservedly recommend staying here - don't expect late night clubbing or a Magaluf type beach scene, but do expect lots of good restaurants, beautiful scenery, a lovely property and friendly and helpful hosts.

Fantastic place, fantastic property, great owners

We've just come back from 10 days here (and wishing it was another week at least!). Cavtat itself is fantastic, laid back, beautiful, friendly. We did a day trip to Dubrovnik and so glad we were staying across the bay! Some of the beaches are a little tricky to get in the water, but most have steps etc. Stjepo met us at the airport as promised and both he and Nina were so helpful throughout. My daughter got an ear infection while there and Stjepo gave great advice as to how to get medical treatment. All in all, a great property and great owners. The villa is literally 1 minutes walk from the harbour and the restaurants and bars, but very quiet in the garden, you'd never know there was anyone else about. The only minor improvement we could suggest is that only one of the showers is of the walk in variety, the other 2 bathrooms have hand-held showers, but this is a really small point compared to all the positives. We'll definitely go back to Cavtat and when we do we'll definitely stay here again if we can. Thanks Stjepo and Nina for a great stay and your help when needed. Loved it!

Beautiful villa

Such a lovely villa, with plenty of character, but modern touches (bathrooms etc). Garden was beautiful. Lifts to and from the airport were on time, making the holiday very easy. We timed the walk from the villa to the beautiful harbour and it was no more than 2 minutes (up 20 easy steps).

Right on the harbour, very spacious for 5 people. Lovely garden, we especially liked the tortoises! Cavtat is a good base to explore Dubrovnik and surrounding area. Good amenities, convenience store, gift shops and restaurants all a stones throw away but the property is still peaceful.
