GROUND FLOOR
You’re welcomed into the entrance hall with the kitchen through an opening to your right, followed by the dining room and, across the hall, stretching the width of the house is the elegant drawing room. Flooring is red brick in the hall, tiled running through the kitchen, dining room (with a small step between the two) and wooden floorboards and a huge rug in the drawing room.
KITCHEN
The chef in the family’s bound to enjoy catering in this superb kitchen! Appliances include a Rangemaster Classic electric double oven with a grill and warming draw, five gas rings and an electric side plate; a Bosch fridge (four shelves and veg drawer) freezer (two deep drawers and ice drawer), a microwave, dishwasher, toaster and kettle.
DINING ROOM
Enjoy long leisurely lunches at the handsome oak dining table with six chairs which sits by the window with a view of the fields beyond. A glass cabinet is well stocked with glasses for your favourite tipple. There’s a front door here with a path to the gate and road.
DRAWING ROOM
You’re sure to fall in love with this lovely light triple aspect room with its exquisite furnishings giving plenty of room to relax and enjoy your favourite movie, play a game from the choice sitting on the shelves, or simply cuddle up with a good book in front of the wood burner. French doors open to the patio where the picnic benches are so you have easy access for eating outside.
FIRST FLOOR
Carpeted stairs with a handrail rise to the first-floor landing which is also carpeted, as is the front bedroom. The other two bedrooms have wooden floors with rugs. All three bedrooms and the family bathroom open from the landing.
CORNER SUITE
Indulge yourself in this five-star bedroom with its exotic wallpaper and a four-poster bed positioned so you can watch the huge TV before sleep or see the sun rise in the mornings (there are blackout blinds if you’re not an early riser!). There’s an ottoman for your suitcase and, between the bed and bathrooms, is a clothes rail with hanging space and a shoe rack.
BATHROOM
Soak in the pretty pink claw foot bath or choose the rain shower set in a large cubicle. The double aspect gives lots of natural light to the room which also has a wash basin and WC.
FRONT BEDROOM
Overlooking the fields to the front, this room is carpeted and has an ornamental fireplace and feature designer wallpaper. It’s furnished with a king size bed between bedside blocks, a chair and has storage on the clothes rail and additional wardrobe.
BACK BEDROOM
The wrought iron king size bed takes pride of place beside bedside tables in this chic bedroom which has wooden flooring and a clothes rail for our clothes and footwear.
FAMILY SHOWER ROOM
This modern room with pretty floor tiles has a generous cubicle with both rain and hand held showers, a wash basin with drawers beneath, WC and natural light.
OUTSIDE
The Limes is approached by a path at the side with parking for three cars and gates into the large lawn with plenty of room for ball games and an attractive metal gazebo with table and chairs for spectators. Wisteria gives shade over the pergola where two benches are placed so you can make the most of the fresh air and there’s a big charcoal BBQ provided (please bring your own charcoal. The pool (open from 1st May to 30th September, weather permitting) is fenced off from the garden to one side its at the side with two gates, however it’s completely open to the field on the other side, giving a wonderful uninterrupted view.
Children MUST be supervised at all times when in the pool area and all guests have access to the pool at their own risk. The pool is heated to approx 28 degrees during the day but may drop after heavy rain. It's open to the field on one side but is partially visible from the neighbours upstairs window. Whilst the garden is fully enclosed a small dog might be able to get out so please supervise both children and pets.
Please note that the swimming pool is unsupervised and guests use the swimming pool facilities and swim at their own risk. The owners of Pine Tree Cottage, its staff, and Air Manage Suffolk accept no liability for injury, loss of life and/or property, damage or expense, including, without limitation, attorney's fees and cost of litigation, resulting from any and all swimming pool accidents or incidents occurring at the property during the period of the holiday/vacation let. Maintenance of the pool will be carried out prior to your check as required during your stay. Swimming Pools can be extremely dangerous for unsupervised children and teenagers, as well as adults swimming alone, therefore we require that the following TERMS OF USE are strictly adhered to:
TERMS OF USE: All children and teenagers, regardless of swimming ability, should be supervised at all times by an adult that can swim and is able to jump into the pool to assist a child in danger of drowning. Doors of the house that open to the pool area and garden/outdoors must be kept locked at all times when an adult is not present to supervise any children or teenagers in the garden Do not leave any toys in the pool when the pool is not in use. Toys are an invitation for children to explore an unattended pool. No running or jumping around the pool area is permitted. No glass items are allowed in or near the pool. It is expressly forbidden to jump into the pool from any balcony or decking areas. For sanitary purposes, we respectfully request that all children that are not fully potty-trained wear swim nappies. Please notify us of any potentially dangerous pool or garden condition that may be present. Guests are advised to exercise extreme care at all times.
Two well behaved dogs are welcome but please respect the property and furnishings by not allowing them upstairs or on any of the furniture and clear any mess in the garden after them. We will have to make a deduction from your deposit for any additional cleaning costs.
