Our Kingfisher Cottage range work superbly well for families, small groups or mixed couples. Sleeping 5 guests, with a master double on the ground floor, a twin and single rooms upstairs, there is plenty of space to enjoy. An open plan kitchen, dining area and lounge, with shared bathroom make up the rest of the ground floor. To the rear of the cottage is a secluded courtyard for your exclusive use complete with deluxe wooden patio furniture. Like other cottages in our collection, Kingfisher enjoys lovely views out over our small marina, the River Yare and surrounded by nature.. Yare View Holiday Cottages is part of our Daisy Door Cottage Style Collection. Set on the River Yare, just south-east of Norwich, Yare View Holiday Cottages are ideally placed to discover the beautiful Norfolk Broads and to visit the historical City of Norwich and surrounding areas.

With many great gastropubs and restaurants, exciting activities for kids and several popular beaches all within 30 minutes of the cottages, you be sure to find plenty to do.

Conveniently located, a short 3-minute walk from the cottages, Brundall Gardens Train Station provides a great way to get around. With regular trains, Norwich is only one stop away and the coast just 25 minutes in the other direction.

Yare View Holiday Cottages offers high quality accommodations for 2-6 people, each with their own private hot tub (In selected accommodations only, please check when booking. There is no direct access to the hot tub from inside Cuckoo Cottage. Access is via a private walkway beside the property which leads to the back of the property), and great views of the river, especially at sunrise and sunset.

Building Work

Improvement works to the quay heading on the far side of the Marina from the Cottages will be taking place. Work will be carried out Monday to Saturday and depending on available light, from 8:30am until 5pm. The owners have assured us they will do their upmost to keep any disruption to a minimum.

Security Deposit

£150 security deposit required on arrival. This will be a pre-authorisation transaction on a card.



Group Bookings/Party Types

All single sex groups must be authorised. If accepted, a higher security deposit will be requested. Please call us to check.

Fishing permits (per cottage) is £10, payable upon arrival.

Restricted to fishing season 16th June to 16th March. A rod license is required.

For boat hire and activities, call the park Limited availability, please book early to avoid disappointment.

Please note there is a £150 security deposit required on arrival.

Check in times are only between 3pm and 5pm, If you plan to arrive outside of these time please contact the park

In line with government guidance to ensure you and your family are safe during your stay social distancing practices will be in place across the park and any shared facilities may be limited or closed.

Second time we have stayed here and will be returning next year. Accommodation is lovely, clean and has everything we need for a weekend away. The view is amazing and the hot tub is a lovely added bonus. Staff very accommodating and helpful. Highly recommend

We spent 4 nights here over Feb half term 2025.

We spent 4 nights here over Feb half term 2025.Our journey started with a pre check in call from Clare to check our arrival time, this was great. As we were arriving after check in closed, clear instructions were left for us to collect the key passes. As we got close to the entrance the instructions said to look for signs for the site. The 30mph narrow back road leading to the site was pitch black and the sign was not visible, luckily the sat nav got it right and we needed up in the right place. The key cards were waiting in the key safe with our name on it as advised and we found our way to the car park. The cottages face out onto a small marina and the end one is next to the river. Its a beautiful location even at night with the marina light sparkling in the water. The cottage (ours was kingfisher) was very clean and warm on arrival and a bottle of wine and some crisps and sweeties were a a welcome surprise after our trip.Location. 5 mins walk to Brundall gardens train station, Norwich 10 mins, Yarmouth/ Lowestoft 25/30 mins. By car about the same. There is a shop within walking distance but this would be about a 20 minute walk to Brundall via the train station.Cottage, most of the cottage is to a high standard and things like 6 of each bit of crockery, decent plastic glasses for the hot tub, and hooks outside for towels etc are often overlooked at some places but were all present here, great job. A few aspects need a bit of easy maintenance or repair. I did not report any of these before departure as they were small issues so didn't need to be addressed immediately and didn't matter for a few days.Oven, this looks like it has been replaced recently however it was not secured in the housing nor were there any operating instructions in the cottage manual for the oven.Cutlery drawer. The ovens handle projects out quite far so you can't open the cutlery drawer more than a few inches without opening the oven door.Dishwasher. The dinner plates don't fit in it.Rear door doesn't latch shut, so you have to lock it or have it open a few inches.General fixtures and fittings. Some are looking a bit tired/ bits of furniture with chips or laminate staring to peel, end cap on worktops coming off, small stains on the sofa, oil marks on the blinds etc. Kitchen is dated but still functional, luckily it's a Howdens one so will last forever!Shower screen is not big enough for a 6ft tall adult, the floor was soaked after a shower.Beds were good and all linen and towels clean and plentiful. A king size would have better than a double in the main bedroom though.Hot tub was lovely, although one corner has sunk meaning it's not level, but being only a few meters from a river I doubt much can be done about this as the ground will be so soft.Amenities. Smart TV in the living room and in the main bedroom. Fridge with an ice box, all the utensils you will need.Things that would have been nice to have if I were being picky. A second toilet. The cottage has 5 beds however only 1 bathroom downstairs. Most of the other lodges/ cottages we have stayed in that are designed for more than 4 people have always had at least a separate toilet. Also having 2 bedrooms upstairs but no bathroom upstairs means when the kids needed the loo in the night they would bounce down the stairs which is right next to the main bedroom.A clear illuminated entrance sign off the main road.Overall I enjoyed our 4 night getaway as a family of 4 and I plan to tells friends and family of our stay here and how nice it was.If your looking to get away from it all with no phone signal :), in a beautiful idyllic setting with a 5 minute walk to a train station that takes you into the capital of Norfolk or to the beautiful Norfolk coastline, this is the place to be.
