Great beachfront villa with private pool and garden for 10/12 people

Just 1:30 from Athens airport, in an authentic fishing village, unspoilt by mass tourism, our villa of 250 m2 will welcome you in a quiet broken only by crickets.
It is located in a protected nuisance and residential area with no direct neighbors.
Of its many terraces you can enjoy a panoramic view of the sea and can explore the village of Limni, located just opposite the island of Evia. It is on the Island of Evia also that the sun rises behind Mount Kandili (1,246 m).
The property of 1500 m2 is fully raised (citron, palm, olive, etc) and closed. To refresh, you will enjoy a dip in the large swimming pool (11m x 5m pool house)
For your bathing, you will discover the many beaches and coves that you can easily walk to.
Other beaches are a short drive away with many taverns.
Our home, designed to accommodate 10 to 12 people has 5 air conditioned bedrooms, all bathrooms and toilets as well as ground floor a large open space of 100 m2
(Living room, dining room, bar, fireplace).
The fully equipped kitchen opens onto a shaded terrace on the ground floor.
Wifi is free.
Theologos is an authentic fishing village. He lives year-round fishing. You will find all amenities, shops, bars and tavernas.
Malesina, 6 km away in the hills, amidst a sea of olive trees, is a large agricultural town where you will find additional amenities (banks in particular).
Theologos is ideally located for you to enjoy the sea, sun and relaxation. If you want to enjoy the other attractions of Greece, Athens note is located just a big time car, as eg Delphi.
You will without difficulty, for excusion day,
Meteora or you will make a getaway on the nearby islands of Evia and Skiathos or Skopelos.

Perfect for big family

Lovely stay

We had a wonderful stay at this large villa. Plenty of room for everybody, and a large pool that was kept spotlessly clean. Being able to walk to the ocean was definitely a big advantage. Communication with the owner both before and during the stay was very easy, and a few minor problems during the stay was quickly sorted out. We would love to return in the future!

Big house on a hill side, near the see.

We had a great time with beautiful partly view over the see. The kitchen was well equipped. We lacked blanckets. So some of us were cold at night. There were many mosquitoes, which would have been nice to know..Many sweet cats.

Beautiful place

We spent a fantastic week at this villa. We were 3 families (6 adults, 6 children) and had plenty of space inside and out. We loved the pool (which is kept spotlessly clean) and the peaceful sea views. The area is very un-touristy and we enjoyed some delicious meals at the local taverns, in between barbecues on the terrace. We tore ourselves away for a day trip to Arahova/Delphi which was easy and worth doing. Thank you for a great holiday!

Beautiful villa in stunning position

The villa is beautiful, both inside and outside, and we thoroughly enjoyed the large garden and good-sized swimming pool - as well as the stunning sea views. We were disappointed that there were no tavernas within walking distance, as the details had led us to expect, but we much enjoyed the nearby small beach. We had three serious drainage issues, but Dimitri was very helpful in sorting them out. We celebrated an 80th and an18th birthday while we were there - what could be better?!

Villa near the beach

The villa was the perfect size for our party. Beautiful view from the top terrace and a 6-7 minute walk from a small beach. Dimitri, who looked after the villa and pool was very friendly and came most days to clean the pool. Unfortunately when we got there the kitchen utensils were not all clean and some of the cupboards felt sticky which was a shame. The room configuration which was on VRBO was not the same in reality. There was no family room (double bed and 2 twin beds) and I don't think they were expecting 11 people even though it was stated in our booking. Some of the furniture (especially kitchen) was tired. Saying all this, once we had sorted out the bedroom situations and kitchen, we had a lovely time, with lots of choices of beaches just 7-15 mins drive. One small supermarket in Theologos was easy to get to and there was a larger one in Malesinas which was straight forward too.

Wonderful house with great views

A lovely house in a lovely location - we had a great stay! Wonderful views from the terrace and a great number of seating areas. Rooms all lovely and most had great views and overall the properly was light and airy with wonderful much needed air conditioning!!. The pool is much bigger/better than it seems on the pics and was cleaned everyday. Kitchen was really well equipped too. Pretty much a bathroom for each room. Host was super helpful and responsive. The only reasons I’ve not given a 5 are that it’s not really beachfront as advertised - you have to drive to get to most beaches except a tiny rocky patch that you can walk to in about ten minutes but not ideal with kids. And you have to drive to get to any restaurant which I guess could be made clearer on the listing. The only other tiny downsides are check in at 5pm is quite late and check out at 10am are quite early. And the fifth bedroom isn’t great as it’s downstairs off the kitchen with no real view so we couldn’t persuade the children to take it as they were too scared to sleep on a different floor - which meant a bit of moving mattresses around! More information about the area and things to do in the area would also have been helpful (there was a one pager on some restaurants) but overall a little sparse on detail for tourists who wouldn’t know the area that well. But overall would definitely recommend this property!

Das Haus war sehr schön mit viel Platz für alle. Wir mussten die Klimaanlage in den Zimmern zum heizen anstellen, da das Wetter in den ersten Tagen sehr feucht und kühl war. Die Küche ist bestens ausgestattet, es fehlt an nichts. Der Garten mit seinen verschiedenen Sitzmöglichkeiten war sehr schön, der Pool leider zu kalt.Was uns sehr gestört hat, war die ungepflegte Umgebung mit viel Müll auf den Straßen und die vielen Hunde.

Villa et environnement exceptionnels

Séjour de 2 semaines idéal. Description correspondant totalement à la réalité, abords de la villa et piscine particulièrement agréables (piscine très grande); cinq chambres climatisées avec salles de bain : vraiment idéal et plutôt rare; bien située pour visiter Les Météores, Ossios Loukas, Delphes, Thèbes... Dimitri qui gère la villa est très agréable, discret, et présent chaque jour pour l'entretien de la piscine et la résolution des éventuels petits problèmes. Seul petit bémol : si vous arrivez tardivement, prévoyez car frigo vide et commerces fermés. En conclusion : SEJOUR QUI RESTERA TRES POSITIVEMENT DANS NOS ESPRITS DE VOYAGEURS.

Even wennen aan de vele trappen, maar een prima huis met een badkamer bij elke slaapkamer. Mooi groot, diep zwembad. Enig minpuntje zijn de harde matrassen en oude dekens. Even naar ikea nieuwe dekbedden en matrassen halen en het huis krijgt dik 5 sterren.

Utterly beautiful, homely and peaceful!

The villa is so homely and relaxing, you genuinely feel like you've always lived there! Everything is there, from table cloths for the multitude of tables and spaces to eat to two BBQ areas perfect for cooking fresh fish from the excellent fishmonger in Theologos. The villa is beautifully set up and worked perfectly for our 10-day vacation for 2 x families - lots of space (terraces, gardens, balconies, and lounge rooms) for everyone to find their own bit of quiet and equally lots of space when everyone comes together - ideal! The beaches within walking distance are lovely, perfect for swimming and snorkeling, or take the coast road east for a lively bar we nicknamed 'Ibiza'... and a little further for another stretch of tree-lined beach - utter bliss - so peaceful. We traveled to Malesina most days to the supermarket for lovely bread, but also the fishmonger in Theologos opposite the small supermarket was great. Lots of delicious restaurants around too. We also did the drive to Delphi, 1h 30m - an amazing road trip through central Greece, and the site at Delphi did not disappoint, stunning! I would highly recommend this villa and location if you are looking for somewhere off the beaten track, unspoiled and authentic. If you are looking for an ultra-modern villa with nightlife and bars within walking distance this is NOT the villa for you. WE LOVED IT!

Total relaxation

From booking to arrival the process was very straightforward. The house, pool and gardens are beautiful and well maintained and suited our group of 8 friends well. Plenty of areas to enjoy sunbathing and relaxing and eating outside. Theologos has the most incredible sunsets and great tavernas. We used the suggested places from the owners and found it very helpful. Thank you for a great 2 week stay. We hope to return again soon

Marvelous holiday home from home

We were a group of family and friends sharing 3weeks of wonderful Greek weather , food and culture. The location was super, beaches glorious, Theologos tavernas inexpensive and tasty and our home-from-home a truly welcoming place. I would love to do it all again next year!

Spacieuse maison, vue imprenable

La maison est très spacieuse, avec de grands volumes pour se sentir bien au frais (A/C et ventilateurs). Les différentes terrasses offrent des vues différentes tout au long de la journée (nous suivions l’ombre). Accueil charmant de Dimitri et de son père qui s’occupe du jardin. La plage est à 5’ à pieds, le village de Theologos à 10’ en voiture. Vous y trouverez absolument tout ce dont vous avez besoin et de bons restaurants. Proche d’Athenes, nous recommandons vivement cette grande villa!

Perfect place
