The villa is fairly secluded, but not isolated, with the nearest town of Subbiano about 2km away where you will find a wide range of amenities such as shops, restaurants, banks and supermarkets. The small train station has frequent services to Arezzo which is about 10km away. Use of car is recommended.
The nearest airports are Florence (1 hour) or Pisa and Perugia both 1½ to 2 hours drive away. Flights from Stansted to Perugia and Pisa are daily and prices are extremely reasonable via Ryanair.
The surrounding countryside is ideal for walking, hiking and cycling/mountain biking and is relatively untouched by tourism compared to other parts of Tuscany (reflected in the prices of local goods and services). From here you can head further north to explore National Park of 'Foreste Casentinese' including Mount Falterona or east towards the Appenine mountain range and into neighbouring Umbria.

Hi there, I'm Sid and I live in London with my Tuscan born wife and 2 young children. So the house is completely empty and all yours 365 days a year, apart from when we come over and visit, maybe twice a year. Fortunately my wifes' parents, Enzo and Adriana who live in the nearby town of Subbiano down the hill, do occasionally keep an eye on the property for us. Enzo is a keen gardener and as well maintaining the garden also looks after a huge vegetable patch located at the rear of the garden and the various fruit trees dotted around. Which also means any guests are welcome to help themselves to the fresh vegetables and fruit as during there stay, and Adriana who is a marvellous cook, will be more then happy to provide guests with jars of her fresh home made pasta sauces and jams.
