Cottage in the countryside in Latina, 10 mn. from the sea and 40 mn. from Rome

Relax with the whole family in this spacious, elegant, and quiet accommodation surrounded by greenery; 5 minutes by car from Latina and 10 minutes from the sea. A 30-minute drive from Circeo National Park.
From the Latina Scalo train station, you can reach central Rome in about 40–45 minutes.
Naples is an hour and a half away by train. Florence is two and a half hours away by train from Latina Scalo station.
The villa is all on one floor, with two large bedrooms (25 square metres each) featuring hardwood floors. The rooms are air-conditioned. New bathroom with a large shower.
Large air-conditioned living room and kitchen equipped with all appliances. The house has shutters on the windows (casement-style) with slats that let in light, as well as blackout curtains.
Separate laundry area. Furnished outdoor area.
Private fenced garden.
Guests may use the patio and outdoor table. You may not access or use the tennis court on the property, which will be watered by hand several times a day during the summer months.
You may encounter the neighbors’ cats. If you’d like, you can feed and water them: there is always cat food in the long cabinet on the right side of the kitchen.
Other house rules
Please turn off the lights, close the windows, and lock the front door when you leave the accommodation; do not store food in the bedroom; please use only the cupboards provided, which will be indicated to you by the Host or pointed out to you. Be careful when opening and closing mosquito nets (they open from the left side of the window). Close the window shutters in the evening.
Do not open shelves marked "private."
It is not permitted to host events or parties inside or outside the house.
The fireplace in the house cannot be used.
Smoking is not allowed inside the house.
You may use the washing machine in the room next to the house. Two days a month, on unspecified days, the property’s gardener will be present and may use a lawn mower or brush cutter.
We also ask that you respect standard guidelines regarding the volume of electronic devices and the rules of good neighborliness.
We advise you to drive carefully on the access road; additionally, the road to the cottage is not fully paved and is poorly lit.
