The house is minutes away from New Eltham Train Station and Local Shops and Restaurants.

London Bridge Station is only a 20-minute train ride from New Eltham Train Station.

Limited free parking is available outside the hours of Mon-Fri, 9:30-11 am.

There are 4 bedrooms in the property, living area, dining area overlooking the beautiful back garden and a kitchen.

3 bedrooms are on the first floor and master bedroom is on the 2nd floor of the house:

Master bedroom - has a double bed, a wardrobe, bedside tables and and offers a lovely view of the back garden.

Bedroom 2 and 3 - has a double beds, bedside tables and lamps and a clothes storage.

Bedrooms 4 - has a single bed that would comfortably sleep one person.

On the ground floor you will find:

The Kitchen - with all amenities and appliances you may need to cook a delicious meal. This includes amenities like the oven, gas hob, kettle, microwave, toaster, fridge freezer and much more

Living area - two massive sofas which should comfortably accommodate every guest and a smart TV.

Dining area - with a dining table and chairs to host 6 guests.

Garden - a spacious green space with outdoor garden furniture.

Parking: There is limited free public on-street parking available, but only outside the hours of 9:30-11:00 Mon-Fri

NOTE: There will be some complimentary tea and coffee, as well as shampoo, shower gel and soap. Other items included are a washing-up pack, toilet roll and kitchen roll which will last a couple of days. If you wish to purchase more for your stay there are a number of supermarkets and shops nearby.

Guests will have access to all of the property.

Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned. We provide professionally cleaned linens and toiletries. We also provide 24/7 guest support and local personal service before and during your stay.

The local community-based team of Pass the Keys® personally inspects the property and certifies the home has met Pass the Keys®’s Property Readiness Standard.

HOUSE RULES:

1. Respect for neighbours- please be respectful of our neighbours at all times. This is a residential area , and excessive noise or disruptive behaviour will not be tolerated .
2. Quiet Hours - quiet hours are between 10pm and 8 am. During this time, please keep noise to a minimum, including music, television, conversations, and noise in outdoor areas.
3. Parties and events- parties , gatherings , or events are not permitted. Only the guests included in the booking may stay overnight at the property.
4. Visitors- any visitors must be agreed with the host in advance . Visitors must also respect the house rules and must not cause the disturbance to neighbours
5. Smoking- smoking is not permitted inside the property. Please dispose of cigarette materials responsibly and do not leave them in the garden or communal areas.
6. Care of the property- please treat the property and its contents with care. Any damage or breakages should be reported to the managing agent as soon as possible
7. Please dispose of rubbish and recycling in the appropriate bins and follow any instructions provided for collection days.
8. Parking- please use only designated parking spaces and do not block neighbours ' driveways or access
9. Pets- pets are only permitted where agreed in advance and must not cause damage , excessive noise or disturbance
10. Breach of house rules- Failure to comply with those house rules , particularly repeated excessive noise or disturbance to neighbours, may result in booking being terminated in accordance with the terms and conditions of the stay.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
