This home sleeps 2-8 guests in 4 beds, 1 King, 2 Queens, 1 Queen Sofa Bed.
PLEASE NOTE: There is an additional $35 fee per guest per night after four guests. We do this in order to offer fair rates for larger parties and couples instead of higher flat rates.

A great master bedroom with a King bed, private bathroom with double shower heads and bidet, TV and ceiling fan

A second bedroom has 2 luxurious Queen beds, closet, dresser, TV and ceiling fan

Central bathroom located in the hallway, with large tile shower and bidet

We also have an extremely comfortable Queen fold-out bed in the sofa in the Living Room with a TV and ceiling fan

*PLEASE NOTE: Netflix is the only service we offer at this time on all 3 televisions. There is no cable/satellite service*

The kitchen is fully functional with new appliances including Keurig coffee maker with complimentary coffee, creamer pods and sweetener. The kitchen, dining and living area have an open concept, beautifully fresh and inviting for any occasion.

A newly renovated cozy outdoor area with hot tub, metal fire chimney, landscape lights (customizable to any color you like) cornhole (lighted for night play) privacy fence and outdoor lighted bluetooth speaker

All located on a large corner lot with 2 large pecan, 1 large magnolia tree, several crepe myrtles and the overhanging live oak and towering red oaks trees

2 car garage.

*PLEASE NOTE: For safety reasons and to minimize additional damages caused by them, we do not provide IRON/IRONING BOARD or HAIRDRYER which is why they are not selected on our amenities list. You are welcome to bring your own.

Perfect for a weekend girls get away, Outside pictures look a little larger then the actual yard but it was perfect. Great location but we did still drive since it was a 15 min walk into town. Clean, Cute, and very comfortable. I would book here again.

This house was amazing! Everything was nice quality and clean. Beds were comfortable, the kitchen was stocked with everything we needed, and we were close enough to walk to Main St. and not hear the traffic. The backyard was a relaxing oasis. We would definitely stay here again.

Great place in Fredericksburg

My husband and I were in Fredericksburg to visit family. The property was centrally located and close to Main Street. Everything was very clean, the kitchen is well stocked and the beds were fine. We will stay here again the next time we are in Fredericksburg.

Superb Comfort

These are the best beds we’ve ever experienced at a rental home! Maybe even better than our very own. We also loved how spacious the bedrooms, kitchen and backyard were. This place was just perfect for our stay over the Christmas holiday.

Great home! Five min or less drive to restaurants and bars. The home had everything we needed. The master bedroom could use some hooks to hang clothes since there isn’t a closet but otherwise the bed was very comfortable. The restrooms were perfect. Highly recommend this home.

So much attention to detail. The house has been renovated with thoughtful attention to aesthetics and quality. Beautifully decorated with a fun, funky vibe. The backyard is lovely and perfect for hanging out and relaxing. Easily accommodates a large(ish) group. We highly recommend and will be back. :)

Great little bungalow

We really enjoyed our trip to Fredericksburg & staying at 40 winks was a large part of that. It’s a cute little house w/ a garage & hot tub available for use. It was clean & cute. The hosts were very quick to respond with questions we had. The bed was comfortable. Which always matters to us. I would definitely recommend this property for your stay!

Perfection!

I use VRBO a LOT and this is one of the best properties we’ve stayed in. Location to Main Street, brand new interior in a cute bungalow with a beautiful backyard, on a nice street. Too many amenities to list. Very thoughtful touches and great beds/cosy feel in the entire home. I would give more than 5 stars if I could. Thx for sharing your beautiful rental!

Loved 40 winks!

2 couples staying for the weekend to celebrate my birthday. Adorable house in a quiet neighborhood with a great back yard. We spent part of the day at Enchanted Rock and it was easy to get in and out of town. House was spotless and had everything we needed. The hot tub was a nice addition! We would definitely recommend this property to others looking to stay in Fredericksburg.

beautiful home, but needs more attention to details for the traveler

We loved the home, it's pretty and all redone. However, we booked it for thanksgiving- a two night stay. The first night we had no problems but on Thanksgiving the hot water did not work, nor did it work Friday, which made showers difficult. The dryer also did not work well, there was no detergent in the home for us to use. There was no iron, which made our Thanksgiving outfits wrinkled for our family dinner, and no blow dryer in the home. Also- if there were a few added necessities that even a hotel has, such as small creamer packets, etc., it would have made it easier for us to not have to run back and forth to the store. Also, my husband was a little annoyed that there was no cable as he wanted to catch some football games. There is netflix only, we did not realize this upon booking. The beds were comfortable and the home was clean and pretty, it just needs a little more attention to detail and comforts of home. The no hot water situation made it receive less stars for us.
