About this property

Loft, a designer apartment in a prime downtown location

A unique solution, designed and planned down to the smallest detail with designer furnishings. Suitable for two or four people in two beds: one standard 160-cm double bed and one 140-cm French-style bed.
We’re located in the heart of the lively Porta Venezia area, right next to the Public Gardens, near the red subway line towards Rho Fiera, near the yellow line, and near the central station—on a quiet street at ground level with direct access from the street.

THE SPACE
It’s a unique ground-floor apartment on a very quiet yet very central street, facing both the street and the courtyard. Upon entering, you’ll find a spacious area with a loft—the living area below and the sleeping area above. There’s also a hallway leading to the bathroom, which in turn leads to the back of the unit where the kitchen is located, as well as a staircase leading to another loft featuring a small, very cosy bedroom with a queen-size bed.

GUEST ACCESS
Access is directly from the street through a door with an app-controlled electronic lock that ensures maximum security and offers my guests the utmost discretion—you won’t be disturbed by anyone, and you won’t disturb anyone

ARRIVAL GUIDE
Theaccommodation is located about 300 metres from the “Repubblica” stop on the yellow line, one stop from the central station, three stops from the Duomo, and 300 metres from the “Porta Venezia” stop on the red line—convenient for reaching the Duomo and the trade fair in just a few minutes. The accommodation is just one stop from the Central Station and a few stops away from tram line 9, which stops right in front.

HOUSE MANUAL
The guidelines and instructions provided here are also available in the apartment for easy reference.

- In case of any emergency, here are some phone numbers you can call:
Medical emergency. . . . . . . . . . . . 118
Police. . . . . . . . . . . . . . . . . . . . . . . . .113
Fire Department. . . . . . . . . . . . . . . . . .115
Single European Emergency Number. . . . . . . 112
You must provide the following address so help can reach you quickly:
"Viale Vittorio Veneto 12 – Milan – Entrance on Via Settala, ground floor"

– In the top drawer of the chest of drawers near the sofa, you’ll find a first-aid kit available for your use.

- There are two ways to gain access:
1. The first—and simplest—is to send me a message when you’re in front of the roll-up door to my loft, and I’ll open it remotely—first the roll-up door, then the glass door. Inside, on the table, you’ll find the regular keys along with a remote control that you’ll need during your stay.
When you leave, you can simply leave the keys on the table, walk out, and close the door; if you let me know you’re leaving, I can then close the roller shutter remotely.

2. A more complex method I use when there are multiple guests staying for at least 4 days who want to manage the keys independently, since you’ll find only one set on the table.
To gain access to the house, you’ll each receive two emails: in the first, you’ll need to download the Nold app and accept the invitation for the first door, and in the second email, you simply need to accept the invitation for the second door. Easy.
Now you’ll need to keep Bluetooth turned on at all times, and you’ll be able to open both the garage door and the front door.
Warning!!!! If it doesn’t
work, go to your phone’s settings, select the Bluetooth section, and refresh the networks (the “Studio” network); this will allow the device to reconnect after a few moments. Never uninstall the app. This is a system we use only when there are 4 guests with different needs who are staying for several days.
It’s essential that at least one guest has the keys just in case your smartphone isn’t working, although in an emergency I’ll always be available to unlock the doors remotely.

– You’ll find a set of keys on the table for any emergencies. There are two
keys that open the back door (one for the door and one for the gate) and a key fob to open the main entrance to the apartment building at 12 Viale Vittorio Veneto. There is also a remote control that opens the garage doors and a key that opens the front door.
In the event of a power outage, it’s helpful for one person in the group to always have these with them, though everyone can still use the app to gain access.
It’s important that the rear entrance be used only and exclusively in case of an emergency;
you should always use the street entrance.

– I recommend that you do not turn on too many electrical appliances at the same time, such as the oven, air conditioner,
or hair dryer. This could cause a power outage. If the circuit breaker trips, you’ll find it behind the kitchen door,
so turn off a few appliances and reset the main circuit by flipping the circuit breaker lever behind the door; if, on the other hand,
the metre in the basement trips, you’ll need to contact me because I’ll have to come in person, and that will take longer.

– Whenever everyone leaves the house, it’s a good idea to close the exterior roller shutter as well; the same applies at night.
I recommend closing both shutters to reduce the amount of natural light entering the house and to ensure greater security and privacy.

– When you leave the house, always turn off the lights and the air conditioner. The house cools down very quickly, so there’s no need to leave it on.

– When your stay is over, please gather the towels in the bathroom, turn off the lights, leave the set of keys on the dining table, and lock both the door and the shutter using your app.

- If you lose the keys, you will be responsible for a fee of €600 to cover the replacement of the main lock, service lock, remote controls, and access badge.

- If you feel too hot or too cold (during the winter), you can adjust the thermostatic valves on the radiators, which are set to 3 by default. Turning the dial up will make the room warmer; turning it down will make it cooler.

- Upon your arrival, a set of three towels per person will be provided for stays of up to 3 nights; for stays of 4 nights or more, a second set of towels per person will be provided.
If a guest would like additional sets for a stay of fewer than 4 nights, they may request them in advance, but this will cost 7 euros per set.

Thank you for your cooperation, and enjoy your stay in Milan!!
