The house was absolutely perfect! So very nice and a great location. I would absolutely stay here again. We did have some issues getting into the house but once it was figured out everything was wonderful!

Place was clean and nice and the pictures matched the experience. The only thing missing from the place was bikes (4) mentioned in the description but they give a discount on local rentals. Managers were responsive and really accommodating. Made for an easy stay and in-and-out.
The house was perfect for our group of Mom’s and sons. We had plenty of room to spread out and the walk to the beach was basically 0.10 of a mile away. The pool is 2 houses down. Perfect!
We love the location. Beach access was super easy. Wish there was one or 2 more fobs but we hid them in bushes for the rest of our party to use by the beach gate. Each bedroom having a bathroom was great. The master doesn’t really have a master bath per se but it was fine for us. We would def stay here again. The 8 kids w us biked to seaside and food and ice cream and came and went to the beach and pools without us.

We arrived on Saturday— to red tide— had to leave on Monday afternoon because of Hurricane Michael🙁
After 2 days rental company only willing to refund less than half of our rental fee—- so disappointed. Between red tide & Hurricane Michael- it was Not the experience we had hoped for🙁

This is absolutely untrue!
According to our rental policies, we do not offer refunds due to weather or early departures. You chose not to purchase travel insurance as encouraged by our Company as well as Vrbo and agreed to our policies when booking online.
On Tuesday (not Monday), Walton County issued a mandatory evacuation due to the Hurricane. Given the uncertainty involving the storm and where it was headed, we told all guests to vacate the area. When we returned to the office on Thursday following the storm, we provided refunds for every guest that departed effective Tuesday, when the mandatory order was given. Again, we did not have to do this, but as a Company, we felt it was the moral and proper thing to do. I spoke with you on the phone and via email and not one time did you mention anything being unfair or incorrect, both prior to the Hurricane and after.
We had 2 families of 4 and grandparents staying at the property. It was a good location with a pool next door and the beach within walking distance. The house was a good size for our group and well-stocked. It was a little dirty for our liking - it could use a good pressure wash on the outside and potentially an updated paint job inside. We couldn't get the ceiling fan to work in the main family room. The grill was not working but they sent someone to fix it quickly and then it was fine for the rest of the trip. The parking is tight - we were lucky our next-door neighbor let us use a spot for our 3rd car. We rented beach chairs that were delivered to the house. I would have probably just rented from the company directly on the beach if I knew it existed - it would have been more convenient not to haul our stuff and also they took the front row spots.
We had 2 families (4 grownups and 7 kids) staying at this house and it served our needs well. We especially liked how there was a bathroom for every bedroom.
The thing that we loved the most was the proximity to the beach. It was a very easy walk, even with little people! We were disappointed to find that the pool closest to the house was not heated, however we overheard a local realtor during a showing across the street that the other neighborhood pool was heated (this wasn’t in any of our home instructions, so we were happy to get this insider tip!)
Overall was a great rental! Saw a few water bugs and some gnats.. other than that it was great!

Experience
The experience was okay, a lot of stuff wasn’t cleaned properly, I saw a lot of cockroaches and lots of insects in the actual property, the communication between myself and the property managers was pretty good.
My friends and I really enjoyed our stay here. It was a great space for 13 people. Rooms are quite spacious and community rooms were cozy for all of us.
I will say we arrived on time and the house had just started to be clean, so we had to waste about an hour waiting for our house to be cleaned. The house also had some outlets out and the water heater for downstairs didn’t work.
The 2 minute walk to the beach was awesome. Great space and location for such a great price.

Housekeeping and late check in
We arrived at 4:00 pm expecting to check in between 4:00-6:00. The housekeeping crew had not arrived yet. So 10 of us went to the pool, changed our clothes in dressing rooms and played with our family. At 6:30 their was still no sign of cleaning crew. We ordered pizzas and ate at the pool. We traveled with a 2 1/2 year old who has a bedtime of around 8:00 pm. At 6:45 the cleaning crew arrived and we told them the bedtime need of our toddler. They cleaned the first floor first so we could put toddler to bed at a reasonable time.
We finally got in at 8:40.
The house is about 15-18 years old and has been abused by other guests. This is a house that sleeps 10-12 and the washer/dryer combo was a skinny mini. Two small appliances for a house of 10! And the dryer took 90-120 minutes to dry a load of towels! A small load to boot. The ice maker ran out of ice by mid morning making it necessary to buy 4-5 bags of ice a day! The house needs a separate ice maker and decent washer and dryer. The beds were comfortable. But doors stick, light fixtures don’t work, fans on porch are so rusted, only one of three would rotate. Roaches in bathroom downstairs.
Easy walk to pool and beach which were the saving grace for this vacation.
Exactly as advertised. Enjoyed the stay. Cleanliness at check in was poor. Needs a good cleaning.

Overall the house was nice. Very spacious. Nice bedrooms. Good access to the actual beach. Clean pools.
There are a handful of repairs that need to be made on the property itself. Wood floor on the first floor bedroom has buckled and it’s nearly impossible to shut the door to the bedroom. More than one shower door was off its tracks or missing the rolling mechanism entirely. Also the sliding door on half bath did not close well.
Kitchen was well stocked with cooking supplies, but was hard to have more than 2 people on the kitchen side of the counter due to space. The dryer needs replaced as well, took well over 2 cycles to dry towels.
Having the pool close was great. Beach access was very close as well. We hauled a lot of beach “stuff” back and forth without any issue. Only about 6 or 7 steps down the walkway.
We did however have problems with where we were allowed to set up our tent on the beach. There was only really about a 100 feet of beachfront “alotted” for our neighborhoods beachfront. All other spots were essentially reserved for rental chairs which by week’s end were stacked 3 deep. It felt much like a public beach as opposed to a private beach. One of the rental chair companies has a guy who patrols the beach and makes poeple pull up and move their tents if located in the wrong area. That inducing was not very curteous at all. Overall our beach experience was poor.

Great location to beach and pool!
The location of the house was very convenient to the beach and pool. Easy and quick walk to both. Unfortunately there is no view of the ocean from any of the decks.
The inside of the house is nice and met all our needs. The kitchen had everything we needed and there was seating on all the decks that we enjoyed daily.
Justin was amazing and responded to all our questions in a very timely manner.
The only issue with the whole week was the new law for the beach that takes effect July 1, 2018. We were harassed a few of the days by homeowners and beach equipment people working for homeowners to move our tent because the beaches are private from the houses to the water line. The homeowners can legally tell you to move if you are between the water line and their house. Both the homeowners and the chair rental people told us they have a deal so that the homeowners will only allow the rental chairs/umbrellas on their property.
We won’t be returning because of this-no one wants to worry about where you can and can’t sit on a beach while on vacation.
So my advice would be to make sure you pay and get the rental chairs and umbrellas. If you don’t want to do this, then choose a different beach. This is a state law so make sure you inquire before you book your reservation.

I would propose renaming this home to "Top of My List"...because that is where it will be when I plan my future vacations. We have been coming to Seagrove for over 10 years and this was one of the nicest homes we have had the opportunity to stay in. The house had everything we could possibly want to make our stay relaxing and comfortable. The walk to the beach takes less than 45 seconds- super easy when you are hauling all of your beach gear. Kitchen is fully stocked with every appliance/utensil you could ever need. Brand new gas grill that we unfortunately never had the chance to use. The den area off the kitchen is super cozy and the hang out spot for the entire family to relax before bedtime.
HELPFUL TIP! I recommend renting two chairs and an umbrella to hold your spot on the beach (the beach umbrella company sets up at 5:45am...do yourself a favor and sleep in knowing they are reserving a front row spot for you!!) $40 a day, or $30 a day if you commit to the week.
Justin at Emerald Cost Vacation Rentals is TOP NOTCH, and represents the homeowner well with excellent customer service. And the homeowner was very responsive to any questions we relayed thru Justin.
Look no further, and move Top of the Dunes to the top of your list. Thanks for sharing your beautiful home with us.

Perfect House!
We've just returned from spring break at Top of the Dunes. I've rented in Seagrove for years and have never stayed in a house so well-designed and well-equipped! For a large group, this house has the perfect plan for everyone to have plenty of space together and apart. The décor was beautiful and comfortable and the kitchen was equipped with everything we could possibly need. We had a great week!
