Welcome to Madison!

Todd and Mary Beth Boone are lifelong Madison natives who returned home in 2003 to raise their family and invest in the community they love. Together, they own The Equestrian Group, a local real estate company that has developed, restored, renovated, or sold more than 40 properties throughout Jefferson County. They share a passion for preserving Madison's historic character while creating unique places for people to enjoy. Many of their projects involve breathing new life into older buildings while maintaining the charm and character that make Madison one of the Midwest's most beautiful river towns.

After stepping away from corporate life and owning her boutique, The Blush on Main, Mary Beth dedicated her time to community service and philanthropy. She has served in leadership and volunteer roles with several nonprofit organizations and has supported causes such as the Safe Haven Baby Box and the Children's Advocacy Center, helping children and families throughout the region. She is passionate about strengthening the community and finding ways to make Madison an even better place to live, work, and visit.

Todd has spent more than 35 years as a senior executive in the factory automation industry and is the CEO of Heritage Automation Partners. He is also a co-founder of the Madison Music Movement, a nonprofit dedicated to promoting Madison as Indiana's Music City. Through community events, local partnerships, and support for the arts, M3 has worked to help showcase the unique culture and hospitality that make Madison such a special destination.

Married for more than 35 years, Todd and Mary Beth have two children and one grandchild. This property is one of many projects they have enjoyed creating together, combining their love of hospitality, historic preservation, and community development. We love this town and hope you will as well!

Thank you for choosing to stay with us, and we hope you enjoy all that Madison has to offer.

Why they chose this property

We chose this neighborhood because it represents the very best of Madison's history, architecture, and sense of community.

The original property was first deeded in 1816 and included the connected Main Street building. That structure was built first and served as a mercantile property for all of its history. In 2015, we purchased and renovated the Main Street building, creating a new home for Mary Beth's boutique, The Blush on Main.

The portion of the property now known as The Fashion House was constructed around 1840 and has served as a private residence for the business owners of the connected Main Street building. When we purchased the home in 2017, it was a grand property with incredible character, but it needed significant restoration to bring it back to life. We completed a full renovation while preserving its historic charm, and in 2019 the project was honored with a Historic Preservation Award from Historic Madison, Inc.

Located in the heart of downtown Madison and connected to our Main Street property, we knew this was a once-in-a-generation opportunity to preserve an important piece of the city's history. Today, guests are just steps from Main Street's shops, restaurants, cafés, galleries, and nightlife. The home is only a block from the Ohio River and riverfront, and less than a half block from Bicentennial Park and the amphitheater, which hosts concerts, festivals, and community events throughout the year.

The Fashion House was designed for gathering—whether entertaining friends, hosting family, or simply enjoying time together. It has become one of Madison's landmark homes and was among the first vacation rentals established in the city. We are proud to have played a role in restoring this crown jewel and sharing it with visitors from around the country.

We hope you enjoy it as much as we do.

What makes this property unique

The Fashion House is more than a place to stay—it's an opportunity to experience Madison's history, architecture, music, and riverfront lifestyle from one of the city's most distinctive homes.

Built in the early 1840's, the home immediately impresses with its 14-foot ceilings, oversized rooms, original hardwood floors, and architectural details that are difficult to find today. During the renovation, we worked to preserve the character that makes the property special, including the original hand-operated water pump, clawfoot tub, the home's original doorbell and curved staircase. These touches provide a glimpse into what life was like in Madison nearly two centuries ago.

At the same time, the home has been thoughtfully updated with a modern kitchen, updated baths, contemporary lighting, premium appliances, high-speed internet, and music throughout the house. The result is the perfect blend of historic elegance and modern comfort.

One of the home's greatest advantages is its location. Situated in the center of Madison's Historic District, you're steps from Main Street, local restaurants, cafés, boutiques, galleries, music venues, and the Ohio River. Bicentennial Park and Madison's riverfront amphitheater are just a short walk away, placing many of the city's concerts, festivals, and community events right outside your door. It's easy to see why Madison has earned the name of Indiana's Music City.

The Fashion House is also one of the largest vacation rentals in Madison. With four spacious bedrooms, three full baths, and room to comfortably sleep 10 guests, it's ideal for family gatherings, wedding weekends, girls' trips, holiday celebrations, and group getaways.

What truly makes this property unique is that it allows guests to enjoy the best of Madison—the history, the music, the river, and the vibrant downtown—all from a beautifully restored home that has become one of the city's landmark properties.
