Brian was excellent at communication and made the entire process smooth and easy. The place itself was clean and a delight to stay in, and the area itself had some beautiful hiking. A perfect getaway for a city dweller like myself!
We enjoyed our stay at the studio. It was very clean and comfortable. Brian was great at communicating with us. We would definitely return if in the Catskills again.
Sunny Loft was just as advertised! A friend and I decided to take a couple days to do some hiking and paddling in the Catskills.
There were many trails to choose from nearby. We ended up paddling on Alder Lake, a small calm
lake with an easy loop trail and harder trail up to a fire tower and got to some other trails and peaks as well.
The loft had excellent WiFi that allowed us to get our directions and make our plans. There’s not much service otherwise.
The loft was just right for the two of us. Brian gave excellent directions to get there and the space was so welcoming. The property was full of beautiful flowers, a grill (that we didn’t get around to using), outdoor seating and a cute spot for a gas campfire. It was perfect for reading and coffee in the morning too!
The space inside was just as nice. We appreciated the coffee and local milk, as well as bedding, linens, etc. It was great not to have to pack those things.
We brought our food with us. The fridge, toaster oven, microwave and two burner hot plate worked great.
Brian was exceptional with communication. In the welcome folder with all kinds of great information, he mentioned that it would be a good thing to let him know if we were headed out into the wilderness for safety- as there’s no real cell service around. We appreciated that someone was looking out for us.
I would highly recommend the Sunny Loft and look forward to visiting again.

Very beautiful property, out of the way and secluded. The host, Brian was responsive to any and every question. Very clean, and well supplied.
It is a bit of a trek up the hill but totally worthwhile!!
Brian was an INCREDIBLE host! He was super flexible and welcoming. Brian even helped us out with an unforeseen issue and saved our weekend ski trip! The space was beautiful, clean, and relaxing. The views were awesome, too. Truly a great weekend getaway. Thanks so much for hosting us!
This was my second stay and this property, and I love it! Looking forward to staying there again in the future. The property is very clean and comfortable, the hosts are amazing, and the location is perfect.
Often guesthouses are shoved in the back of a property, seemingly as an afterthought, without a view and shabbily furnished. Not here! The 360 degrees views are stunning, the unit modern with a touch of farmhouse charm and perfect for a long-weekend getaway in the Catskills. Don’t miss it.
This place is one of the best ones I’ve stayed at in that area! The owners are a pleasure to deal with, the location is excellent, and so are the views! Looking forward to my next day with them!
We had a great stay, very clean and neat studio. Brian was very helpful with advice and options in the area for hiking, dinning ext.
Will definitly stay here again in the future. It's a hidden gem.
Beautiful property...great studio for a couple exploring the Catskill mountains. Host was very helpful with directions and offering ideas on what to do during our visit. Very happy with our experience!!!!
Brian & Carmel have a lovely place in Catskills on a remote mountain/hill. It's perfectly located to get to the main hiking trails. The loft has all the amenities you need. We definitely recommend this place, in the fall the coloring of trees is amazing!
We had a very relaxing time at the house and very active time in its surroundings - hiking, swimming, kayaking - what a joy!
Brian is an incredible host and a pleasure to deal with. He will provide you with anything that you might need. We’ll be back!
This place was awesome! It had everything you would need and more! It’s beautiful! It had a nice big open space to hang out and chill. At night it was nice to grab a drink and go outside and stare at the stars. The hosts Brian and Carmel are very welcoming and will help you with anything you need, even with ideas for a day out on the town! They care about their guests and it shows. The view of the Catskills is amazing. I spent a lot of time venturing out, but it was so nice to have this place to come home to after a long day. Just book it - you won’t be sorry!
We loved the location and property here - it’s beautiful! Great hiking nearby. The perfect spot for a getaway with our young daughter. Would definitely return!
Had very cold weather while we were there, so couldn’t do much else but stay at the apartment. Very cozy and clean, enjoyed lounging around and watching movies.
Brian and Carmel's loft just outside of Margaretville was perfect for our Valentine's Day getaway! The loft is situated above the garage of their home, which was absolutely perfect because we felt very warm (My partner joked, thank god heat rises! As we were there during some of the coldest days of the year so far) and also safe given the proximity to their home (some reviews might have suggested this as a concern), as we still had privacy and our own space but had someone nearby if we needed. You can tell that a lot of time and love went into making this space... it was perfectly cozy, the large flatscreen and soundbar were excellent as we stayed in all weekend and binged Netflix shows (a treat!). The kitchenette with hotplate took some adjusting but was everything we needed (trust me, I love to cook in the kitchen and was able to make shrimp scampi here). The chocolates were a thoughtful touch, and Brian was very communicative to make sure we had everything we needed. Additionally, he told us to not be in a rush as we checked out and we were welcome to stay the day and hang out as long as we wanted to. I couldn't recommend this loft enough and have a feeling we will definitely be back!

About the host
Hosted by Brian Sweeney
My wife. Carmel, and I purchased a fixer-upper in 2003 and moved in after four years of part-time renovation work. We had previously lived in nearby Arkville for 18 years, but wanted to "head for the hills" after our daughter graduated high school. We built a Craftsman-style garage in 2016 for use as a guest space and rental unit.
Why they chose this property
I have spent my entire life in the Catskills and can't think of a better place to live. My wife relocated here more than 30 years ago and fell in love with mountain life (and me, of course). I own a marketing company, Locust Grove Enterprises, and my wife is the Business Development Manager at Frost Valley YMCA - one of the Y's largest camp and conference centers,.
What makes this property unique
We love entertaining and since we built our garage/studio, we have more guests than ever. It's really a "sweet spot" up here on the mountain. When the leaves are off, you can catch the sun glinting off the Pepacton Reservoir. Or, take a hike up or down the winding road that leads to our property and simply enjoy the quiet and the legendary lure of the Catskills. We have made great friendships up here - it's a really special spot and Studio 502, as we have dubbed it, is a perfect place to use as a home base - for a few days or longer. FOR WINTER VISITS, WE REQUIRE THAT YOU BRING AN ALL-WHEEL-DRIVE VEHICLE. Our property is off the beaten path and winter driving can be a challenge. Please bring and all-wheel-drive during winter visits...we'd like your stay to be as pleasant as possible.
