This apartment is in the fabulous Viceroy resort and has amazing views and access to a private rooftop lounge area with pool. We also had access to all the amenities and restaurants of the hotel and excellent service. The location of the resort is great with large grocery stores and starbucks within walking distance and other attractions short uber rides away. Communication with the host was prompt and once the hotel was notified of our stay arrangements were easily made. Only caveats would be to expect that the resort prices and additional fees are high and that some of the electronics and appliance systems in the unit were cumbersome but fine once we figured them out. This property works well for a family or even two couples traveling together.

Disrepair of Unit Disapointing
We had high expectations for this property but the disrepair of the unit was disappointing. All sorts of electrical issues, including no working lights in the main living room, on the deck or any of 4 reading lights next to the beds. So much for our planned first night dinner in the room playing cards. We also couldn't get the main room TV to work. It took 2 different maintenace guys to get the main room lights working. The lights next to the beds never got fixed - no reading in bed to get to sleep. Told us the bulbs had all burned out. LOL. Hotel maintence said the owners know about the electrical issues, but they said they didn't. Hard to imagine how they couldn't given the extent of them. The maintence guy for the propety couldn't even get the TV fixed and had to call the property manager to figure it out. Good luck to the next guest figuring it all out. The unit has no instructions whatsoever, so you have no idea how to work things, including things like how to lock the door after you leave (no - it doesn't lock automatically, which we discovered on day 2). Also, don't expect any welcome amenities like some bottled water, etc. Pick up some before you arrive.
What added to our dissappointment was the attitude of the property manager. He was difficult, lied to us, and made no attempt to offer any sort of accommodation for all the troubles.
Please know that the Viceroy is a stunning property. Just save yourself the headaches and book a different unit.
What you see is what you get. The apartment is ultra modern style with all the top notch appliances and high tech options available: music streaming from your phone, powered blinds, wall mounted TVs with universal control, AC, double shower, etc. Most of the bottoms for control are on the wall .
Sleeping arrangements are: private room with 2 beds and a couple’s bed at the open floor with the open view to be he ocean. Amazing view, by the way, but be prepared for lack of privacy if you have people that are not in your family group. We were ok with that setting.
The location is great! There are restaurants , bars, pharmacy, massage and retail stores near by including a giant grocery store within 10 min walking distance. Downtown SJ Cabo is only 25 min walk. We did both.
Check in is done through the hotel but the owner ( Albert) will give you some paperwork with unit number and door code. Finding the unit was not an easy task. The receptionist pointed out the building but the description wasn’t very clear. It took us some walking around with employees of the hotel to find it. All good. I would suggest a map of the building with floor and door location for easier access. The owner was very responsive on each contact we made and he was very helpful with questions and directions. I have suggested him to add some step by step on how to use the appliances since they are not easy to figure out. Overall, not a problem for our family, but it’s good to have. We learned how to use the coffee machine ( which owner’s guidance on the phone) and it was one of the best espressos !!!
You will be at a privately owned apartment while you are still considered a hotel guest. The hotel amenities are great, from the pool to the gym. Everything is high end. The decor, the pools and the food is amazing on both restaurants, but be prepared to spend top dollars on everything. The menu is $$$$ , but if you are planning on staying at this level you should expect the price.
The top floor of the building is available for guests of that particular building. We had a private top floor with pool. We were sunbathing and we watched the sun set with wine and charcuterie.
Check out is super easy. The owner tells you to just leave things as you would normally leave in the hotel. There were no further instructions.
There are some improvements to be made as mentioned above, but overall I had a wonderful time with my small family and I recommend it.
