Phenomenal !!!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This house is truly amazing. The views are spectacular and outdoor space is perfect. You are able to watch the boats come and go from Phillipsburg right in front of the home. House would be excellent for a large family or group, our group of 6 adults enjoyed everything about it. King size beds were very comfortable and everyone had plenty of room to spread out. Kitchen was very well outfitted as was grilling and eating areas. Loved the hurricane shutters on every room for darkening. Roads to the home are too hilly to walk, so we used the tennis court several days, and while it is turf, it was a good workout. House managers were excellent, responding within minutes to the very minor issues that we had. You must try Marks Restaurant (local place) down the hill and Little Bay Beach is a short 10 minute drive with plenty of eats and drinks. If you can find a better view on the island than from this house, I want to hear about it!

Family vacation

It was 10 of us for our annual family trip first time to St Martin's. Mouse and company was very accommodating and comfortable with plenty of room for everyone. The people were very nice and helpful both on the property and surrounding island. Excellent stay very clean, groundskeepers maintained the property every morning and were very pleasant to talk to. The staff at IRE went out of their way to make sure any issue or request was attended to very promptly.

Glorious Home and Stay!

This house is just beautiful! The grounds and the view just take your breath away! Once you check in, you will not want to leave. Between the pool, the hot tub, the tennis courts and THE VIEW we just could not stop raving about the home and our stay in it! Inside, the house is spacious, clean, elegantly decorated and very very comfortable. We cannot recommend staying at the Joy Estate enough. If you are considering it, book immediately! Have I mentioned the view? :-) Just magnificent!!

Breathtaking views

This property is absolutely amazing. You cannot explain the view here. They are updating parts of the house which is very good. We met the local turtles on property which was very cool. Every morning the groundskeepers come and wipe down everything. The hosts are Excellent, they went WAY above and beyond to make our trip perfect. You could easily stay in the house the entire vacation!!! We will be back as well as recommending this location to friends.

The house and gardens were beautifully maintained, and everything was better than advertised. We will definitely be back to St. Maarten again and will definitely stay at the Joy Estate. The home is comfortable but could use some updating. It is spacious and there are plenty of bedrooms and bathrooms. The property has two gates and is secluded and we felt very saft. The pool would definitely benefit from a heater as it is cold in the winter months. There is also a hot tub that goes on automatically every day. The kitchen is also very updated and large with plenty of room for a few chefs.

Amazing Family Property

The house is clean and well maintained with all of the amenities one could need in a vacation rental. The panoramic views are spectacular. The gated property allowed our kids to explore and have adventures of their own while the adults enjoyed sunsets and cocktails on the back deck. Cathy from Island Real Estate met us at the airport and gave an extensive tour of the property at check in. Cathy, Cherise, Maia and Arun were available to us for any questions we had during our stay and were great resources for any outings we wanted to do while on the island. We would 100% recommend the property and renting through Island Real Estate to anyone thinking about a vacation on SXM!

Best vacation ever!

It is hard to explain how magical our vacation in Saint Martin, and at Joy Estates in particular was. The home is spacious and had everything our family of six needed. Everyone had their own bedroom and bathroom and the common areas were wonderful. The showstopper though was the outdoor space and the view. We woke up every morning to the view of the ocean around us and the gorgeous, enormous multi leveled deck to view it from. I woke up early every morning just to sit outside with my book and coffee and soak in the paradise around me. The challenge was deciding where to sit as there were so many options of seating and views. The landscaping of the home itself was as beautiful as the interior and we completely enjoyed the resident tortoises, geckos, birds, and occasional monkey! Leading up to and throughout our stay, the managers, Maia and Julia were helpful and gracious and the entire grounds staff and housekeepers were equally amazing. We cannot recommend the island and this home enough and cannot wait to come back to both as soon as we can!

The 5 bedrooms, each with their own bathroom, was so convenient. The kitchen has been remodeled with an extra large fridge, and we needed it! The turtles on the grounds made it feel like we were at home with our pets!!! LOL! So much room and sitting spaces outside where you could easily find a private area to read or relax. The location is not far from the airport or Phillipsburg. Mia greeted us off the plane and escorted us to the house which was a blessing in the dark!! The groundskeepers kept everything immaculate! We will be back!

The grounds are really nice and there are even two tortoises that live there that are fun to see every day. The kitchen is beautiful and new and so are some bathrooms. Slowly they are updating the house and property. The pool is definitely cold in the winter months as it isn’t heated. To have a tennis court also is amazing but the winds were so strong we could barely play. I think they are going to install wind screens soon. The owners take great pride in their property and. IRE responds almost immediately to any concerns or questions.

Amazing views

We had a group of 8 and there are lots of areas to all be together or seperate depending on what you like. The outside is multi level and has a very nice pool and hot tub. There is also a tennis court that was fun for the young adults in our group. The property management was quick to answer any questions we had. This was my first time renting withbthem but will not be the last. There is a very nice man who maintains the grounds daily. We loved the three turtles that live on property. We fed them grapes,oranges and lettuce daily. The only drawbacks I would say is there are a lot of stairs ao if anyone in your group has mobilty issues I would not recommend this house and secondly for such a large home and stocked kitchen there is no ice maker. We made frozen drinks often and the ice trays were not ideal. It would not prevent usnfrim renting here again we would just get bags of ice

We very much enjoyed the deck with amazing views of the ocean, Philipsburg port, and surrounding islands, the refreshing pool, the professional grill, the tennis court, the outdoor breakfast and dining areas, the beautiful and very well-maintained vegetation, the colorful birds and the occasional turtle and iguanas encounters. The indoor and outdoor spaces were clean and well maintained and the managers were very prompt, courteous, and helpful. The property was stocked with pretty much all amenities we could imagine - very well-equipped gourmet kitchen and grill, tasteful decorations and furniture, games and entertainment. The drive up to the property is a bit steep in certain places, but very doable. We enjoyed exploring the Mullet and Maho Beaches, as well as Grand Case beach and restaurants and we highly recommend the Pinel Island beach and restaurant.Overall, we had an amazing time at this property!

From the time I booked with Irie vacations until our departure date, I received outstanding service. It was perfect. Cherise and Maia from IRE Vacations were so helpful. We couldn't have had a better stay. We usually go for more modern properties but after staying, we found that the house was comfortable and met our needs very nicely.
