PB PipeDream is a beautifully updated 2-bed-1-bath one-story house located in a family-friendly neighborhood in the north end of Pacific Beach. Featuring a spacious walkout deck from the living room and an upgraded, well-equipped kitchen, this clean, bright space has a modern feel with a beachy spirit.

Good to know: Acknowledgement of Good Neighbor policy and signing of rental license agreement will be required for processing of reservation.
*PROPERTY RULES*
* This is a non-smoking/vaping property, prohibited on premises indoors/outdoors
* PETS NOT ALLOWED on premises at all, at any time, no exceptions (inside/outside)
* Any children and young adults must be accompanied by parents at all times
* Absolutely NO parties or gatherings, large or small
* Anyone visiting property and/or staying overnight must be pre-approved by owner prior to arrival (submit names, relation to reservation holder, & age requirement-related info)
Additionally, because this rental is situated in such close proximity to neighboring homes, only guests who genuinely understand and are sympathetic to a very strict quiet policy are able to be considered. The surroundings are NOT pin-drop quiet by any means, but the owners are committed to the Good Neighbor program which means this rental will not be a source of noise disturbances.
*STRICT GOOD NEIGHBOR POLICY*
* Quiet hours strictly enforced 9pm - 8am
* Please refrain from using outdoor deck/patio after 9pm.
* During quiet hours kindly close windows & doors whenever generating noise inside that may carry into nearby neighbor windows, and be quiet coming & going outside.
* Excessive noise disturbances during the day are prohibited, including music, playing ‘drinking’ games, shouting or use of profanity.

*INSIDE SPACE*
Grey-washed oak vinyl plank flooring throughout this cozy cottage, with plenty of entrance mats for shoes and sandals. You'll find a nice range of lighting schemes with natural light from windows, overhead lighting, and table lamps, that allow you to either light up the room to see what you're doing, or, turn down and wind down in a mellow, ambient atmosphere.
The Living Room has a nice, open feel with a sliding patio door, a large wall-mounted flatscreen TV, conversational seating and a dedicated desk area. For your convenience you'll find a set of wooden TV trays, shoe bench, and coat hooks.
The path through the Kitchen provides easy walkout access to the grill outside on the deck. Ample counter space allows for simultaneous food prep and cooking activities, with a large sink and easy cleanup setup. The vintage dinette set seats 4 (drop-in leaf allows 2 additional chairs) and a wooden wine rack in close reach.
Each Bedroom is equipped with its own remote-controlled AC/Heat, HDMI-ready TV, beach-themed artwork, small dresser, nightstands, bedside lamps, accent chair, room-darkening curtains, closet with shelving, hangers, laundry bag and luggage rack.
Alternative bed options for children include choice of a queen-sized self-inflating/deflating Aerobed (to be placed in living room at night) or a twin-sized foam Versa mat; both provided with bedding.
The Bathroom has a sleek shower/tub surround, laundry closet with washer/dryer, vanity and overhead cupboard for toiletry storage, mirror, and towel hooks.
*OUTSIDE*
Situated on the back half of a shared lot between the owner-occupied main house and garage, this detached house has dedicated parking for 2 vehicles. Security camera mounted above parking pad facing alleyway. A tall privacy gate opens directly into a securely fenced-off yard space containing a storage shed, a picnic table, and walkway leading to the deck stairs.
