Luxury Broken Bow Cabins (LBBC)
Our goal is to provide a relaxing, seamless stay while protecting the comfort of our guests and the care of these privately owned cabins. Please review the following information to help ensure an enjoyable experience for everyone.
Check-In & Check-Out
Check-in: Anytime after 3:00 PM
Guest support hours: Phone assistance is available until 7:00 PM. After this time, guests may still check in independently using the provided access code.
Check-out: 11:00 AM
Late departures may result in additional hourly charges. Early check-ins are not guaranteed.
Arrival Information
Detailed driving directions and access instructions will be sent prior to arrival and made available in the guest portal. Due to limited cellular service and unreliable GPS in the area, we strongly recommend printing or screenshotting directions before traveling.
Fireplaces & Firepits
Indoor propane fireplaces operate seasonally from October through January. Pilot lights will be on during this period.
Some fireplaces operate with a push button or timer (30/60/90 minutes). Others use a control knob—please follow posted instructions carefully.
Do not turn the control knob to “OFF,” as this will extinguish the pilot light.
Outdoor fireplace flames may be affected by wind and cannot be guaranteed.
All cabins include an outdoor firepit. Firewood is not provided, but may be purchased locally. Guests may use small deadwood found on the ground if it fits safely.
🚫 Firewood is not permitted in propane fireplaces (indoor or outdoor). Damage caused by misuse will be charged accordingly. LBBC cannot guarantee fireplace operation and refunds are not provided due to non-operational fireplaces.
House Care
Guests are responsible for maintaining reasonable cleanliness during their stay and leaving the cabin in good condition at departure. These are privately owned homes, and we ask that they be treated with care and respect.
Age Requirement
Guests must be 21 years of age or older to reserve.
Cabins are intended for families, couples, or adults 21+.
Unchaperoned groups or students under 21 are not permitted.
Valid exceptions may apply for couples (honeymoon, anniversary) with prior approval.
LBBC reserves the right to refuse service if policies are violated.
Acts of God & Service Interruptions
LBBC is not responsible for power, internet, or service outages caused by weather, rural infrastructure, or regional issues. Maintenance concerns will be addressed as promptly as possible based on technician availability. Refunds are not issued for such interruptions.
Pets
Select cabins are pet-friendly.
Non-refundable pet fee: $125 per pet, per stay
Maximum: Two dogs (where permitted)
Pets must be crated when unattended and are not allowed on furniture or beds. Additional cleaning or damage charges may apply. Unauthorized pets or violation of no-pet policies may result in fees or eviction without refund.
Smoking
All cabins are non-smoking. Evidence of smoking indoors will result in additional cleaning fees. Please dispose of cigarette butts properly outdoors.
Hot Tubs
Please supervise children at all times.
No glass, food, oils, soaps, lotions, or bubbles are allowed.
Shower before and after use.
Do not sit or stand on hot tub covers.
Hot tubs are drained and sanitized after every guest. Damage may result in repair or replacement charges.
Trash
Please secure all trash in the outdoor receptacle. Wildlife is common in the area, and unsecured trash can attract animals. Trash service runs Monday, Wednesday, and Friday.
Firearms, Fireworks & Noise
Fireworks and discharging firearms are strictly prohibited on cabin properties. Quiet hours are 11:00 PM – 7:00 AM. Loud music, parties, or disruptive behavior are not permitted and may result in eviction without refund.
Internet & TV Services
Internet and satellite services are provided as a convenience and are not guaranteed. No refunds are issued for outages or service limitations.
Damages & Missing Items
Guests are responsible for any damage or missing items. Cabins are inspected before and after each stay. Charges may apply for excessive cleaning, damages, or missing inventory.
Maintenance & Service Calls
Please report non-emergency maintenance issues between 9:00 AM and 4:00 PM. Emergency concerns should be reported immediately. Service calls resulting from guest oversight may be charged to the guest.
Lost & Found
LBBC is not responsible for items left behind. Shipping can be arranged upon request for a handling fee plus shipping costs.
ATV, RV & Camping
ATVs, off-road vehicles, RV parking, and tent camping are not permitted on cabin properties (with limited exceptions). Violations may result in fines or eviction.
Wildlife
Cabins are located in a natural forest environment. Wildlife encounters are possible. Please do not feed or approach animals. LBBC is not responsible for wildlife-related incidents.
Liability
Guests acknowledge the inherent risks of outdoor activities. LBBC and property owners are not liable for injuries, accidents, or loss of personal property during your stay.
Starter Supplies
A starter supply of essentials is provided, including paper towels, toilet paper, soaps, trash bags, dishwasher tablets, and laundry detergent.
Violation of these policies may result in eviction without refund. Cancellation terms are determined by the booking channel used.

Beautiful location, close to hiking, shopping and restaurants. Clean cabin, plenty of firewood available and really enjoyed the hot tub. Will be returning!
My friend and I really enjoyed staying at the Red Fox Den Cabin. The cabin is nicely decorated and has a wonderful wrap around porch. The hot tub was really clean. The location is perfect to anything in Hochatown. We thoroughly enjoyed our stay and recommend this cabin to anyone.
We were coming to just relax and not think about work. The Cabin is larger than I expected, and nicer. Spent most of the time relaxing on the back deck and hot tub. The convenience of location is fantastic, especially if hanging out in Hochatown or Beavers Bend. Easy
We really enjoyed our stay. We went for the Total Archery Challenge. The Hot Tub was great to have at the end of each day. The only complaint we have was each night the restaurant across the street had live music and we could hear every word of every song. Definitely bring noise canceling head phones.
Great for staying close to attractions and relaxing
We enjoyed our cabin and the hot tub was great! The cabin setup was nice and it was close to everything. We were glad that there was wood already on site to use for out door fire pit or fireplace inside. We we'd love to stay there again.
Absolutely enjoyed our stay. Loved the coziness, quiet and secluded atmosphere. Yet not far at all to sights and activities. We all want to return and stay longer! We hated to leave.

Cabin in the woods with a porch swing. There was a hot tub, but we did not use it. The shower was excellent. Woodsy decor in the cabin, even in the dishware. We were quite comfortable. We had a problem with the key lock. Hadn’t seen that type before. Host responded immediately to my phone call and we figured it out. We were minutes away from the entrance to Beavers Bend State Park. Did I mention that peaceful porch swing? Would stay here again
This was such a beautiful and cozy cabin for our family of three. The beds were comfortable and the cabin was stocked with almost anything needed. The hot tub was amazing and the creek behind the property was fun for our young son. The location was perfect for getting to Beaver's Bend lake and restaurants.
The cabin was very beautiful and had everything we needed for our stay. The cabin did smell like smoke from the fireplace and was a bit difficult to find without an address.
We had an amazing time. Ample firewood was cut and ready for our stay. The hot tub was clean and hot. Everything was perfect. Couldn’t have asked for anything better.
This is a great little cabin with a really nice wrap around porch. It was clean and a convenient location. We were there just for three days to do come hiking. It couldn't have been more perfect for us.
My family and I enjoyed our stay here. The hot tub overlooking the creek was the best part! The cabin was a great size for a family of 4 and the location was nice being close to the main road, but still tucked back in and felt secluded. The only negative to me would be that fireplace made the place smell smoky even without being used.
Overall, the stay was great. Very comfortable beds. Lots of pots and pans if you plan on cooking. Would have been helpful though to have Saran Wrap. All other supplies were adequate. WiFi was spotty and some of the wood wouldn’t burn but other than that, all was great.
