This gorgeous 5 bedroom, 4.5 bathroom secluded property sits on the ever changing Bass Creek with the MOST IMMACULATE MARSH VIEWS. The creek ebbs and flows with the tides and is the perfect place for the nature enthusiasts to enjoy Kiawah Island unique landscape. The PRIVATE DOCK behind the home is ideal for fishing, crabbing, and kayaking.
The home is exclusively designed with luxury in mind, from the 4,600 square foot expansive lay-out to the modern furnishings throughout. With a PRIVATE POOL AND HOT TUB, what more do you need to enjoy this premier location on the Atlantic coast?
Upon arriving to the home, you are greeted with a charming iron-gated courtyard which encompasses a private pool and hot tub. This is a perfect area to relax, lounge, and enjoy the salty air and ocean breezes.
Once entering the property, one immediately notices the EXPANSIVE LIVING SPACE, which features beautiful hardwood floors and floor-to-ceiling windows showcasing the UNBELIEVABLE MARSH VIEWS. The first floor of the home includes the main living room, dining area, kitchen, BILLIARDS ROOM, a queen bedroom, and numerous areas for sitting and relaxing.
The main formal living room has comfortable, modern furniture and French doors that open on both sides of the room: one to the MARSH-VIEW PORCHES and the other to the pool courtyard. The second living room area on this level features a large flat-screen TV (streaming only), pull-out sleeper sofa, and is an ideal place for watching shows or your favorite sports game. There is also a billiards room for a fun game of pool with friends.
The kitchen is definitely a favorite spot in the home. It is equipped with GRANITE COUNTER-TOPS, custom cabinetry, and a large central island, which is great for entertaining. It features a six-burner VIKING STOVE AND SUB-ZERO refrigerator and freezer drawers. The dining table seats 8 guests, with a unique wall-length bench running along one side. The kitchen accesses both porch areas, including the spacious screened in area with additional dining table with seating for 6 guests. It's an ideal space for grilling out or enjoying your morning coffee with views of the creek and marsh.
The first floor bedroom (Bedroom 1) has a queen bed, private bathroom, and has access to the POOL COURTYARD. Moving up the stairs to the split level, there is a second bedroom (Bedroom 2) with two twin beds and a private balcony access. This bedroom will not have a private bathroom, but can use the downstairs half bath.
The remaining three bedrooms are on the second floor of the house and all have access to the BALCONY WITH UNBEATABLE SCENERY. The third bedroom contains a King bed (Bedroom 3), and the fourth bedroom has two Queen beds (Bedroom 4). Each of these rooms have a TV (streaming only, no cable) and private bathroom. The main master suite (Bedroom 5) features a King bed, large walk-in closet, and contemporary bathroom with beautiful marble tile, dual sinks, expansive shower, and SEPARATE SOAKING TUB

This home is beautiful! We enjoyed the pool and private dock! Lots of televisions throughout the home with the exception of the main living area. Would have liked a television in the living room for family movie nights. Overall, we really enjoyed staying at this home!

Much Needed Break
Very Disappointed
The property 20-30 years ago was probably ahead of its time. In 2024 it’s very old and dated.
There was no welcome when we arrived. Nothing on the table or beds. Not even some sparkling water and pretzels.
The interior lights weren’t turned on.
Upon entering you immediately smell that the house has been either closed up for some time or desperately needs cleaning and freshening up. Febreeze plug ins would help.
The furniture, beds and area rugs are very old and visibly dirty.
There are bruises on the walls.
The upstairs middle bedroom’s bed frames has a large hole in it.
The lamp shades in the Master Bedroom have cobwebs and one of them has a hole in it.
The closet of the middle upstairs bedroom has black mold in it.
There are bunches of exposed wires behind the television sets.
Several of the light fixtures don’t work.
The balcony furniture doesn’t belong and is very uncomfortable.
The globe from the second floor balcony is on the floor.
There were drinking glasses from previous guests or someone left around the pool.
The property really needs a complete and major overhaul. The owner should also consider putting the Master Suite downstairs.
If VRBO needs pictures we have them!
The View, Kitchen and the Master Bath were the only positives of the stay.
Paying this amount for a property of this caliber is unjustifiable.
We would definitely not stay here again nor recommend staying to anyone else.

Needs Improvement
Size of house was great and good quality build overall with nice furniture throughout. The pool/spa was a nice addition to the house but constantly dirty from leaves falling off the gutter into the pool (gutters are full of leaves), drifting to the bottom. When we arrived the filter system below skim basket was full of a gallon of leaves so clearly it wasn't checked before our arrival. House on the outside needs cleaning. Windows inside and out were filthy. Because of the marsh view you want clean windows to see it. The stairs to the garage look like they have not been cleaned in 5+ years. We had trouble with the oven and it heating food. There were no directions at the house for how to use the pool. Having a Kiawah map would be great too. Had a hard time even locking doors.
Drew was responsive to my pool questions -- thank you! A mid week quick clean was provided due to our complaints to management company upon arrival.
For the amount of money we paid, we'd expect to have a much more well kept property. Feels like we should get some $ back for the pool bits as we were constantly cleaning it.

Absolutely no complaints. So much space with plenty of natural light. My favorite room was the kitchen, great for staying home and cooking, which we did every night. I would definitely recommend and stay here again myself!

Needs Improvement
The gas ran out at the house during the week. Initially I was told it would be fixed the same day I called to report the issue. It was not. The next morning I waited several hours after the office opened and I heard nothing. I called and the woman at reservations told me she thought it had been taken care of. A few hours later I received a call from the property manager who said she wasnt sure when it would be fixed and could not even assure me it would be fixed that day. Finally, the gas company came around dinner time (causing us to have to change our dinner plans) and identified that the propane tank was completely empty. This whole ordeal caused us to not have warm water or the ability to use any kitchen appliances for almost two days. We spent the whole day waiting around at the house for the gas company to arrive which was essentially a wasted day of our vacation. Furthermore, after the first two days of the trip I dont believe the pool heater was working at all as the water was always colder than the air temperature. This was disappointing as the pool was the main reason we chose this house and we paid almost $1000 to have it heated for the week. Overall the experience was poor. I would like to discuss a partial refund of the rental fees we paid for the house given the aforementioned issues.

We loved the property. There were a few items which could be easily corrected: instructions to whirlpool in pool (to heat it). We figured it out. Needed more paper products. The house had a few issues: two lightbulbs were burned out (we found them and replaced them) and the two toilets were "broken." The handyman came promptly and fixed those.
The main item was a ceiling water leak that began around 6:00 p.m. Saturday night. we telephoned numerous times. We understand it was a Saturday night. By 11:00 p.m. the ceiling started giving in and one of our guest's clothes in the closet were wet. The leak ruined a newly purchased sweater. We had to move her at 11:00 to the couch downstairs and move everything out of her room. The carpet was soaked. So, our planned Saturday night activities were ruined.
I am still waiting on someone to take care of this. I love renting from you and expect to rent in the future, but this is something that could be easily remedied. A 10% discount is not enough. We expect a 1/3rd refund as it ruined one of three nights. My friend's sweater cost $68.00 plus tax. We sent pictures in immediately. Thank- you.

Could be better
Great location and roomy but home could have been much much cleaner and maintained better! From filthy floors / rugs, kitchen cabinets to moldy shower curtain to name a few items. Palmetto bugs were also an unwelcome issue.
Stayed here for my 30th birthday with 12 close friends. Awesome house and perfectly setup for a good time. Pool was great and dock was awesome as well. Would definitely stay again.

12 Summer Island is a beautiful home and Sweetgrass was amazing to work with. The home has an amazing view and is really well kept. The photos online do not do it justice, which we have found is rare when renting vacation homes. We have been to Kiawah many times and this is by far our favorite home. This home really highlights all that Kiawah has to offer. It is luxurious, fun (private pool and pool table), has a beautiful view....just to name a few. We usually like try different homes when we travel to Kiawah, but I think we have found our new “home” and look forward to coming back many times!
