Booking Requirements: • 30+ Night Stays may require a lease. If the stay will be paid in monthly installments, a lease will be required and a security deposit equal to one month's rent is due at signing. If the stay is paid in full at time of booking, no lease is required. • Security Deposit: A refundable $2500 security deposit may be required, depending on the length of the reservation.. The deposit is refunded within 5–7 days after checkout, assuming no damage or excessive cleaning. Payment (when applicable): ACH (no fee) or credit card (3% processing fee). Lease and security deposit requirements do not apply to Airbnb bookings. By booking, guests agree to this policy. • All check-ins are contactless! To provide this service, we require a photo of yourself holding your ID to verify your identity, to be emailed or texted to our reservations department, no later than 24 hours prior to arrival. No exceptions. (Please be aware that we do not have staff available to meet guests in person on site for this purpose.) • All guests must be over the age of 25, unless part of a family unit. Verification may be required. • Bookings made within 7 days of arrival will require additional credit card documentation. • A Minnestay Rental Agreement must be signed, no later than 24 hours prior to arrival. This will require that you provide us with your email address. Please inquire about the terms and conditions prior to booking. • Discounts are valid only at checkout, are not retroactive, and cannot be combined with other offers. • All reservations are subject to the cancellation policy in place at the time of booking. Refunds outside of this policy are not guaranteed. • Minnestay is not responsible for travel delays or cancellations due to weather, illness, or other unforeseen circumstances. We strongly recommend purchasing travel insurance. • Direct bookings or other online booking sources may be subject to a 3% cancellation fee.
House Rules: • Check in: 4pm; Check out: 11am. Check‑in and check‑out times must be followed unless early/late arrangements are approved and are subject to additional fees. • This is a smoke-free property (tobacco, cannabis, e-cigarettes, vape, etc). There is no smoking allowed inside the property, on balconies/rooftop decks (Sable), or within 25 feet of the property. Fees will be assessed for smoking inside any part of the property, including common areas (Sable). • No events! This home is designed for families and responsible adults. Restrictions include, but are not limited to: Weddings and wedding celebrations, bachelorette/bachelor gatherings, and reunions. • Pet‑friendly listings allow dogs only; all other homes are no‑pets. Please provide prior notice to Minnestay team if you plan to bring your pet. Pet fee is required and varies based on the number of dogs, starting at $150. Most pet-friendly homes allow a maximum of one dog; please inquire in advance if you wish to bring more. Certified Service Animals are welcome at all properties (does not include emotional support animals) and will need to be mentioned prior to booking. • This property may have a noise monitoring device on the interior of the home. Additional noise monitoring devices may be located in gathering spaces on the exterior of the home, as well (does not apply to Sable). • Please note that you are staying in a private home and not a hotel. We expect that you will treat it with respect. If any problems arise, we will do our best to resolve them as quickly as we are able. • Consumable amenities provided by Minnestay are not refilled during stay. • Additional daytime or overnight visitors are not permitted without prior approval. • Please follow all posted instructions for fire pits, grills, hot tubs, saunas and other amenities that may be located on the premise. Guests are responsible for safe and proper use of all equipment. • All guests must comply with local ordinances, including noise, occupancy, and parking regulations. Any violation that results in fines or penalties may be passed on to the guest. • Guests are responsible for damages that occur during their stay. Claims will be handled in accordance with platform policies and the rental agreement. • Please do not move or rearrange major furniture (beds, sofas, tables, dressers, etc.). Damage caused by moving furniture may result in additional charges, and any labor required to return items to their original placement may incur a fee. • Minnestay is not responsible for noise, traffic, construction, or neighboring activity outside of the property’s control. As such, refunds will not be provided for noise-related disturbances. • Temporary interruptions of utilities, Wi-Fi, or streaming services may occur and do not qualify for refunds. • Quiet Hours: 10PM-8AM. We love our neighbors! Please be respectful of the permanent residents around this property. • Security cameras may be on site, located on the exterior or in the common areas (Sable) of the property. • Loss of any physical keys, key fobs(Sable), garage door openers and/or parking passes (Sable) will incur a fee. • Fines up to $2000 per violation may be accessed to anyone found breaking these rules.
Deviation from these rules can result in an eviction from the premises with no refund, as stated in the signed rental agreement.

Very quiet building and loved the parking underneath the building. Cozy "fireplace", awesome view and an easy location. There were lots of restaurants we could have walked to.

I loved this properly. Not only was it in a great location but it had just the right amount of space inside the loft and parking was a breeze. If I visit again I’m definitely booking with them again.

Loved the location! Right in the middle of everything we wanted to do. Apartment itself is nice and was clean overall except for area rug had several noticeable stains. Mattress on queen bed uncomfortable- really sunken in the middle so kept rolling inward.

North Loop is a very fun location. Only a couple blocks to the river, to Nicollet Mall, to many fine restaurants and bars, museums and theatres. The apartment is very clean, attractive, and well supplied. We appreciated having free parking on the same floor as our condo. We’ll be back.

Great location downtown. Very safe. Close to all the fun of this vibrant downtown area. You park your car and never have to use it again. Many things in walking distance. Property is just as described. Management is super responsive in answering questions.

Fantastic stay in this perfectly sized for two, very very clean (I’m picky), excellently located apartment. I would rent this unit again and recommend it to everyone. I contacted housekeeping for a hair dryer and they brought it over that day. Great customer service and super easy to get in and out. Perfect getaway!

Single mom with a tween and a teen. Safe parking, easy in and out. Perfect location between the MOA and other local landmarks. We walked to the local eatery’s and saw all the sights! The rooftop common area was so beautiful at night. We cooked up there one night and watched a movie. The apartment was spotless, bed was comfy, pull out sofa was as good as a pull sofa can be but my teenager didn’t complain. The in unit washer and dryer was so handy and there was hot water for all! Loved staying here at the Sable. Great location with wonderful restaurants nearby. Condo had plenty of space and everything you need to enjoy your time away. The only thing I would change is that the garage across the street had a loud announcement anytime anyone left the garage. But as the week went on, you didn't even notice it anymore.
My husband, my adult son, and I chose this location because it was in walking distance of family that we were visiting. This was so much better than a nearby hotel for the same price. The condo was so clean, well furnished, and very comfortable. We will certainly stay here again. One thing to fix - the bathroom faucet is temperamental - it's either off or on full blast, nothing in between. Probably needs to be replaced. But that was just one little thing! Thank you!
We enjoyed our stay. It was very comfortable and within walking distance of many restaurants. The views were great and we took advantage of the roof top patio. It was very clean. Parking was great with easy access to the building. The property manager was a phone call away.
Weekend family getaway to Mall of America. Excellent accommodations. The fridge was a little dirty at the bottom, but Minnestay informed me in advance of the previous guest.
Our apartment was very clean. The location was perfect for our visit. Check in process was easy and when I had a question, they were very prompt to response. Would definitely stay here again.
The view of the city from the apartment was great! Walking distance to anything you would want. Very quiet building. We would love to stay when Covid is over and in the summer to enjoy the rooftop deck and maybe go to a Twins game since the statium is so close. Perfect anniversary getaway, Covid style!

Great property and great location! The rooftop deck was fantastic to relax and drink a glass of wine. We had a slight issue with the rental property but the team was very responsive and had it handled within a half hour. We definitely will be staying again!
