Our family loved our stay at this property while we were in town for a family reunion. We had ample space for our 3 families and the river was absolutely lovely.
My family loved our stay here! It was amazing being away from everything and seeing all the stars and soaking up all the beautiful scenery. The location is just stunning, and the cabin and house were both just as described. Great location for kayaking and swimming as well. We will definitely be back!
Our extended family group of 11 people ranging in age from 6 to 50 found the roomy accommodations and secluded access to river front on the Llano the perfect way to spend Spring Break. We appreciated that the kitchen offered basic cookware and spices in case we forgot anything at home. The sleeping setup was exactly as described. The path for walking down to the river’s rocky edge was easy to navigate, and the driving path for hauling chairs, shade, coolers, and kayaks was handy.
Everything about the arrival process was exactly as the owners notified us about. It was seamless and easy even with us arriving late and in the dark. Our family enjoyed the space inside with 9 of us total and there was plenty of room for us all. The property was spacious as it was perfect for hours of hide and seek! Laughter filled our time and we will definitely be back to host more family gatherings here! The hosts were kind and quick to reply with any questions.
We stayed in a group with two families, including three children 4-12 years old. The drought has most waterways dried up yet there was constant running water over the riffles, a small lake area to swim in and paddle around in our kayaks. Both the cabin and the barn were well stocked with everything we could want or need. The only things that would make it even better would be a washer/dryer or a washer and a clothes line that us short people could reach and a gas grill in addition to the charcoal pit. We are already planning our return trip for next summer!

Thank you for your stay. Glad you enjoyed it! I also appreciate your feedback! Hope to have you back!
This was our second trip because we loved our first one so much. The Cole's are always quick to respond and the house has everything you need. This go 'round, we had one small issue and I reached out and the homeowner's were there within an hour to remedy to issue. Extremely responsive with that and when I just had silly questions about the area, even after checkout.
Make sure to bring your chairs, kayaks or floats and be ready to just enjoy the quiet privacy their water access provides you!
Loved our stay at Terra Firma. Views were great. Spent time by and on the Llano River. Had a wonderful family weekend. Having two separate sleeping properties was great for our small grandson. Would love to do it again.
This was our second time to stay at this property and we all had a great time. Fun spot to enjoy with your family in the river and hiking the property! Thank you for sharing this wonderful place!
We booked a weekend to celebrate my parents 50th anniversary 🥳
PRO’s ~ the owner had excellent communication, even offering us the opportunity to check-in early...always responding to any inquiries.
The location is right off the road but feels excluded, the main barn sits on a hill, you can see the Llano River from the back porch.
The cabin, which you drive past first is quaint and fit for a couple/small family or group of friends willing to share the space.
The barn is cool 😎 & comfortable, 2 bedrooms w/separate bathrooms.
Open kitchen / living area in between, tastefully decorated.
There is plenty of room to walk, hike, drive to the river but there is no easy river access.
My parents (in their 70’s) we’re not able to enjoy the river other than be driven to it for viewing.
The place is perfect for R&R, bird watching, viewing wildlife, watching the sunrise/sunset, a bonfire or just sitting enjoying a drink/conversation.
Minimum Con’s ~ mattresses feel dated (or not firm at least -King mattress)
limited silverware in the main barn, I borrowed the toaster from the cabin and it did not function properly (needs to be replaced, 1 added to the main barn)
I would love to return & definitely recommend 🤩

A good time was had by all! Barn and cabin worked well with our crew. River was awesome and so nice and cool on a hot summer’s day! Owners were very quick to get back with any questions we had. Definitely coming back! Thanks for sharing your comfortable river houses.

Why they chose this property
We have been in this area for a long time and wanted to own a place on the river. When we visited this property we fell in love with its solitude and beauty. This stretch of the Llano River is very unique and always has good water flow with little river traffic. The views from the porch are amazing, as is the night time sky.
