Beachfront Villa Aestas with stunning view / 5 Bedrooms, 6 Bathrooms

Located in the small fishing village of Stanici, which lies 3kms south of Omis, this sea front villa offers wonderful views of Brac island. The villa would suit families travelling together, or a group of friends looking for a spacious seaside villa located on an exceptionally pretty beach set in spectacular surroundings. Stairs from the main terrace lead down to a child friendly beach.

The villa is approached off the main road down a short track to the main parking area. At the rear of the villa is a courtyard with a table and chairs. The villa is divided into two apartments. The first apartment is entered via a spiral staircase leading up to the main entrance hallway located on the first floor. On this level there is one double bedroom with en-suite bath and shower room, one twin bedroom and a separate batth and shower room.

A half set of stairs leads down from the hallway into a spacious open plan kitchen / diner / lounge area. This room features two sets of French doors leading out to the upper sea view facing terrace, there is also a staircase from the lounge leading up to a galleried sleeping area containing one double bed.
The second apartment is entered from the rear courtyard on the ground level through an entrance hall which features two double bedrooms, one with doors leading out to a side sea facing terrace and a separate family bathroom. Stairs from this level lead down to a part way landing containing a large double bedroom with an additional sofa bed, en-suite shower room and two sets of French doors leading out onto a sea facing terrace.

Further down the stairs guests will find another floor level featuring a fully equipped kitchen and separate bathroom. Descending to the bottom of the staircase, guests enter the spacious open plan dining room / lounge area with two sets of French doors opening out on the main sea facing spacious terrace with outdoor dining area.

All rooms have air condition.

On the main terrace there is also summer kitchen with BBQ.

Parking is provided on premises, 3 places in garage and 3 open ones.

There is possibility to rent additionaly newly built beach annex that consists of 2 rooms with bathrooms and beautiful terrace on the beach. Price on request.

This villa is one of the first works of world's famous architect Slobodan Selinkic.

Beautiful location

We enjoyed our stay immensely! The location is beautiful, especially nice for swimming and enjoying the beach. The outdoor patio is lovely and there was plenty of room for our large family. Host was helpful with local recommendations.

Superb view and friendly owner

Fantastic view of the Adriatic See from almost all rooms. Clean rooms and very friendly owner who is there to help with any questions. Parking is a bit tight.

Beachfront villa in Stanici

We had the most beautiful stay in this amazing villa. The outlook from the terrace and for those of us lucky to have the sea facing rooms is spectacular. I would normally only chose properties with a pool but swimming outside in the sea was way better. Outside BBQ is great and all facilities inside were more than adequate. Plenty to do locally if you have a car and good supermarkets within walking distance. Can't comment on restaurants locally as we drove when we did decide to go out. I wouldn't hesitate in recommending a stay here to anyone.

Strandhaus mit Traumblick

Wir (6 Erwachsene und 4 Kinder ) hatten tolle 10 Tage in dem geschmackvoll eingerichteten Haus verbracht. Eine schöne Terrasse mit einem traumhaften Blick auf das Meer und die gegenüber liegende Insel. Das Haus liegt direkt an einem kleinen Kiesstrand. Ein paar Liegen und 2 Kajaks stehen den Gästen zur Verfügung. Etwas abenteuerlich ist die steile Zufahrt zu den Parkplätzen. Für einen erholsamen Strandurlaub ist das Haus sehr zu empfehlen.

Wonderful getaway.

A wonderful place to relax and unwind with friends. Rental process was easy and we had all we needed. Private Beach access was a big bonus. The driveway is a little scary but we managed it and after a couple of drive ups and downs our designated driver was confident. Overall a pleasant place to stay.

Just simply amazing!!

Victor is a great host. He gave us great recommendations on where to buy fresh fish and meats. We grilled every night with that fab outdoor kitchen. The beach was perfect (I like stone and not sand). The water was perfect.

Amazing villa with lots to do and very conveniently located

The villa is beautiful and the little bay is spectacular. It is very conveniently located close to a little restaurant and bar in the beach as well as a few local shops (bakery, greengrocer and small supermarkets) on the main road. Viktor was extremely helpful and very hospitable. He helped with restaurant recommendations and information on how to hire a boat (definitely recommend a trip round Brac). He also helped find somewhere for me to park the huge 9 seater van we had hired as I didn’t fancy driving it up and down the steep Croatian hill from the main road to the villa. The villa has a couple of sea kayaks which the kids loved and ample beach loungers for the adults and teenagers to perfect their tans on. The town of Omis is very close with plenty to keep you occupied. I would recommend the zip line tour above the Cetina river as well as the rafting on the river. It is truly a special place and Viktor and his family are great hosts. Thank you.

La maison est comme sur les photos! Très propre et décorée avec goût. Très fonctionnelle car il y a une salle de bain pour chaque chambre. Nous étions 16 et nous n'étions pas gênés. La vue sur la terrasse est magique du petit déjeuné au couché du soleil. La mer juste en bas est un must. Je recommande de louer avec l'extension car cela change tout et permet de ne pas monter les escaliers en cas d'oubli! Le petit plus, Lidija s'occupe du ménage le jour du départ.

So pretty and peaceful

Our group of 8 stayed for 5 nights in this lovely home on the Adriatic Sea. The fact that the weather was a lot warmer than usual for the dates we were there made it all the more enjoyable. We were able to listen to the sounds of the ocean all night. The house has everything you need for a big group. Easily could have slept 4 more. The off season meant that there were no restaurants open but the taxis were reasonable at €17 into Omiš. The driveway down to the house from the road is very steep and not for the faint of heart! But it provided us with much needed exercise and kept us active after consuming delicious Croatian food and beer! The owner Lidija and her daughter in law Ivana were delightful and very helpful with directions etc. The house is decorated with many art pieces -some of Lydijas original works and others collected from world travel. Thanks for a beautiful experience. The only thing that we didn’t like was leaving!

Great beachfront villa

Helpful owner, large terrace with great view, well-maintained. Good location near Omis, and with direct access to a rocky beach. Wouldn't recommend it for those with small children due to the many stairs, but good for everyone else. Definitely recommend the property!

“Fantastic holiday”

We spent beautiful holiday in Villa Siesta in Stanici. House completely fulfilled our conditions for an amazing stay. Great view to sea from balcony, near to the beach, perfect equipped kitchen and satisfied children (wifi and big TV with usb access to external hard disc) We loved the big terrace...sitting every night and listening to the sound of sea. Owner Lidija and her son were very kind and If we needed anything It was provided.

An excellent stay in a nice house very close to the beach. Beach with sun beds and wonderful clear water. No traffic noise. Several good restaurants within walking distance. Big house with a lot of space. Clean and nice decorated, air conditioning in every room. Great beautiful terrace, with a 180 degree view towards the islands. The owners of the house were very friendly and helped us when we needed something.

Our home on the Adriatic

What attracted us to this house, besides the gorgeous view, was that it had 4 bedrooms, just what we needed for our group. It worked out perfectly as we all had privacy and plenty of room in the common areas, including the lovely patio where we spent a lot of time relaxing, eating, and enjoying the sunsets! Every room had air conditioning, and the house was well equipped. We also liked the location, as it was just a short drive to the center of Omis, and a few minutes more to Split. All in all it was a great time!!!
