Tivy Cottage | Texas Hill Country Home

A bit of GRACE, we are under stage 4 water restrictions. Our grass, yard and plants are paying the price.

Tivy Cottage is an 1940's bungalow that has been fully remodeled to add a modern take on its vintage characteristics. This Texas Hill Country home is close to restaurants, coffee, bars, theater, river trail, breweries, wineries. Located only a few blocks from downtown Kerrville! Tivy Cottage is the perfect place for your next getaway. This home has many amenities like a private hot tub, outdoor shower, lawn games, fire pit and record player with records.

The Tivy Cottage has a open floor plan with lots of natural light that fills the home. This home also has very comfortable memory foam King beds, luxury linens, bamboo sheets, and comfortable furnishings to create the perfect setting for your stay. Master bedroom has an ensuite bath with large walk-in shower. Second bedroom has a bathroom just out its door with a bath/shower combo and an original 1940's sink. Sunporch has twin bunk beds with memory foam mattresses and luxury linens that even adults will love them. The room is just off the kitchen and has its own door that can be closed off to the rest of the house. Beautiful working fireplace.

Large front yard with mature pecan trees (help yourself to their bounty). Pink porch swing adorns the front porch. Backyard has a large patio and beautiful outdoor furnishings for entertaining. String lights to light backyard. fenced backyard, Six person HOT TUB. FIRE PIT area, Barbecue Grill. Outdoor game area. Outdoor shower. WIFI. Smart TV, log right into your favorite source for shows and movies. iPhone charger in each room. Dog friendly. Dog treats, dog bed, medium kennel/crate available as well. NO CATS and Please DO NOT allow you dog to get on the beds. If we see that the pets have been in the bed, we will keep security deposit.

I pride myself in having more than just the basics. For example, the house has iPhone chargers that are next to the beds, well-appointed kitchen, fabulous barware, great books on mixology, beautiful throws, blankets for by the fire pit, outdoor shower, luggage racks in both rooms, essential oils with a defuser, and paper and plastic goods.

The entire place is yours to enjoy. You will be given an entry code and will have a self-check in. If you need anything at all we are just a few blocks away. A very safe and friendly neighborhood. About a six block walk to downtown and some of the best restaurants and coffee shops.

Late check out and early check in can be requested but will depend on availability.

Lawn service come on Tuesdays between 8 am and 12 pm. Take note when booking. If weather has been bad, they may have to come on Wednesday.

Cleaning: We have always had extremely high standards for cleaning and sanitation. After cleaning we sanitize every surface. Pull chains, switch plates, coffee pot handles, faucet handles, doorknobs, refrigerator handle, oven knobs, etc.

Wish We Could've Stayed Longer!

This home is gorgeous and so comfortable! The place was so stylish, I just wandered from room to room, appreciating all of the thought and detail that went into designing this space. We all wished we could have stayed longer to enjoy the hot tub and fire pit, and the big backyard was perfect for our pup. We will be checking this property for availability any time we visit Kerrville in the future!

Wonderful house! The home was very clean with comfortable beds as well as comfy living room furniture, bar stools, and dining table. The kitchen was well stocked with dishes, utensils, soap, dish towels, etc. The appliances were very clean and worked well. The pictures show the fun the design of the property well. The neighborhood was safe, quiet, and close to the historic downtown area and Louise Hays park for swimming in the Guadalupe. Kim kindly provided restaurant recs prior to our visit. We plan to stay here again!

A truly wonderful find!

We were looking for a hill country getaway and ended up booking Kerrville not because of the location but because of this cute property- and boy did it not disappoint. The home is much comfier than the photos lead on. The backyard is a true oasis. We made homemade pizza, crafted on the large kitchen table, and even walked to a wine bar down the street. Kim was more than responsive, and we had everything we needed for a perfect getaway. I would book this home- or any other property they manage - in a heartbeat!

Great house!

We stayed here for one night in our way home from a road trip and I wish we could have stayed longer! The house has been very nicely updated (makes me want to redo my house!). The fenced yard was great for playing fetch with our dog while our kids loved the hammocks. Our favorite parts of the house were the record player, the honor bar and the board games. We spent the evening playing Operation on the back patio. It was a perfect Texas summer night.

Not Your Ordinary VRBO

My religious organization has an annual conference every year, simultaneously across the US and internationally. Originally, I had booked a trip for San Miguel de Allende. Well, #Covid. My daughter and I weighed our options and, by the time we finally decided it would be Kerrville, lots of the places I had saved to my board had already been booked. What pops up, unfinished as of yet, but Tivy Cottage. I looked at the other properties that Kim has and believed this would work. Boy am I glad I booked it. Every base covered. Most prompt and courteous responses. Many brethren and family members were staying nearby but our place was the place to be. Everyone adored the place. I’m looking for an opportunity to return soon.

Perfect rental for a Kerrville getaway

Tivy Cottage is everything you could hope for in a Hill Country getaway. The home itself has tons of character, and it's been updated lovingly with unique decor and modern conveniences. We immediately felt right at home. The house is comfortable throughout -- from the living room/dining room to bedrooms and baths. For a small house, the rooms are very open and our party of three had plenty of space. Plus, Kimberly provides all the basics and much more. Everything is well appointed and you'll find everything you need -- from coffee in the morning to an honor bar at night! Tivy Cottage is also in a perfect location for exploring downtown Kerrville's breweries, wine bars and antique shops. And Boerne and Fredericksburg aren't far away. Important to note: the house is not just pet-friendly -- the backyard is completely fenced, secure and private. That's something you often don't find in a "pet-friendly" VRBO. Kimberly was also very responsive and easy to work with. I heartily recommend Tivy Cottage for your Kerrville visit!

The PERFECT spot!

My husband and I were in town for my son’s wedding and we couldn’t of picked a more perfect place! Not only is this place immaculately clean, well maintained with some restored original features (which were so cool), it has a TON of “extras” beyond the usual amenities. Essential oils and a diffuser, robes, the most comfortable beds, records, games, an awesome backyard and the list goes on. I wish we had time to enjoy the hot tub and relax in the hammocks outside but we had a bunch of wedding festivities to attend. Kim was AMAZING from booking until check out. She bent over backwards to accommodate our crazy flight schedule and was always quick to respond to any message. Not only that she sent us encouraging well wishes the day of the wedding to let us know she was thinking about us and praying for our day. WOW!!! I never met her in person but if I did, I’d probably give her a massive hug lol. If you’re looking for an amazing time away, this is the place to stay!

Hosting friends and family, even several weddings, in our home over the years helped me to discover both fervor and gifting in the areas of hospitality and service, as well as a dream to have vacation rentals. This 18-year dream led to our first purchase of a vacation rental bungalow, which further verified my passion. We renovated that cozy cottage (we now have three) and we have plans for more. That experience rekindled a passion for all things construction. Remodeling can be daunting for some, but I love it. When building our personal home as well as our rental properties, I truly enjoyed the process of coming up with the design and layout for each space, as well as the demo and remodeling work. I loved working alongside my carpenter and collaborating with my great group of subcontractors. Creating a well functioning and beautifully designed space for my family then led to remodeling and designing homes and rentals for friends and neighbors.

I wanted to create a go-to site for vacation rentals, home redesign and remodeling. In addition to having some great places for you to stay, I can help you set up your new vacation rental or redesign an existing one! As a super host, I can advise you on how to create a “stand out” listing as well as remodel your property to function better for your guest. Our remodeling is not just limited to vacation rentals. If your home needs some new life or could function better for your family, we can help.
