Cooinda Happy Place — 3BR Home with Pool

Slow mornings, sunny afternoons, and easy evenings—that’s the rhythm at Cooinda, your “Happy Place” in Eaton, in WA’s South West.

Wake to birdsong and make your first coffee on the undercover patio, then wander inside to a bright open-plan kitchen and dining space that keeps everyone together while meals come together with ease. The kitchen is fully equipped, cleanup is a breeze with the dishwasher, and we’ve even stocked a picnic basket for beach days.

This 3x2 home is set up for relaxed, comfortable living. Each of the three bedrooms has a queen bed and built-in robes; the master enjoys its own ensuite, while the main bathroom includes a full bathtub for a long soak after a day out. The living room invites slow nights with a Smart TV and fast, free Wi-Fi, and a proper laundry (washer and dryer) keeps longer stays simple. When the mood turns playful, head to the mancave for darts at the board, a seat at the bar, and a little nostalgia from the memorabilia.

Outside, the alfresco area opens to a sparkling pool—perfect for warm-weather dips between chapters of your holiday novel (please note the pool isn’t heated). Fire up the BBQ, lay out a platter, and let the afternoon drift by in the shade. You’ll be less than five minutes’ drive to local shopping centres, cafés, and restaurants, with beaches and regional attractions within easy reach for day trips. Parking is straightforward too: a double lock-up garage for two cars plus space for two more in the driveway (maximum four vehicles on site).

🌿 House Rules

We love sharing our home with guests and ask that you please respect these simple guidelines so everyone can enjoy their stay:

No parties or events – This is a peaceful home. Unauthorized gatherings will result in cancellation of your stay, without refund.

No smoking indoors – Smoking is not allowed inside. A cleaning fee of $250 applies if this rule is broken.

Quiet hours – Please keep noise to a minimum between 10pm and 7am to be considerate of our neighbours.

Take care of the property – If something is damaged or goes missing, please let us know so we can sort it quickly. Guests are responsible for replacements/repairs.

Check-out – Before leaving, kindly remove rubbish, wash and put away dishes, and leave the home tidy. Extra cleaning fees apply if the home is left in poor condition.

Keys & access devices – Lost or unreturned keys and fobs will incur replacement charges.
