We loved our stay at this cabin! We were here for about five days and brought our boat to take down to the lake which is very close and convenient to the boat ramp. The cabin's on a sizeable property that felt like our own personal park with lots of places for kids to run and play. The river in the back is a little challenging to get down into from the bank, but you can clamber down the boulders to get into the water. The firepit and outdoor area by the river is easy to access and very peaceful for coffee in the morning! We also enjoyed taking evening strolls around the property. There is a free standing AC unit in the downstairs which helps cool the cabin very much, but it does stay warm upstairs until after the sun goes down. Other reviews mention the sulfur content in the water, which is high and does create the sulfur smell when the water is running. We brought lots of bottled water and were just fine. The cabin is very relaxing, quiet and comfortable. We would stay here again!

Very nice house, right on the Piedre River and close to Navajo State park. I understand we were the first guests in this nicely appointed house. The kitchen is well equipped and the local contact readily available to answer questions. I would absolutely stay here again.

This cabin was absolutely disgusting. Showed up to sheets stained washcloth stained black, and the water smell was just horrific. I showered one time and physically got sick just from the smell of the water. Had to wash dishes and brush our teeth with bottled water.

MAJOR HEALTH HAZARD – Uninhabitable Property & Deceptive Management

Do not book this property. My experience with this Navajo State Park cabin has been an absolute nightmare, and Evolve’s response has been a masterclass in professional negligence.Upon arrival, the water supply was found to be completely unusable, emitting a strong, noxious chemical odor that rendered the home uninhabitable. Despite being someone who grew up with well water and understands its nuances, this is not a "variation in smell"—it is a fundamental failure of safe habitability. Given the recent flooding in Pagosa Springs, the risk of bacterial contamination is high, yet Evolve attempted to "normalize" this health hazard as a mere inconvenience.The Issues:Unsafe Water: The water is unfit for consumption, basic hygiene, or even washing hands.Deceptive Listing: We discovered through further research that the homeowner and Evolve were aware of these water issues prior to our arrival but chose to rent the property anyway without disclosure.Emergency Relocation: Because the property was entirely unsafe to occupy, we were forced to find emergency accommodations last minute. This caused significant stress and additional out-of-pocket expenses that Evolve has so far failed to reimburse.Abysmal Service: Evolve’s support (specifically "Tina") has been dismissive, suggesting my "unfamiliarity" with well water was the problem rather than the blatant safety violation at hand.Evolve and the homeowner are currently in breach of the Colorado Implied Warranty of Habitability. They are prioritizing profit over the health and safety of their guests. I am currently pursuing a refund through legal channels, the Better Business Bureau, and local health departments.Save your money, your time, and your health—stay anywhere else.
