Soak in the hot tub under a canopy of stars, relax by the fire pit, or share laughter over games inside. Just minutes from Wisp Ski Resort, family-friendly hiking trails, waterfalls, and lake adventures—this is where relaxation meets wonder.

The Space

Chalet Maya Papaya is a 4-bedroom, 3-bath lakeview home designed for togetherness. Modern comforts and a cozy, storybook design create the perfect setting for family getaways and group adventures.

GENERAL RULES
Compliance
• Guest(s) must follow all terms in this Agreement, the property book, and signage.
• Violations may result in eviction without refund, loss of payments, and charges for damages.
Use of Premises
• For residential vacation use only. No events, parties, or unregistered guests.
• No subletting, transfers, or third-party bookings.
Cleanliness & Safety
• Maintain cleanliness and safety of premises and contents.
• Unsafe or negligent conditions caused by Guest(s) will incur fees or eviction.
Prohibited Items/Activities
• No smoking, vaping, drugs, fireworks, firearms, ATVs, or motorcycles.
• No pets unless pre-approved in writing.
Noise & Behavior
• Quiet hours: 10:00 PM–7:00 AM.
• Disturbances or disruptive behavior may result in eviction and forfeiture of payment.
LIABILITY & RESPONSIBILITY
Guest Liability
• Guest(s) are financially responsible for all damages, losses, or excess cleaning due to their actions.
• Guests must supervise minors at all times.
Indemnity
• Guest(s) agree to hold Host/Owner harmless from claims, injuries, or losses related to property use.
• Owner is not responsible for personal property.
Insurance
• Guests are encouraged to obtain travel insurance. Owner’s insurance does not cover guests.
BOOKING & PAYMENTS
Payments & Refunds
• Payments follow booking platform policies.
• Cancellation policy strictly enforced (see below).
Security Deposit
• A refundable deposit may apply. Deductions made for damages, violations, or excess cleaning.
CHECK-IN / OUT
Times
• Check-in: After 4 PM. Check-out: By 10 AM.
• Late checkout without prior approval will incur fees.
Departure Condition
• Leave the property tidy: wash dishes, take out trash, return furniture to original position, secure doors/windows.
PROPERTY ACCESS & CONDITIONS
Road Access
• Paved roads; driveway is sloped gravel. AWD/4WD required in snow/ice.
• No refunds due to weather/natural events. Travel insurance is recommended.
Wildlife Notice
• Home is in a wooded area. Insects, wildlife (including bears) may be present.
• Keep food sealed; clean kitchen nightly; use only secured trash bins.
Occupancy
• Max: 10 guests (includes children).
• No subletting. Unauthorized guests/pets may result in eviction and fees.
• Hosts may enter if damage or violations are suspected, or for repairs.
Age Requirement
• Booking guest must be 25+ and present with valid ID.
• Must stay at property; no bookings on behalf of others without being present.
RULES ON PARTIES, SUBSTANCES, AND AMENITIES
Visitors & Events
• No parties, events, or unregistered overnight guests.
Illegal Substances/Activities
• Strictly prohibited. Violations = eviction, liability, and no refund.
Amenities & Utility Outages
• No refunds for temporary inoperability of internet, appliances, hot tub, power, or utilities.
• Hosts will address issues promptly; no rental concessions.
• No refunds for construction, outages, weather, or evacuations.
General House Rules
• No food/drinks in bedrooms.
• Don’t move furniture.
• Use linens/towels provided.
• Quiet hours: 10 PM–7 AM.
• No smoking/vaping/hookah – $200/day fine.
• No fireworks.
• Late checkouts or rule violations may incur fees or loss of deposit.
SPECIFIC POLICIES
Pet Policy
• No pets unless pre-approved in writing.
Trash
• Trash must be bagged (13+ gallon bags) and placed in bins at driveway.
• No loose/grocery/pet bags. No trash left outside.
Cleaning Fees
• Excessive cleaning beyond standard service may incur a fee.
Damage
• Guests are liable for damage exceeding deposit.
• Damage will be billed and reported to platform.
WiFi & Cell
• Comcast Xfinity. Speeds may vary. Cell signal is generally good.
Lost & Found
• Items incur $30 handling fee + shipping.
• Items unclaimed after 7 days will be discarded.
Travel Disruptions
• No refunds for weather, disasters, or travel issues. Travel insurance strongly recommended.
CANCELLATION POLICY
• 100% refund if canceled ≥30 days before check-in.
• 50% refund if canceled 14–29 days before.
• No refund if canceled <14 days before.
• No rescheduling within 30 days of arrival.
• Rescheduling (31+ days) allowed once, subject to availability and rate changes.
AMENITY RULES
Hot Tub
• Inspected before each stay. May be cold if recently refilled.
• No alcohol, food, glass, soaps/oils – $200 cleaning fee if violated.
• Horseplay prohibited. Children must be supervised.
• Damaged cover: $700. Use at your own risk.
Fire Pit
• Keep area clear and supervised.
• Follow fire laws. No wood fires. Use only provided gas.
SECURITY & UTILITIES
Security Cameras
• Active cameras: Ring doorbell, driveway deck post, rear of house (facing stream).
• No indoor or hot tub/fire pit surveillance. Tampering voids reservation.
Water & Septic
• Private well; filtered water may have natural odor/color.
• Flush only toilet paper. Guest liable for septic damage from misuse.
LEGAL & FINAL TERMS
Indemnity Clause
• If property becomes unavailable, owner's sole liability is a full refund.
• Guests assume all risk of injury or loss during stay.
Breach of Terms
• Violations may result in eviction without refund.
• Guests accept all inherent risks and are responsible for returning property in original condition.
• Agreement is final and binding. No amendments unless in writing.
• Any unenforceable clause does not affect remainder of Agreement.
• This document is the full agreement and overrides any prior statements.
