Conveniently situated near local shopping, the Cooperstown Dreams Park, Baseball Hall of Fame, golfing, boating/fishing, and some the best restaurants in the region, this family friendly 1,000 sqft guesthouse offers great comfort indoors and out.

Be it enjoying the natural beauty of the great outdoors, bright starlit evenings, relaxing campfires or a BBQ on the deck, we're sure you will enjoy spending your restful time in-between games or touring the Cooperstown region with us at Fawn's Lair!

With your own private stone driveway entrance on the deck-side of the guesthouse, this property accommodates up to three vehicles with ease.

Great House & Dreams Park location

This property was everything our family needed for a great Dreams Park experience. Was only 5 min from Dreams Park, easy to get into town, and the house was clean with all the amenities needed. We enjoyed grilling and eating outside, and the kids enjoyed the hammocks. Highly recommend this place!

What a wonderful stay. It was perfect for my wife and I. Our son then joined us for a couple nights after staying just down the street at Dreams Park.

Amazing Place, Especially for Cooperstown Trip

This place was great, 3 minutes from Dreams Park, clean, beautiful, deer in the lawn at night, just super relaxing and comfortable. Owners went over and beyond to accommodate us during our stay. Four Star ⭐️⭐️⭐️⭐️

Great week at Dreams Park!

If you're son or daughter are spending the week at Cooperstown Dreams Park, this is where you want to stay. A mere four minute drive to the entrance, but tucked away from the lights, this was the perfect place to stay to enjoy the baseball at Dreams Park, but the quiet tranquility of your own place to take a nap (especially in the provided hammocks).

Beautiful House, Perfect Stay

I can't say enough nice things about this property and our hosts. It was an ideal place for us to stay while our son played at Dreams Park. It's a beautiful guest house that the owners treat like their own (felt like staying at a friend's house, NOT an ignored rental unit). The location is fantastic, with beautiful views and close to the park. The owners were spectacular - answered questions quickly - even loaned us their kayaks! Counting down the days until my younger son plays in Cooperstown so we can book this place again. THANK YOU!

We are a happily married couple living our dream in the countryside. Mike is a 20+ year executive with a family company that has been in business for 125 years+. Colleen is a former registered nurse who now loves working with children as a teacher's aid in Cooperstown. We met while working for British Airways 25+ years ago. Therefore, as you can imagine, we love to travel!

We have raised our four children here in Upstate NY smack dab in the middle of the Catskill and Adirondack mountain ranges. We are blessed to be a part of the wonderful community that is Cooperstown where our lives have been enriched with small town living that is filled with an abundance of beautiful people and experiences!

Why they chose this property

Super close to the Cooperstown Dreams Park (1-mile) and the local shopping plaza (1.5-miles), our newer modern guesthouse offers a spacious yard, open deck with a Weber Grill, and seating for outdoor dining or a simple cup of morning Joe. There is a family campfire area with unlimited seasoned firewood, and a shaded picnic area with a picnic table and corn-hole games. There are also a number of Adirondack chairs and hammocks nestled among the trees that offer an inviting and relaxing daily retreat.

What makes this property unique

The property offers an abundance of wildlife that can be observed on any given day. There are many country fowl including Bluebirds, Hummingbirds, Woodpeckers and Turkey that frequent the residence. Don't forget to take advantage of the campfire area where your family can share stories from the day and roast marshmallows beneath the starlit evening sky!

Lastly, there is an automatic residential generator on premises to provide fully operational power should there be an disruption of electric utility service.
