Beautiful modern villa of 180m² with landscaped enclosed garden of about 300m² and two terraces. This property located in the Pontaillac district of Royan, less than 5 minutes from the beach of Foncillon and about 15 minutes walk from the city centre, can accommodate up to 8 people.
After the few steps to access the entrance of this beautiful villa in a residential area of Royan, you discover a cosy and family environment.
You enter the living room on the right: very comfortable living room with large television, dining area opening onto an outdoor terrace where you can eat in the summer in the shade of a large awning, then fully equipped kitchen (4-burner induction hob, hood, oven, microwave, fridge freezer, De Longhi coffee maker, kettle, toaster...) and finally, the veranda (15m²) with lounge and reading area for you to relax while listening to music.
The asset of the house is the top-of-the-range jacuzzi, 7 seats, which can be used as a relaxation bath during the summer. The water is changed after each rental.

Opposite the entrance, a corridor leading to a separate toilet, a long built-in library and then a bedroom with a 160 bed and a large wardrobe.
Upstairs, facing the stairs, a first bedroom with balcony offers 2 beds in 90. Following it, an office room with large cupboard, then a second bedroom, sea view, with 160 beds, a cupboard and a storage room to store your luggage. Opposite, a third bedroom, also with sea view, with 160 cm sleeping, office area (computer connections) and cupboard. Next to it, a bathroom with 2 sinks and a huge walk-in shower and to finish, a separate toilet with washbasin.
In the basement, where brooms and shopping carts are placed, you will find a laundry room with washing machine, dryer and drying rack, then a room to store bicycles. The back room is equipped with a wine cellar and a very large refrigerator freezer with ice cube compartment. The garage part, with electric shutter, offers the possibility of recharging an electric vehicle.
This villa is equipped with a water softener.
You access the garden at the back of the house through the veranda at the foot of which a soft garden furniture invites you to relax. Beach return available (hose)
Board games and books are available.
Smoking is not allowed in the house and pets are not allowed.

THE RENTAL INCLUDES THE JACUZZI AND LINEN FOR 8 PEOPLE FOR ALL STAYS OF MORE THAN 6 NIGHTS. For stays of less than 6 nights, linen is at your expense and the Jacuzzi will be charged 140€ extra.

THE 200€ CLEANING FEE WILL BE PAID ON SITE DIRECTLY

PLEASE NOTE: any arrival after 20:00 and until 22:00 will be charged an additional 30€ on site. FROM 22:00 to 00:00 the arrival will be charged 50€ additional to be paid on site. No departure before 6:00 in the morning.
From 6:00 am to 8:00 am any departure will be charged an additional 30€.
