The house is ideal for a stay with friends under the sign of relaxation and conviviality thanks to its 2ha plot of land and its private swimming pool. The house can accommodate up to 15 people. A terrace with a dining area and a brazier await you for barbecues/aperitifs at the end of the day.
1h30 from Paris, the cottage is ideally located to visit the cellars of Epernay, the historic centre of Troyes (20min), the factory outlets (15min), the lakes of the Forêt d'Orient (30min).

On the ground floor:
When you enter the gite you have a bench with coat racks and an umbrella stand.
Then on your right is a PRM toilet.
Just after, a complete laundry room (washing machine, condensation dryer, ironing board and iron, a changing table for baby).

To the left of the entrance, is the 16m² PMR suite, (green room) with a double bed of 160 x 200 cm, a bathroom (walk-in shower, washbasin and mirror).

A corridor then leads to a 2nd toilet under the stairs and 2 suites (terracotta and blue) of 13 and 14m² respectively with their bathroom (walk-in shower and washbasin and mirror).

As you walk into the gîte, you have a 20m² living room with a TV, a storage chest in which there is a badminton set, 4 tennis rackets and balls.

The dining room is adjacent to the living room and kitchen. It overlooks the terrace and the orchard.

A fully equipped kitchen of 17m² (dishwasher, gas cooking piano + oven, a fridge with a freezer part, a microwave, a Nespresso Vertuo coffee machine, a filter coffee machine, a kettle, a toaster). There are 2 sets of cutlery for 15 people (water glasses, dinner plates, dessert plates, soup/pasta plates, cutlery, cups and bowls), which is what you need for 2 meals.
You also have at your disposal 15 wine glasses, 15 champagne flutes, 15 aperitif glasses, children's sets, etc.

For those who like to cook, you will find: 2 casserole dishes, a cake pan, a pie dish, pots and pans, a Dutch oven, a steamer, a mixer, 2 carafes, kitchen utensils, salad bowls, ice cube moulds, 2 fondue/raclette machines with an extension cord, presentation dishes for the aperitif.

Children's barriers are available in the laundry room and upstairs to secure the staircase for the youngest.

Upstairs:
On the right of the landing is a 22m² suite (dark blue bedroom) with a 160 x 200 cm bed with its bathroom (walk-in shower and washbasin).
A toilet with a washbasin is on the landing next to the 24m² relaxation area. Comic books, board games and books are available. An area with sofas, armchair and coffee table makes up this square.

Facing the stairs, a small corridor leads to a family room of 23m² (beige room) on the left composed of 3 single beds 90 x 200 cm and a double bed 160 x 200 cm, separated by a complete bathroom (toilet, walk-in shower, bathtub and washbasin). To the right of the corridor is the 5th double bedroom of 13m² (beige room) with its double bed 160 x 200 cm.

All rooms are equipped with electric shutters.
