My girlfriend and I came up to Sacramento for her birthday, went to top golf and the train museum, house is well located to see everything around sac, nice quiet neighborhood! Great place to stay
Very clean & quiet. Although we weren’t here much, the location was perfect for our visit with relatives in the area. 5-10 min away. Visited the train museum in old Sac. Here a a couple of pictures of my mom, Carolyn, & husband, John. We left a long note in the room for your attention as well.
We were in town for a volleyball tournament in Roseville and this home was super convenient to the Roebbelen Center @The Grounds. It accommodated our family plus grandparents, offering us a comfortable home base to unwind and connect. Beds were comfy and communication with the host was excellent.
We were very pleased with the overall condition and the easy process to check in and out. The pictures on the site were very accurate, the home was updated and nicely decorated. The owner was accessible to answer any questions we had. It is definitely a home we will return to when we are in the area again.
We enjoyed our stay. We spent a lot of our time at The Grounds for a volleyball tournament. The house was clean and comfortable. Great size master bedroom. Quiet neighborhood. The master bathroom light and fan still didn’t work. Had to shower in the dark. Everything else was nice.
Nice location, plenty of room great for an overnight stay. Would not recommend long term kitchen lacked adequate cooking utensils, and dish ware. Master bath light and fan did not work. The house was extremely hot when we arrived as the ac unit was turned off so it took a bit of time to cool the house down.

Not as nice as we thought
I booked this based on pictures and space. Got there and felt like it was a reno that wasn’t quite ready. Bathrooms still need work , rugs didn’t look clean, and there was dog poop on the porch ( thought it said no pets ). A bit disappointed to say the least.
Enjoyed this place. Only comments would be that it says it has a washer and dryer. They must be in the garage, but the garage is locked. Also, the fridge has an ice maker, but either it doesn't work, or the water input is disconnected. Otherwise, nice tv and yard. Overall, well worth it.

Citrus Heights 3 BR/2BA house
This property is clean and adequate, but definitely not "sharp." Hard to open some windows, wand missing from kitchen blinds, the whole dishwasher pulled out, toilet leaked and handle needed tightening, inadequate bed lamps, black washcloths, only 2 bath towels, AC didn't put out much cool air, manager promised to fix but didn't, owner failed to send address and info - had to ask him for it the day before we left.
We stayed for two nights in this property. Overall experience was good. Here are some improvements your could do.
In the common bath room, one of the shower door was missing and when we take shower, the water was flashing outside the tub and wetting the floor and mat. We found the missing door in the garage and please please clean up the garage, if we need to use the washer and drier.
The kitchen cooking vessels could have been better. If some families staying there wants to cook some small dinner, the vessels are NOT enough. Please place pepper shake to make breakfast with scrambled eggs.
Hope you take these comments as positive and improve. I would stay there next time, if I have the chance.

Average/No Frills VRBO but has potential if some issues are addressed
We stayed 4 nights.
Positives:
1) Seth (prop mgr) was quick to respond to a couple of issues when we arrived, 2) the place was clean, 3) the beds are very comfortable and 4) the check in process is easy.
Negatives:
1) Super cheap amenities. Examples include one ply toilet paper, dollar store body wash/shampoo (no conditioner), used sponge left to clean dishes, no laundry detergent (prior stay sheets/towels left in the dryer for us to fold), no paper towels and only one kitchen towel provided (had to reach out to Seth to get access to these items) and we were only left 1/4 bottle of hand soap in each bathroom so we ran out during our stay, 2) the kitchen is poorly stocked in pots/pans/baking dishes and lack of basic spices (I.e. pepper), 3) the shower in the hallway bath is still missing one of the shower doors so water goes all over the floor and the light in the master toilet is still broken so you cannot shut the door when you go the bathroom (both issues were reported in a prior review and still have not been fixed), 4) there are zero extra blankets anywhere in the house, 5) if you like a TV in the bedroom, you are out of luck, and 6) there are no accessible plugs on the nightstands.
While the kitchen/living room/flooring is “renovated” per the listing, the pictures definitely are not representative of the state of the bathrooms/bedrooms.
Would reluctantly recommend this place ONLY if the negatives I noted above (some reported by previous renters) are addressed.

There were many things we liked about the house and overall it was okay. There were also a lot of things we didn’t like.
Pros- beds were comfy and clean. It was a nice open concept with a large tv. The host was easy to get a hold of. We also enjoyed the location for a basketball tournament.
Cons-when we got there it was 112 degrees and there was no air on. It took a solid 24 hours to not be roasting. I shouldn’t have to cook when I walk in the door and be so uncomfortable all night. They need to have this turned on before guests arrive. I was quite mad about this .
Pictures make it look like it is nicer than it is. When first walking in it has a decent odor to it. Didn’t get better over the two weeks we were there. It also looks like it has not been deep cleaned in quite some time. The surface cleaning was good but there was a lot that needed scrubbing. Including showers and bathrooms. The showers are both old and don’t fit the rest of the house. The kitchen was extreme bare bones. Didn’t have wash rags or pot holders. But had a hand towel. We needed a vacation rental for the kitchen due to food allergies. We ended up having to buy items just to use the kitchen. List states there is a bbq. Never in my life have I seen such a dirty and not well maintained bbq. I would never cook anything on it in the state it was in. There were also a lot of bugs, and spiders throughout the house. Although someone came by and sprayed while we were there. I likely wouldn't stay again.
We booked this place for our family Christmas and it was terrible. Issues were many, but worst issues were an unclean place and that owner too busy and uncaring to fix.
First issue was that we enquired for an early check-in. This was the response. "The earliest we can offer at the moment is at 3 PM but we will let you know in the morning of the 24th if it's possible to check-in even earlier."
When I hadn't heard back on the 24th, I followed up, and received this, "Our cleaners needs enough time to prepare the house before you arrive. Check-in time is 4pm thank you!"
Annoying, as we had already made plans PM, but c'est la vie. However, when we checked in, we quickly realized that the place was not fully cleaned. There were no towels in the house. After searching, we found towels in the washing machine in the garage - unwashed. All of the trash cans were full and hadn't been emptied.
The guest bathroom light was burnt out. This was more than annoying, as there were no windows in the bathroom. So if you wanted to use the toilet or shower, your options were to leave the door open or be in complete darkness. See photos below. The completely black photo is not a mistake, it's a picture of what it looks like if you want to use the toilet with the door closed. While any of one these things would have been bothersome, the collection of all these issues wasn't just too much.
We decided to call the owner/manager. This is where things went really downhill. When we finally got a hold of the host (Seth) to explain all the issues - no towels, all trash cans full, no light in the bathroom, we were completely dismissed. "You're calling to complain about light bulbs? Bro - you're ruining my Christmas Eve. Perhaps you should just leave." This is when I lost it. Thankfully my wife was able to talk with him. She explained the issues. However, we were left to clean the place, wash the towels, and were stuck with a pitch black bathroom. There was no offer to clean the place, fix anything or make it right on the phone. About an hour later, we got the following message via the VRBO app, "We would like to offer you guys a $50 refund for the inconvenience and any cooking condiments you might want. I am really sorry about the towels." A nice gesture, but like the early check-in, never received.

Ever heard of nightmare before christmas? It was true that Erik called us to complain on a christmas eve however none of his complaints were true. Our cleaners cleaned the house hours before they arrived common SOP is to check if we have enough supplies ( toiletries etc.) also our assistant was there days before they check-in to supply all the things that our guests will need as holidays is coming and we would like our guests to have enough or extra supplies as possible. It is Christmas and WE WERE PREPARED. One thing is true, one of our bathroom light busted on Dec 23rd and we can not get a hold of our technician because of the holidays (it is not a type of light that bulb can just be switched) but the house he rented has 2 bathrooms. Trash pick-up is every Tuesday morning as well and you arrived on a Friday night, of course the trash bin will have garbage in it but it is not full as you claimed and it was outside the house. They were not even in for 5 minutes and he was already complaining or probably looking frosomething to complain about it was so much that we offered them to cancel then offered them a compensation for the towels instead. (There were more than enough towel inside the house too) But they didn't want to leave and the complaints continued. Ultimately, in his own words we think he's just upset that the early check-in they requested were not followed. It was not even promised on the first-place so we're not sure why did they expect an early check-in.
There home was in bad shape. From stained sheets to moldy grill and electrical issues. Host was not able to be reached . Management company and Vrbo were not helpful.

Amenities were poorly maintained. Tub/shower was missing 1/2 of sliding doors and allowed water to spray all over floors. Closet doors off their tracks. No toilet paper holder in Master Bath. Only 1 water glass provided and 4 dinner dishes for a home advertised to sleep 6 - 8 people. We were not told to bring our own foil, syran wrap or baggies as they did not supply. Foil was wrapped around the Smoke detector in the hallway. Our refundable deposit hopefully will be returned immediately.
