Relax and unwind to the peaceful sound of water in this beautiful post and beam home in a spectacular natural setting.

Secluded yet close to town, located on a dirt road tucked behind the Pantherkill stream, this spacious sunlit home has mountain views from every window and is ringed by forest and streams.

With an open floor plan living area and country kitchen/dining area, the house lends itself beautifully to relaxing and entertaining, with a large deck perfect for sunning, dining al fresco or stargazing. The three charmingly decorated bedrooms (including a huge master bedroom with vaulted ceiling, L-shaped couch, and large library table) dramatic wooden beams, two large and comfortable TV areas, and a crackling fire in the woodstove create a wonderfully warm feeling for hosting friends or family. The house is also great for working from home, with three distinct work/study areas, multiple outlets and lightning-fast internet.

Located less than 5 minutes from the shops and restaurants of the village of Phoenicia, and 15 minutes to Woodstock and major ski areas, the house is walking distance from fishing streams, biking, hiking trails and kayaking/tubing on the famous Esopus Creek. Less than 2.5 hours by car from Manhattan, it's a world apart.

Beautiful cabin in a beautiful area

I came up for a week for some hiking and relaxing and had a wonderful time. The house is beatiful and had everything I needed, and there's some great food in the area as well. The location is great for hikers, with plenty of iconic peaks and sights within a half-hour drive.

Fantastic Phoenicia in the Fall

We loved the location of this tucked away but still close to the cutest Catskills' towns! We enjoyed sipping on coffees on the spacious back deck with the gorgeous views of the Fall foliage!

Catskills Visit

We are 4 seniors who were visiting the Catskills for the first time. Sandy’s cabin is located in a beautiful hilly location with a creek on the property which feeds a nearby river. The cabin is extremely cozy and charming and Sandy was super helpful ensuring that our visit was outstanding. The stars off the deck were spectacular! Highly recommend staying at this property.

Winter escape

We stayed at Sandy's place for 3 weeks in August 2025. Her home is so comfortable and beautiful. We loved the tiny Christmas lights around the kitchen area. It is on a beautiful piece of property and it is so well organized it was easy to be there. Everything worked well. Sandy was available whenever we needed help. The upstairs master suite is magnificent. We spent many happy hours on the deck. We love nature but we loved the big TVs available in different rooms with great cable and internet. We look forward to staying again sometime.

Beautiful inside and out!

I chose Sandy's charming place for a girls getaway to celebrate by daughter's milestone b'day. Not only was the very well appointed home cozier yet more spacious than the 4 of us expected, Sandy went out of her way to make our stay and my daughter's b'day special. Sandy was very responsive to all my questions. I would stay again in a heartbeat!

Visiting the Catskills

We visited from England via Brooklyn and our son, daughter in law and 1yo grandson came up to stay for the Memorial weekend. Was just perfect. Plenty of space for everyone. We loved the massive master bedroom with super sized bed and sofas. Very quiet and peaceful. Locals very friendly😃. Host very helpful.

Beautiful Home Great Location

Spent our Thanksgiving here. Was a great experience start to finish. We love the timber frame home style. Comfortably rustic and cozy. Large open floor plan lets you see the beautiful woods from any location in the house. The owner is very easy to communicate with and by the furnishings and kitchen setup, obviously cares a lot about the home. Location is ideal with downtown Phoenicia 5 mins away. Looking forward to renting again!

A Great Stay in Woodland Valley

My family and I have vacationed in the Catskills for over 20 years and have a lot of experience with vacation houses. This one was one of the loveliest we have ever stayed in! The house was spacious for a family of 4. The kitchen was well-stocked and user-friendly and had a delightful dining nook. The deck was very large and accommodating with a table and many chairs/lounge chairs. The master bedroom was amazing in its size and overall appeal. The beds were comfortable. The house was located within a 5-minute drive of downtown Phoenicia, yet felt very secluded and private. We loved the bunnies that greeted us most of the time when we pulled up to the driveway! We had a great stay and hope to come back again soon.

Beautiful, cosy and characterful cabin in the woods

We stayed here over New Year and found it the perfect winter getaway. The cabin itself is well designed, warm, spacious and yet still cosy. The kitchen is very well equipped. The beds were comfortable and everything was clean and tidy on arrival. Sandy was a very helpful host and very lovely to work with. The house has lovely touches of character which make it feel like a home from home rather than a 'vanilla' rental. It was very snowy whilst we were here and the kids loved sledging down the hill - though do note with snow you would want 4WD for access. Do try the Phoenicia Diner just down the road - definitely the best diner we've been to in the USA! One small point - on the Homeaway system the house shows as being actually in the town of Phoenicia - in fact it's a couple of miles away.

Great house and owner!

My family has had the pleasure of staying in this house during each of the last two ski seasons, and we have had wonderful experiences. The house itself is very charming. In an area where some houses can be a bit "rustic," this house is quite beautiful with all of the wood beams. The kitchen has every single item of need. The beds are comfortable, and there is ample room to spread out. The location is terrific. So close to the town of Phoenicia with several good dining options (including our favorite - The Phoenicia Diner). It is also very close to Belleayre, Hunter and Windham, so all are accessible. It is also a short drive to Woodstock. On top of it all, the owner Sandy is truly a gem. She is extremely responsive to all questions and requests and really is such a pleasure. I recommend her and her house to anyone seeking a great getaway in the beautiful Catskills.

A magical place in a valley of mist and beauty

We ended our summer in Sandy's fabulous house in the Woodland Valley of Phoenicia. After an entire month, we were still sad to leave. Each time we drove to a nearby sight (waterfalls, Woodstock), the mist in the valley just took our breath away. The comfort and design elements are very well thought through and each place to sit, relax, work and play felt wonderfully uplifting. Each morning, we looked forward to the view from the balcony where you can hear the river running just beyond the property line. The master bedroom was perhaps the largest room I will ever sleep in with beautiful sight lines in every direction. Biking into Phoenicia for ice cream and stopping to put our feed in the river on the way, are memories I'll carry with me all winter. Thanks for sharing your beautiful home with us!

Fall in Phonecia

What a perfect spot for my family and their two dogs to meet and celebrate my husbands 70th birthday! The open floor plan was great for the 5 of us to congregate but not feel cramped! The outside deck provided another spot to hang out and our dogs could be free to roam. Plenty to do in this area. The Phoenicia diner is not to be missed! I also want to mention how beautiful the inside architecture of the house is!!! Nancy

Nice getaway property

We stayed here for a week to celebrate our daughter’s birthday. The place was relaxing with a lovely deck with plenty of comfortable seating. We had fun watching the bunnies and wild turkeys visit the yard daily.

Could not have been better!

We were looking for a quiet place in the beautiful Catskill Mountains where we could rest and be renewed after a busy and stressful year, and we got all of that and more. Surrounded by inspiring mountains, calmed by a gurgling stream outside, and relaxing in a lovely home with so many thoughtful features, we thoroughly enjoyed our time. We highly recommend it!

Hiking Weekend

We did some nearby hiking which was great. At this home, we were able to cook dinner and breakfast because everything in the kitchen and grill area was well stocked. We ate lunch on the road. Very clean and safe. Overall we had a relaxing weekend away. That is what we were hoping for. Thank you!

A great Catskills getaway

A really beautiful cabin, the timber construction was stunning. Our family of five plus dog spent the Thanksgiving holiday here and really enjoyed our stay. The cabin has a wonderful feel to it, very warm and inviting. The owners were great to deal with. The open floor plan and well outfitted kitchen was ideal for preparing a Thanksgiving meal and relaxing afterward. We vacation in the Catskills a lot, and this is one of our all time favorites. Well done by the owners!

I count myself as very lucky to have been able to spend time in Woodland Valley, which is a magical place. I love every season, but late Spring is my very favorite, when all of the plants and animals come alive and you can hear the sound of water flowing in the stream.

Why they chose this property

I chose to buy in this location for its spectacular natural beauty. The area is gorgeous, with mountains and streams and clear mountain air, and there are tons of things to do (or one can do nothing). It's far enough from the city to feel as though you're in a different world but close enough to be easily accessible. And the people are artsy and unpretentious yet sophisticated.

What makes this property unique

The house is warm and inviting; luxurious yet homey and rustic all at the same time. There is a small stream next to the house with a rushing brook at the end of it. The large sunny lawn is perfect for outdoor activities and it's surrounded by forest and mountain views. The range of activities available within a very short distance is enormous. Fishing, hiking, biking, skiing/snowboarding, kayaking, tubing, etc.; art, antiques, theatre, dance, indoor and outdoor concerts, restaurants, great local organic farms, cooking out, opportunities are endless. It’s also a beautiful, serene place to work or study remotely.
