This spot was exactly what we needed. Very central and walkable to everything in Bristol. The unit was clean, stocked with coffee/tea/waters and everything else we needed. Street parking was also extremely easy to find. Definitely would stay again

Close to waterfront and Main Street shopping. Very clean, quiet and great use of space. We rested well after long days at the Newport Jazz Festival. Lots of towels, coffee and water. Clear and quick communication.

The State Room was a nice place to stay. The neighborhood is residential, with a nearby renovated mill that contains a local brewery about 2 blocks away. The neighborhood begs to be explored for the local businesses and historical buildings. Parking is on the street. The neighborhood is to fairly quiet except for a small local tavern that closes at 1:00 am. But the neighborhood is quiet in less than hour. I would definitely stay again.

Host is disrespectful.
The unit was very clean but small with a bathroom also small period no more than two people can stay in that room period and it’s literally just a run period it started off very pleasant until the holes started banging on our door accusing us of smoking in the non-smoking room. Granted I’m sure people smoke in non-smoking rooms but we were not in being accused of it was very disrespectful. The other guest kept accusing us of smoking in the room so we did not again we are adults the host told us we can smoke outside on the stairs in an effort to not offend anyone with smoking smell we walk to the park the first night in a second night we sat in my car and smoked.
Later on that night I received a nasty text message from the house stating that she has received multiple complaints that we were smoking in the unit not sure how we were smoking in a unit for a smoking outside on public property. Without any proof and just hearsay she decided to charge me a smoking fee which I did not pay because I did not smoke and I will not say I did and asked me to strip all the linen off the bed and open all the windows to air out the unit I did not because I didn’t smoke in her unit. I then responded to her message and called her to no avail she did not respond back nor called ner. If you are a smoker this is not a place for you. The location was very nice close to the water but the experience left a really bad taste in my mouth I hate being told that I did something when I did not do it and it was very very disrespectful. Both my friend and I are both professional women we just wanted a quick weekend getaway and this has definitely soured and left a bad taste in my mouth. I have never experienced anything like this so this was very upsetting.

As a host, I received complaints from others in the building of the pot odor, I addressed the issue head-on by knocking on the door & speaking with the guests in person. The room wreaked of pot & was seeping through the other door connected to another unit which I could smell clear as day. (I checked that unit before I knocked on the door) The guests insisted that they weren’t smoking in the room & they knew they booked a non-smoking room. (This is one of the house rules) They stated that they were smokers, smoked on their way to the property & one of the girls had “trees” in her purse. I told them that there were other people in the building & were sensitive to the smell & it’s not legal yet in RI. I asked them to please smoke outside ( I did not say they could smoke on the stairs). The night before they were leaving 2 units stunk of pot. Not sure how this is possible if they weren’t smoking in the room. I then decided to call Vrbo support for guidance of this continued issue. They told me they would send the guest an email reminding them it was a non-smoking unit. Vrbo advised me to charge an extra fee which I did BUT the guest was not charged on her card & it will not be charged as Vrbo confirmed it. Vrbo also advised me that I could call PD & have them vacated. I didn’t think it was wise to call PD as they were checking out in the morning. I did reach out to the owner of the property & they recommended I reach out to the guest & ask if they could please pop open the windows, throw the bathroom vent on & strip the bed. I did contact Dominique & asked her to do what the homeowner suggested. Once they checked out, I then entered the room to get it ready for that next guest & found that they did not open any of the windows nor did they strip the bed. Vrbo support has documented all of this & recommended I leave a review stating what occurred on my end as a host & that they were in violation of the house rules. If you aren’t smoking and or lighting up in the room, then the odor would not be in other connected units.
It’s too bad any of this happened but as a host it was my responsibility to look into the complaints & take the advice of Vrbo & the property owner. I was simply doing my job & I’ve never had to deal with such an issue.
I can’t say enough about how wonderful my stay was in this lovely home. The interior was modern and very clean with coffee, snacks and treats within the room. There’s also a microwave in the room. Kristen, was great at check in and about getting in touch with me immediately about any questions I had. I will absolutely be staying there again when I’m visiting my son at RWU!
Easy location for getting to shops and restaurants and historic sights. Quiet and very clean. Great water pressure and plenty of hot water. The bed was a little softer than I prefer but very comfortable. Our hostess Kristen was really nice, informative and responsive and helpful. We would recommend staying there.
Kristen and Beth are simply the MOST accomodating hosts we have ever had. The room was immaculate, the linens were plentiful and smelled amazing, and the amenities far out did a hotel room (coffee, tea, water, books, parking, privacy, outdoor sitting space). The neighborhood was quiet and the perfect distance from downtown: far enough to be off the beaten path but close enough to walk. Thanks ladies, we so appreciate all you did to help us out!!
It was perfect landing spot for a quick visit to the area. The host was very accommodating and provided very helpful information on things to do. The room was just as depicted, clean, full of amenities with easy access and street parking. I look forward to staying there again when I back in the area.
