Welcome to our Love Room. Discover a romantic space designed for your absolute comfort.

This 25m² studio has a bright living room with a double bed (160*190) for peaceful nights, a beautiful spa, a dining area and a modern shower room with WC.

In the living room, make the most of the ambient light and enjoy the bed while being entertained by the television. The dining area is equipped with a mini fridge, coffee maker, microwave and kitchen utensils.

The shower room is both modern and functional, with a shower and a Jacuzzi spa area for a moment of relaxation.

Bed linen and towels are provided for your comfort.
No private parking is available with the accommodation. However, you can park your vehicle easily and free of charge in the streets surrounding the accommodation. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10:00 to 12:30 and from 14:00 to 21:00. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.
Would you like to enjoy your stay a little longer? A flat fee of €10 applies for early check-in or late check-out, subject to availability and prior approval from our concierge team.

Located just a few minutes from the centre of Rouen, the area around Rue Bazire in Sotteville-lès-Rouen offers you the chance to immerse yourself in a quiet, pleasant residential setting, while remaining close to the hustle and bustle of the city.

The area is well served by public transport, with several bus routes and the tramway nearby, making it easy to get to Rouen and the surrounding area. Whether you're coming for a cultural getaway or on business, you'll appreciate the easy access to the region's major attractions.

The district of Sotteville-lès-Rouen is ideal for those looking for a peaceful environment with a friendly, welcoming atmosphere. The people are friendly, and the atmosphere of the town will make your stay pleasant and authentic.

## Transit

The Rue Bazire district benefits from an excellent public transport network, providing quick access to Sotteville-lès-Rouen's main points of interest, as well as to Rouen city centre.

For travellers arriving by train from Gare de Rouen Rive Droite, the property is easily accessible via TEOR. TEOR station n°T4 is about 5 minutes' walk away, allowing you to reach the centre of Rouen in less than 15 minutes. TEOR T4 is ideal for quick access to the city's sights, shopping areas and lively districts.

## Notes

Arrivals are autonomous for greater flexibility. Check-in time is from 4pm and check-out time is no later than 11am.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the house, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.

If these instructions are not respected, we will be obliged to cancel your booking without notice.
