About this property

Overlook the San Juan River. Views of Pagosa Peak! Secluded

Wonderful mountain cabin located not far from town overlooking the San Juan River and with great views of the mountains. This home is secluded and you don't feel like you have neighbors. We do recommend 4WD for reservations in winter.

This home has 3 bedrooms, 2.5 baths and sleeps a maximum of 6 people. As you walk in the cabin, you'll realize you chose the right home for your vacation. The living room has full height windows to enjoy the views, a gas fireplace, Smart TV and walk out to the decks and gazebo to enjoy your morning coffee or evening drinks. The dining are is in the living room and the raised kitchen overlooks the whole room. The kitchen is large and has everything you need to make your favorite meals.

Down the hall from the kitchen is the laundry room, half bath and then the master king bedroom with TV and private bathroom with views too.

Upstairs from the living room is a spacious loft for kids to play, relax or watch the TV with DVD player. There are 2 additional bedrooms upstairs that each have a queen bed and that share a full bath. One of the bedrooms has a private balcony with fantastic views.

All trailers, RV's, campers or other recreation vehicles must be approved prior to arrival to be allowed on premises.
There is plenty of parking space for 3 cars.

This home does not allow pets.
This home does not have AC

Important note: The back deck is spacious and safe, but the property around the deck has steep areas.

The kitchen was well equipped to cook meals in. The back deck was our favorite hangout spot with the amazing views of Pagosa Springs. The barbecue is very nice also.

Amazing home

We had a fantastic stay in this home. We would recommend it to friends and family. Beautiful views - esp given we stayed over the forth of July and got to see the amazing firework show in downtown Pagosa. Home is fantastic for group - deck and gazebo are fantastic.

Great view

It had a beautiful view from the porch and from the gazebo set away from the house slightly. The San Juan river was right below, and we enjoyed the sound of the flowing River.

We enjoyed our stay. The views are outstanding & exactly why we returned after our stay here one year ago. Hosts were very responsive. It was a warm week during the day. Fans make a difference & it cools off quickly in the evening for comfortable sleep.

The Views

What a great home! The views are amazing of the San Juan River and Pagosa Springs with the mountains in the background. Just a short drive into Pagosa where there are plenty of restaurants, groceries and anything you may need. We loved everything about the house. Our booking and communications were smooth and the host management folks were helpful. Thanks to Ashley and Lori at VIP Management.

Superlative Outdoor Ambiance

I am 86 years old and wanted to build positive memories with my sons. We succeeded. We used the deck and the gazebo a lot. The views down to and along the River were outstanding. Watching rafters go down the river was fun. We enjoyed the common living areas a lot. There is a lot to do around Pagosa Springs.

Pagosa Springs Overlook

Quaint mountain cabin overlooking the river and lights of the small mountain village. Within easy drive to town, hiking areas. An hour from Durango. Very quiet and beautiful views. Had problems with mice or would have rated higher - scratching noises at night and feces on stairs during stay. Experienced healthcare due to a riding accident and very quality care. VIP worked with us to extend our stay which was very helpful due to circumstances.

Secluded Cabin

Overall, I recommend this vacation rental. Reviewer Comments: Our family stayed over the Christmas holiday week and this cabin was great. They even has a small Christmas tree and decorated the cabin a little. The cabin overlooks the river and town with a nice porch to drink coffee in the morning. It is located on the SE part of town and allows for quicker access to the ski slopes. Loved that we had access to the garage to park a car, storage items and we actually used this access most to go into and out of the house. Master bedroom was downstairs and 2 nice size bedrooms upstairs with queen beds. The upstairs beds were comfortable but the mattress' were a bit old and squeaky. Ice maker did not work but was not a big deal.We would stay here again in a heartbeat.

Beautiful Views

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was somewhat unhappy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Its quiet and feels isolated, in a good way. The views are definitely beautiful and sitting out on the deck was peaceful.The house is very spacious. The management company is good at providing the information you need and also provides a liason in case you need anything. The road to the unit definitely gets your attention. It is further back in the subdivision and therefore you are driving on a gray gravel road that has quite a few potholes and rocks.I would not choose to stay there again partly because of this;it's just hard on the vehicle. The fireplace inside the kitchen added a nice touch. The radiant heating itself did not work very well in the home.The rooms were a good size but the carpet was stained in multiple places.The blinds in the master bath need replacing. They have been cut I guess due to being bent. The shower has beautiful tile but the shower head itself doesn't spray very well and the light fixture needs to be taken down and the bugs cleaned out. The jacuzzi tub was great. You couldn't slow down the jets though. The guest bath has a tub/shower. The shower curtain has stains and needs changing.A cheap fix and leaves a negative impression. We took several hiking trips while in Pagosa. Fourmile, Treasure Falls, and Piedra River Trail.

No air conditioning here and we had some issues with wildfire smoke so had to close all the windows, so it got a bit warm some afternoons. Fairly well-equipped kitchen for cooking and baking, just keep searching the drawers, you’ll probably find what you need. Excellent communication from hosts. Would definitely stay here again. There is some wear and tear on screens and furniture, but overall a great place to stay!

The house was equipped with everything you need for a great vacation. Record high temperatures (99 degrees) made the non A/C house a little uncomfortable in the evenings but the mornings were cool and required a light jacket. Overall, our vacation home away from home was great.
