This house was custom built and sits on top of a hill on 5 Acres of land, just 20 minutes from Ski Windham and 20 minutes from Hunter Mountain or about 25 minutes to Bellayre Ski slopes.
Our house is inviting with a wood burning stove and large stone fireplace to warm you up after a cold day on the slopes. All recreation and living areas are spacious with all new furniture creating a country atmosphere while providing some of the 'cheats' of modern convenience. You'll get a refreshing night's sleep in our bedrooms with queen sized beds, pull-out sofa bed, and futons in the living spaces to provide additional sleeping accommodations.
The kitchen design is an open floor layout with plenty of space for too many cooks! The washer and dryer are located in a separate closet hidden from view so as not to remind you of daily chores.
The Balcony is just off the living room providing access to the "million-dollar-view" of the surrounding mountains (take our word for it, the pictures DO NOT do it justice). The downstairs recreation area is nicely equipped with a full-sized bar, foosball table and ample sitting area in front of a huge stone fireplace. We have everything you need to have a great time and enjoy the Catskills.
Hunter and Windham are quaint little villages with a variety of shops and galleries in addition to cozy restaurants where you can savor a hot comforting meal. Make a quick stop on Route 23 to pick up natural fruits and vegetables at one of the many fresh farm stands. To work off your meals, Windham has an amazing golf course tucked away in the mountains. Miniature golf and a go cart track are nearby for those not keeping score! Grand Gorge is only 5 minutes away for more excitement.
Our house is located in Prattsville which is about 12 - 13 miles from Hunter and equal distance to Windham. Perfect location if you want to hit both mountains during your trip. Three of the bedrooms are located on the main floor. There is a master suite upstairs with it's own bathroom and the fifth bedroom is in the basement off of the bar area, does not have a window. There are three full bathrooms, two with a shower stall and one with a tub. There is one bathroom located on each level of the house.

We had a wonderful Christmas at this house. I was so pleased with the cozy bedrooms with fluffy warm duvets. Big open living space with fun party basement. Two fireplace areas in the house were a plus! It snowed while we were there and the view is so pretty. Great communication with the owner.
This is our second stay at Peter’e property, it’s a beautiful home and such a perfect getaway no matter which season you choose to visit. The views are impeccable as it’s on an hill and the comfort of the home is amazing too! Thank you for sharing your home with us. It was such an amazing weekend with the extended family, especially with the fall foliage all around.
We had a fantastic time here at the mountain retreat! It was just five of us and plenty of space. We enjoyed the small local town, the hikes nearby, easy drive to and from Albany. Beautiful views during the day and at night. Host was great and clear communication before our stay. Definitely book this if you can!

Large, comfortable house with a beautiful view
The front desk view is amazing. It is facing the east and has stunning sunrises! The house is large, fairly comfortable. Plenty of towels and a wonderful fireplace outside (as well as inside the house). An awesome large table to sit everyone (10). The manager is not promptly responding but layback and accommodating. And the house was not as clean as other places. They must have forgotten to vacuum and dust off the bedside stands.
Eight of us stayed over a three day weekend. Great place! Lovely area and we had nice weather! Most of us stayed at the house the whole time except for a trip out for lunch one day. Lots of eating, discussion, ad game playing. But some went out for a bit of hiking and bicycling.

The scenery was spectacular. The wood burning stove was cozy on cool fall nights. The accommodations were fine, although the fifth bedroom downstairs was deficient in that it didn't have a full bed, only a futon. The property accommodated our group of ten well, from which we enjoyed many regional sites (West Point, Baseball Hall of Fame, fall colors, etc.).

View and house are excellent, amenities not as expected
View and overall house/appliances etc were great. Upkeep of house was not great - dusty and dirty surfaces, no linens for pullouts or extra blankets anywhere, no games as listing specified. Wood burning stove was packed with ash to the point of not being usable. Driveway (steep) was not plowed after snow and there was no ice melt/salt for walkways. Not enough toilet paper was stocked for our stay.With a bit more focus on the amenities and upkeep/renter experience this would be an excellent stay. As is it was ok.

Come for the view, stay for the fun
This is a great house to enjoy; the hosts are extremely thoughtful appointing their house with all of the items needed to enjoy a visit. The kids instantly gravitated to the best foosball table I have ever played on. There are two very large social areas to congregate in with large gatherings. All of the bedrooms were very comfortable. The kitchen was well stocked with all of the necessities. Ample firewood, a spacious propane grill on a covered porch. A small fire ring on the outside; a wood stove and another fireplace on the inside. Loved the outdoors and wooden decor. My large family really enjoyed our stay; Anna is very responsive and accommodating as a host. We really felt welcome and was eagerly looking forward to our stay; every hope and dream was realized. We are very appreciative and you will be too.
Well the fire place and stove was never cleaned out there was dirty towel and clothes in downstairs bathroom and bugs so I can assume it was not cleaned so we never used .there was now pot holder’s and hand towels fir the bathroom.I had to clean all the pans before we used food and fat in them. There was still coffee and grinds in the coffee pot . Garbage pail was broken. I cleaned upstairs bathroom sink I think it was toothpaste toilet seat in that bathroom was falling off . So dark there were bulbs out in the highhat s that we had to put a lamp on the table to play a game . Said sleeps 14 but only 4or 5 can sit in living room 1couch and 1chair .down stairs no tv I went and out and bought one for the kids . Futon in 5th bedroom should not be considered a bed , like sleeping on a board . Also no vegetables peeler and only 1big pot . Location was beautiful but for the money I expected more. Oh forgot the mouse droppings in the cabinets . I would fire the cleaning crew!
This property is a great place to have a get together with friends or family. There’s a really cool bar downstairs, plenty of space, and an awesome location. Would stay again!
As usual, everything was perfect at the home. We go back each year for a long weekend. Plenty of room. Love the fireplaces and the outdoor fire pit. The new outdoor table is a great addition, as is the new side porch.
We celebrated a milestone 80th birthday with the extended family. There was more than enough space to accommodate us.
The kitchen was stocked with all the utensils, pots, pans and platters to support entertaining.
The hosts were very responsive and accommodating.
I recommend this house for get-together.

Beautiful home, spectacular view, and a wonderful place to build lasting memories with our family!
We had never been to the Catskills as a family, but the 8 of us were extremely happy to have found this location for our weekend getaway. The house is beautiful and well maintained, secluded on a wooded hilltop with a stunning mountain view. The house is most certainly and aptly decorated with a ski lodge motif, but the owner has done so with some noticeable charm and elegance. The living room and kitchen area is spacious and comfortable. Not at all to imply that they are too small, the bedrooms are cozy, quiet and designed for a good nights sleep. It’s worth mentioning that our group included my 3 yr old twin grandkids; not only am I grateful that the owner welcomed kids, but the lower level room provided ample play space as well as some “kid vehicles”. This was a big hit. Although this house seems suited for any season, it’s sure to be a tremendous find for skiers and the like. With the exception of the WiFi being out of commission ( a very minor inconvenience for us, but perhaps not to other guests) everything was fully functional and met or exceeded our expectations. The owner was very responsive to my questions and the entire payment transaction, including a very prompt deposit return, was simple and flawless. The location was ideal for us. Our trip was centered on zip lining on Hunter Mt and this location gave us an easy 20 min drive to get there. As it happened, rain forced us to change our initial plans, but we were only an hour from Howe Caverns. So we were able to salvage the day with a fun excursion and still go zip-lining the following morning. All in all we loved our stay and wished it could have been longer. Great house with an amazing view
The house is very private and has views that are amazing. The pictures don't do justice to what you will see at any point in the day. The house was extremely clean and was well stocked. We lived the fact that all 12 guests could eat at the kitchen table together. The owner is very responsive to questions and clearly shows a love for her property.
