Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
We charge a pet fee of $75 per stay for two pets maximum. This increases to $150 / week and $200 / month for longer term guests. Please submit a special offer with this additional fee included through the platform when you book the unit for more than 7 nights.
*If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through VRBO. Thank you for your understanding.

● No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● Please no smoking on the property. Cigarette butts must be disposed of in the ashtray provided on the front
patio. An additional fee to remove stains/odors from cigarettes will apply. (smoke is really hard to get out)
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
IMMEDIATELY.

Interior is nicely appointed, comfortable beds and a nice pool and surrounding deck. I love the area as Boone Park is within a short walk as well as the shops/restaurants on St. Johns Avenue.
My husband and I thoroughly enjoyed our stay! We had a very relaxing week and were able to easily walk and drive around the very picturesque area, visiting several local restaurants and shops. We also made the short drive to Neptune Beach on one of the sunnier days. The home and pool were exactly as described, and the hosts were very responsive and welcoming. We hope to stay here again when we next visit Jacksonville.
Property was a great centralized location and very clean. It has everything you need for your stay. Close to Avondale area, which is super cute and has good restaurants. Close to the stadium and quick access to freeways.

The host cancelled the VRBO and didnt inform us. We were left with no place to stay.
hardwood floors, beautifully updated. It was a real pool not vinyl and large with deep end. Even came out and took trash to curb before we could on trash day. Great service. Back yard needs new gate to pool, had difficulty with it. Used the w/d in garage & discovered i could have parked in garage.
The property was very clean and well appointed. The pool was tranquil, a great spot to relax and read. The location is very convenient to Riverside/Avondale. Boone Park is within walking distance for a nice morning or evening stroll. Thanks!
This house was awesome for two adults and two children and they allowed our small dogs! The pool was perfect and certainly made the trip for my kids. Clean, stylish house with everything we needed. Communications with owners was immediate. Will rent again! Thanks for having us!
