Enter through the majestic gates and up a 300' private driveway, to this secluded and very private ''Santorini Inspired'' estate that sits at the top of The Mesa in South Palm Springs. Sweeping panoramic views of the entire valley is only one of the many special highlights of this iconic Palm Springs estate. Originally designed and built by architect William Nicholson in 1977, the structure is a unique work of art. The property went thru a complete ''re-imagination'' and renovation 2018-2019. An abundance of natural elements were used in the renovation, including Curved plaster walls, softly domed ceilings, half-moon openings on the fireplaces, century old beams from a 120 yr old farmhouse, imported tiles from Greece including Thassos marble and white Agean limestone. Being offered ''turn-key furnished'', with designer furnishings and high-end appliances throughout. Published in Palm Springs Life Magazine in April 2019, the property has a celebrated history of iconic photo shoots and special events for Nordstroms, Boston Proper, Annie Selke, Pine Cone Hill, Dash & Albert and more. The estate sits on over 1 acre of land, including an adjacent .56 acre lot that can be used as an event experience.

This home accommodates up to 8 guests with 3 bedrooms and 2 bathroom in the main house, and 1 bedroom/1 bathroom in the casita. Additional spaces include a fully stocked kitchen, family room, foyer, and an amazing view from the look-out tower.
We provide a starter kit for your stay. This includes towels for the amount of guests allowed at the home, paper towels, toilet paper, etc. Further needed items must be purchased yourself.

Safely Damage Waiver: As part of our effort to help you relax and enjoy your stay, we have partnered with Safely.com to provide you with $1500 worth of coverage for accidental contents damage or property damage. This means you can vacation with the peace of mind that you wont be unknowingly charged after your check out for minor accidental damages that may happen during your stay. All we ask is that you inform us of any damage so that we can file the claim with Safely.

Payment Terms: A valid credit card is required to be kept on file upon reservation. 50% of there payment is due upon booking and the remaining 50% is due 60 days before check in. If your check in is less than 60 days away, the entire reservation amount is due upfront. We cannot change the payment terms and we cannot hold dates without payment.

Outdoor Noise Limits: All units are equipped with a NoiseAware volume tracking devices. These devices track decibel levels, but do not record sounds. Amplified noise or music is allowed outside as long as it is not Quiet Hours. Quiet hours is from 9pm-8am Sunday-Thursday and 10pm-8am Friday-Saturday, during which any speakers and all amplified noise is prohibited even if it is coming from inside the home. Any other outdoor noise must be kept to a reasonable level during Quiet Hours. These are city regulations and we must abide by them to keep our short term rental license. Upon the first notification from NoiseAware of a noise violation, we will reach out to the Guest to take corrective action. If the Guest is unresponsive or if no corrective action is taken, Guest may be liable to a $500 charge. Furthermore, if code enforcement goes to the property and issues a citation, Guest will be responsible for paying the entire citation amount. Guest authorizes manager to charge credit card on file for any fines issued by code enforcement or any charges for breaking noise policy.

Cancellations: Cancellation policy is more flexible for bookings made through our website than for bookings made through VRBO. On VRBO, for any cancellations made 60 days or more from check in, you will receive a 50% refund minus the payment processing fees charged by Stripe. For any cancellations made within 60 days from check in, you will receive no refund. If the reservation is cancelled with 48 hours from booking, you will receive a full refund minus the payment processing fees charged by Stripe as long as check in is more than 30 days away. There is a strict no cancellation policy for all major holidays, major tennis or golf tournaments, and music festivals. Festivals include but are not limited to Power Trip, Coachella and Stagecoach music festivals. Special events and music festivals that are cancelled, postposed, or altered in any way, for any reason, do not qualify for any refund, alteration of the reservation or cancellation, including Acts of God, pandemics, epidemics or health outbreaks such as COVID-19. NO CREDIT WILL BE ISSUED IN THE CASE OF EARLY DEPARTURE OR CANCELLATION FOR ANY FESTIVAL BOOKING.

Pre-Check In Link: You will receive a pre-check in link shortly after booking. Through this check in link you will have to enter some basic information regarding your reservation, will have to sign our Terms and Conditions, and will be able to purchase any additional services as part of your booking. You will not have access to the House Manual until the pre-check in link is completed.

1. Events or photoshoots are allowed subject to owner approval. There is an additional event fee and an event agreement that must be signed.

2. As per Palm Springs City Policy for vacation rentals, outdoor Quiet Hours is between 9PM - 8AM on weekdays and 10pm-8am on weekends, during which no outdoor speakers or noise amplification is allowed. During Quiet Hours please keep outside noise to no longer than conversational level. Keep in mind these are the same rules that are expected to be followed in a hotel, in which public amenities are closed during quiet hours. If you plan to be loud and boisterous past Quiet Hours please take it inside the home.

3. Pool heating is $100/day and spa heating is complimentary. Pool will be heated to 85 degrees. Please advise beforehand if you want to take advantage of pool heater as it takes 10 hours to heat the pool so it is warm by check in.

4. Early check in at 1PM ($150) and late check out at 2PM ($150) is available for an extra fee ONLY if there are no back to back bookings to allow for proper cleaning.

5. Minimum 25 years of age to book.

6. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.

7. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $500.

The house is beautifully unique, and provided a great backdrop for my time in Palm Springs. Great location, central and close to everything, but extremely private and tucked away! I would absolutely book this property again!

Incredible property
Erin, Pablo, and their team truly thought of everything. Not only was the property, one of the most beautiful rentals my family and I have ever stayed at, but it absolutely had all of the comforts of home—with incredible views! We were even able to stay in one night to have a family dinner without having to buy much of anything but fresh food. The house rules and directions were very easy, and we felt very cared for (thank you so much for the recommendations and the wine!). Also assistant Sara was just a text or a phone call away should we need anything and we were very grateful that she was there for us. I cannot recommend this experience enough and I can’t wait to either stay at the Mesa again or at one of helios’ other amazing properties. This one was truly unique and magical!

Very Unique Property!
We loved the proximity to downtown Palm Springs, the privacy, and the incredible views from most of the rooms. The observation area above the casita was especially great for reading and watching the city. Very clean property with a well stocked kitchen, and the pool/hot tub were wonderful. We would definitely book this property again!
