Old farmhouse (1600 m above sea level), quietly located on the sunny side of the Paznaun valley. In summer for hiking or mountain biking - in winter skiing totally in Kappl, Ischgl or See.

The house has 13 beds (every 2 m long) in 6 rooms. 2 new bathrooms, one with a shower tray and sink and the other with 2 showers and 2 sinks. 2 separate toilets. 2 rooms with running hot & cold water.
Modern electric storage heaters with thermostat control.
Fully equipped kitchen with corner bench, large Eco Fresh fridge, freezer, coffee pad machine, cozy parlor with electrically heated tiled stove, ski boot dryer, ski shed, bread service.
Ski bus Kappl 50 m.
Duvet covers, sheets: 11x (200x90) / 1x (200x160) & towels are to be brought along, pillows and duvets are available.

Great house, very authentic, a bit distant

We stayed in a very authentic house. Everything made of wood. The rooms were good. One important detail: the house is up a mountain, you have to drive a few kilometers uphill.

Very cool old school Austrian ski lodge (the real deal)!

The owners were very gracious! The bus came right to the lodge . While we were outside of the village , we were further up in the mountains with great views which to me was better . The bus was so convenient; 10 minutes to Kappl , 20 min to Ishgl . Excellent . Low door ways watch your head !

Das Quartier hat zu Unrecht eine sehr gute Bewertung. Das rustikale Bauernhaus ist in Wirklichkeit sehr primitiv eingerichtet. Die Möbel, Betten und Matratzen sind verschlissen. Es riecht im Haus streng nach Nagetierfäkalien besonders in der Küche und im Raum 5 nach Tierurin, es ist laut Vermieter angeblich der streng geschützte Siebenschläfer, gegen den man nicht vorgehen darf. Der Balkon ist baufällig, nicht zugänglich und mit Vogelkot bedeckt, die Elektroinstallation teils abenteuerlich und ohne FI-Schutzschalter. Die Kirche nebenan weckt alle Bewohner pünktlich 6 Uhr durch intensiven Glockenschlag. Das einzig nette ist die Aussicht auf das Skigebiet See auf der anderen Teilseite und das morgendliche Alpenglühen. Diesen Anblick gibt es aber nur von den drei Zimmern nach vorne, die restlichen drei Zimmer sind seitlich und hinten heraus, dunkel und ungemütlich. Das Zimmer mit vier Betten gibt es ebenfalls nicht. Das Zimmer 5 mit dem Tieruringestank ist das größte und mit drei Betten ausgestattet. Die Parkplätze sind teils bis zu 100m entfernt ran gequetscht vor irgendwelchen Garagen an der Straße. Wenn man die zwei Stellflächen direkt am Haus zum be- und entladen benutzt kommt der Besitzer vorbei und ranzt einen bei Wiederholung unfreundlich an.

Gezellige oude boerderij

Leuke oude boerderij,Huis kraakt wel, wij vonden dit niet storend. Het was na het skiën fijn “thuis komen”. Kerk klok was voor sommige storend (voornamelijk in de ochtend) maar als deze locatie het volgende seizoen weer beschikbaar was waren we zeker nog een keer terug gegaan naar deze boerderij

Wohlfühlen auf 1600m

Wir haben den Aufenthalt im Ferienhaus als Familie mit 13 Personrn sehr genossen. Insbesondere die Küche war hervorragend ausgestattet und hat keine Wünsche offen gelassen. Das Haus ist sehr urig.

Urig wie früher bei der Oma

Wir hatten eine schöne Woche Skiurlaub. Der Skibus hält fast vor der Haustür, es gibt einen Bäckerlieferservice und das alles in schöner Umgebung. Das Haus ist ein original altmodisches Bauernhaus und hat den Charme von Omas Küche mit knarzendem Holzboden inklusive, bietet aber ausreichend Komfort mit angenehm warmen Kachelofen. Leider hatten wir vergessen Betttücher mitzubringen, diese konnten wir aber gegen eine Gebühr leihen. Wir würden wieder kommen!

Alles bestens

Alles bestens. Schönes altes Haus aber mit ausreichend "Luxus". Das Haus liegt weit oben. Man muss zum Lift fahren. Die Buszeiten sind nicht so passend. Einer um 9:15-9:40 wäre perfekt. Den früheren haben wir mit Kindern nicht geschafft. Ansonsten super Haus und tolle Gegend. Wenn es wieder an Fasching frei wird, würden wir wiederkommen

Einfach und gemütlich

Das Haus liegt am Berg neben einer Kirche. Es ist alt und authentisch gemütlich. Die Küche ist gut ausgestattet, alles Notwendige ist vorhanden. Die Betten sind bequem. Das Skigebiet Kappl hat uns gut gefallen, die Pisten angenehm und gut präpariert, alles eher ruhig und nicht überlaufen. Wir hatten eine Woche Spaß!

Tolles Haus für bis zu 8 Personen

Tolles altes Bauernhaus mit toller Aussicht, am besten geeignet für nicht mehr als 8 Personen. Das Haus ist sauber. Es hat ein sehr authentisches Bauernhausgefühl. Es sind alle benötigten Küchenutensilien vorhanden. Es ist schön warm. Die Gesamtzahl der Betten für Erwachsene beträgt jedoch 13, aber in Wirklichkeit kann das Haus sie nicht beherbergen. Das heiße Wasser reicht für maximal 8 Personen, um nach dem Skifahren schnell zu duschen. Es gibt keine Toiletten in den Badezimmern, also insgesamt nur zwei Toiletten. Nicht genug für 10+ Personen. Es gibt nur einen Parkplatz in der Nähe des Hauses. Wenn Sie mit 2 oder 3 Autos anreisen, gibt es keinen Parkplatz in der Nähe, sodass Sie die gesamte Skiausrüstung viel tragen müssen. Außerdem gibt es jemanden, der überprüft, wer Sie sind, warum Sie dort sind, und Ihnen sagt, dass Sie Ihr Auto woanders parken sollen.

Krásné ubytování nad údolím

Ubytování i vybavení je dostačující i pro skupinu (12 osob). Je zde dostatek nádobí, skvělý je vysoušeč lyžařských bot a společenská místnost. I přes celodenní sněžení byla komunikace přístupná. Je zde nádherný výhled.

Authentisches Haus, tolle Aussicht

Ein altes Haus mit viel Charme. Tolle Aussicht. Küche ist gut eingerichtet - einzig Geschirrspüler zu klein für viele Gäste. Entsprechend dem Alter des Hauses natürlich einige Einschränkungen (Deckenhöhen, verwinkelt etc). Parkplätze nicht direkt beim Haus. Wir hatten einen schönen Aufenthalt. Besonders die schöne und gemütliche Stube ist ein Highlight.

Gemütliches Bauernhaus in Kappl

Der Check-In am Samstag verlief problemlos und flexibel (ein Teil der Gruppe war schon vor Anreisezeit 15:00 vor Ort, was aber kein Problem war). Die Wohnung ist sehr gut ausgestattet: wir haben keine Küchenutensilien vermisst und auch im Wohnzimmer gab es immer genug Platz für 12 Personen. Die Lage ist ebenfalls sehr schön, aber evtl problematisch falls man kein Auto mit Allrad-Antrieb hat. Nach stundenlangem Schneefall sind wir an einem Abend mit unserem Leihwagen (Opel Vivaro) trotz Schneeketten nicht den Berg hinaufgekommen. Am nächsten Tag war allerdings bereits alles bestens geräumt und es gab keine weiteren Probleme.
