Tropical Breeze Villa is a lovely unique vacation home rental, conveniently located in the heart of the town of Negril. The property itself is located in a private lane which is secure, fully gated and equipped with security cameras. Our prized location is within minutes of the famous 7 mile beach, banking, groceries, the pharmacy and several restaurants are within walking distance.

Our cozy, comfortable 7 bedroom Villa offers a casual laid back atmosphere where you can relax and unwind, while taking in the splendor of the tropics.

At the front entrance to the villa we have a large front balcony which is the social gathering spot and dining area. This leads into the living room which features a large sectional couch, computer desk, wide screen TV, family games, cards, and a selection of reading material. The living room leads into our large fully equipped kitchen with a 6 burner Stove, microwave, toaster oven, coffee maker, blender and cookware.

There are 4 bedrooms on the main floor, with an outside staircase leading to the additional 3 bedrooms on the 2nd story. Each bedroom is painted in bright tropical colors with local art adorning the walls, A/C units, Smart TV's and secured in wall safes. Large closets with ample hangers and blankets for your convenience.

Immediately to the right of the Villa is our lovely terraced pool deck area which is a sun lovers paradise or a wonderful, scenic area to lounge the day away. Soak up the sun, relax or swim laps in our gorgeous, inviting 20 foot swimming pool. There are 3 tables with umbrellas on the pool deck and plenty of lounge chairs.

Just beneath the raised pool deck we feature a large versatile lower deck area which can be utilized for various reasons such as hosting an event, party, family reunion or small weddings. It is also an additional dining space, potential dance floor or yoga center. We offer excellent, mouth watering catering services for any event you may like us to host for you. This area also features an authentic charcoal jerk pan where we do fantastic jerk chicken, grilled lobster or roast fish to name a few.

At Tropical Breeze Villa we invite you to a unique Jamaican experience, away from the crowds of the big hotels, in a personalized home away from home setting. Come and taste the exceptional finger licking good food (which you will not get at any resort type place) Listen to the soothing sounds of reggae music and truly experience the culture of Jamaica!! Karen was a great hostess, very friendly and helpful, she gave us nice advice on places to go, live shows to see, etc. The place is close to the beach and well located in the local community to get the real Jamaican experience. It’s very safe, and also close to shops, the supermarket and the Negril fish market. I highly recommend!

Family Stay

We stayed at this property for a funeral. It was very convenient as it was able to accommodate 12 adults and an infant to allow the whole family to stay one place. Karen was very accommodating from check in to check out. I will definitely stay again

Family Spring Break 2025

Tropical Breeze worked out great for our family of 7 (ranging from 18 to 75 years of age) for the week. It has plenty of indoor and outdoor space to hang out together or for people to have some time to themselves. Our entire family really enjoyed having the swimming pool onsite to cool off in the middle of the hot days.Karen is very attentive and accommodating. She answered all of our questions in advance of our trip that put us at ease and helped us plan for our week in Negril. She arranged transport to and from the airport, arranged our glass bottom, snorkeling, and lobster lunch excursion, (which was fantastic) helped us find wonderful local restaurants, and helped us with anything else we needed.Our entire family enjoyed our vacation at Tropical Breeze and highly recommend it.

Wonderful week in Jamaica

Tropical Breeze worked great for our group of 8 women! The two previous reviews cover a lot of our experience also. Karen helped us with everything we needed. She made two very nice dinners for us (Jerk chicken and mexican), organized two wonderful excursions (Benta river falls/Jamaican Giants and glass bottom boat to Booby Cay), and provided direction to stores, west end, beach, bars with music etc etc. The pool was great and we spent a lot of time there and also on the front porch area. Thank you for everything Karen!! Was wonderful to meet you and Max our guard dog!

Great host for a great house in a great location!

First and foremost Karen is amazing! She was so accomodating to our group, answered a million questions and has a fantastic network of service providers in and around negril for travel, excursions and dining and drinking recommendations. The house is beautiful and was more than enough space for our group of 7. The pool is situated such that there are comfortable shady spots and sunny spots all day long. The house was immaculate upon our arrival and stayed that way throughout our stay. The house is less than a 10 minute walk to seven mile beach and all it has to offer and a short walk to groceries and food options. Cannot thank Karen (and her wonderful dog Max) enough for making our trip wonderful!

Right in the middle of real Negril culture and vibes!

Had a great stay, private pool is a huge plus. Walking distance to everything. Karen is a great host and professional chef! Her meals were fantastic, not just some of the best Jamaican food but she can do Mexican just as well for a change of pace. With a grocery nearby and produce vendors on the street, every breakfast is awesome, wether you prep in the kitchen or Karen does for you. Cab rides to the cliffs are easy, Karen can also hook you up with great recommendations and drivers/tours. You gotta make it up to Just Natural for a meal, wonderful dining in the cliff jungle. Xtabi is a great cliffside spot for lunch and cliff swimming. Try the patties! Either from Hammonds, another shop or the guys on the beach. Overall great stay, already planning on coming back. No better way to experience true Jamaican culture and cuisine!

Wonderful Stay in Negril

Our group had a wonderful time at Tropical Breezes. Nolan and Sophie were wonderful and we learned alot aobut Jamaica chatting with them. Nolan was a wonderful cook and they were very generous in driving us around Negril and to the beach. We had the two rooms with AC which was a must. It would be nice to have AC in the rest of the house. We are from an area of dry heat to getting used to the humidity was tough. The bathrooms could use better lighting. Overall we had a great time and enjoyed the house and pool. We liked the location and the ability to walk to town and the beach. It was very safe to walk around and we even walked around in the evening. We felt very safe. Thanks for the wonderful stay and the great meals. Love trying the local cuisine.

Great!

Just returned from a lovely week in Negril. We thoroughly enjoyed our stay. We visited with our children and grandkids. This home is in the heart of Negril- walk to beach, very short walk to fruit/veggie vendors, and grocery. Our stay would not have been the same without Karen and Marvin who not only fed us incredible meals, made great suggestions on activities, restaurants, etc. TAKE THEIR RECOMMENDATIONS! you will not be sorry! This is not a location for those that want a "resort" experience- this is for those want to experience the local culture and food. Beach is great, close though a little walk... Property has a nice pool. This villa can sleep LOTS of people. We felt very safe in the area, and were very welcomed by Karen and Marvin. There are many things to do in the area, and they will not steer you wrong. The only con I would say is that we may have used a few other utensils, pots in the kitchen. If you want a Jamaican experience - this is your place. I can't say enough about Karen and Marvin- such great people and interested in enhancing your stay!

Excellent multigenerational group experience

Tropical Breeze offers an excellent place for a large group that wants to stay together but have separate spaces. It can also accommodate smaller groups with 3- 5 locked off rooms available. We had 9 of us from the ages of 22 - 72 and everyone had a great time.Karen the host lives on site and is able to provide everything your family or group will need for a successful stay. This includes airport pick ups, reservations for excursions, restaurants and entertainment. The meal plan was superior to most of the meals we had out and the first day we had availed this option which helped us transition into the vacation smoothly. The pool is awesome and the sea is walkable. Fruit stand is down the lane and HiLo Grocery, Scotia bank, Popeyes, Burger King, Little Caesars are walkable plus Bakery, Patties, Jerk Pit, Pizza, ice cream at end of lane. Our whole group loved Karen’s breakfast, dinners of seafood (fresh lobster, coconut shrimp, king fish), jerk chicken, fried chicken and enchiladas, chicken wings, vegetarian lasagna and other vegetarians options. My sister in law had a birthday and Karen made an excellent carrot cake with hand made pineapple banana coconut ice cream and decorated the eating area. We also had Chocolate cake and hand made ice cream for New year’s dinner’s desert. I can’t say enough about this stay other than we highly recommend it. Thanks Karen!

If you want a fancy expensive tourist trap type vacation don't come here. If you want an actual immersion into the real Jamaica then I highly recommend Tropical Villa and its owner Karen. She was a fantastic host who found all the excursions we wanted with local people who took great care of us. Right down to finding the best driver Ranger! We were four women on vacation who never felt safer. The laid back relaxing atmosphere was just what we needed!

The property has not been updated since the video for the property has been made. Owner did mention she is still fixing things up , but there are things in the property that should have been rectified before having guests. Ie: broken tiles, ac units, communication between her and her employees, etc. the property is very big and a great location if you’re staying in Negril. We just had some plumbing issues and such that made it uncomfortable for such a large party to deal with when we had such a short stay. I would not stay again u less confirmed fully renovated. I would never have a wedding here....

We had a very pleasant stay. Everything was clean, secure, and we felt very much at home. Owner was always available and very helpful with regards to choice of foods, tours, local knowledge and sites to visit. Seemed great. NOT!

Looks nice upon arrival, but looks are deceiving, unfortunately. NO property manager. Desroy no longer works there. Rooms unmade, pool full of algae. I cried the Night we arrived. Make sure you know what should be provided. Otherwise, it may not be.

Great stay, good location

We were a group of 5 from Switzerland. The house is in between the 7 mile beach and the cliffs. You could walk to the beach, we usually took our rental car to sun coast which is a good spot on 7 mile beach. The house is really nice. The bedrooms are really clean. The staff are always around and are always helpful. It is not a luxurious house, but is has all you need, it's save and a great alternative to the resorts.

super bowl week

Six guys from an Ottawa area hockey team all in our 50's spent super bowl week at Tropical Breeze. The house was nice and clean and plenty big enough for 6 guys. We took advantage of having our evening meals prepared for us and was the food ever good. I would highly recommend this option as each meal had a local twist and was really fantastic. The pool has lots of room to sit around and is cleaned daily it seemed. All 6 of us had a great time at Tropical Breeze and are planning a return trip. Dave

Great July 4th Holiday 2016

What a great time we had at Tropical Breeze. Karen and Desroy and Marvin made us feel like we were in the "real" Jamaica not in some resort in Miami. It was a perfect place for me and my kids and my grandkids to spend the holiday. Karen even invited one of the two year olds from the nerighborhood, to play with our two year old grandson in the kiddie pool. The beach was a short walk and the market was even closer. We bought the meal plan which was a deal. Marvin is a great cook. He taught us how he makes jerk chicken and we are doing our best to recreate it back in Chicago. Desroy was there every day to make sure all was well and to direct us to everything we needed. Sunday morning was lovey with the singing from the church down the road. We will be back, especially because I hear Karen is adding an extra air conditioner in the kitchen/living room for us wussie folks from the US.

Amazing stay at the Tropical Breeze Villa

Six of us just came back from the Tropical Breeze and had a wonderful time swimming in their pool, enjoying Jamaican cuisine, and exploring the surroundings. The villa is in the center of town with a very short walk to the 7 mile beach so on your way to or from the beach you can exchange money, visit convenience stores, grab fresh fruit & vegetables, ice cream and fresh jamaican patties, or do a little shopping. Marvin the chef (and Karen the owner) cooked us amazing meals (the best we had all week), Desroy looked after our every need and was always smiling, and Karianne was there every day keeping the place immaculate. To know each of the staff by name tells you how personal and welcoming everyone was. I would recommend the Tropical breeze to anyone looking to enjoy the culture of Negril instead of a cookie cutter resort. They treat you like family, the villa is lovely and modern and very affordable. You could have some lazy days without leaving the villa or wander off to the cliffs or beach action within minutes. We'd go back in a flash.

Amazing Negril Experience!

Tropical Breeze was a very authentic and unique way to experience Negril. There were six of us (three couples) and we used the main level of the Villa – which has four large bedrooms, two washrooms and a kitchen and living area. It’s very clean, nicely tiled and very comfortable. Karen was an amazing host, Desroy was fantastic for absolutely anything you might want, and Marvin cooked us very authentic Jamaican cuisine with really great flavours; and Kerrianne kept it all nice and clean for us. They are a great group – they’re there for you whenever you need them, but are in no way intrusive or in the way. We knew we had this team there for us, but were still surprised at the level and quality of service we received. Whatever we needed, they made it happen – very accommodating and easy to get along with. The outdoor property was also amazing – a really nice porch to enjoy our meals and evenings; a big pool with lots of lounge chairs and tables; and a large patio to hang out on. It was cool to experience being right “in town” and being around the locals; yet it was a quick 7-minute walk and you’re on the start of the most beautiful 7 mile beach – with lots of places to grab a lounge chair and hang out, grab some lunch, or do some of the great beach experiences (glass bottom boats, catamaran tours, parasailing, etc.). You really get the best of both worlds by staying at Tropical Breeze – the real authentic Negril feel, as well as being so close to what I think is the most beautiful beach. Would definitely go again! Thanks Karen, Desroy, Marvin and Kerrianne for a terrific vacation.

Fantastic vacation

If you are looking for a really special vacation that includes a "real" experience of Negril, Tropical Breeze is the place. We had 4 couples who traveled from the Midwest of the US and spent a week. We had never traveled together as a group and all enjoyed every second. The house is updated and clean. Having a personal chef who cooked Jamaican breakfast and dinner every day (this is if you would like it and for only the cost of the food based on the actual receipts from the market) was a treat. It is a relatively short walk to the 7 mile beach, walking through a short segment of town. Karen the owner was there during our visit-she was very gracious and attentive to our needs and questions and arranged all of our excursions. Desroi, her assistant, was also extremely nice and attentive as was Marvin who helped cook. Jazzbo who drives you the 1 hour and 20 min. from the airport for only $20 per person is also a real luxury. He is so nice and experienced and handles the crazy roads with ease. He also drives you to excursions that are farther away if you'd like-this is a huge benefit. Overall, this is not an all inclusive type experience-for us it was much better and more what we were looking for. More flexibility and more "real" and yet a wonderfully nice and extremely affordable location that is clean and supportive to help you have the type of experience you want.

I recently had the great opportunity to stay with a group of girlfriends at Tropical Breeze Villa, in Negril. Everything was just as we had hoped for. We had done the resort type trip and was looking for something that would leave us with a true feeling that we had visited another country, rather than an Americanized version of a Caribbean vacation. To our delight, this was EXACTLY what we received! :) Upon our arrival we were greeted with friendly resident staff, whom always made sure we were comfortable and content, for the complete duration of our stay. Our first impression was a home away from home, with a cultural feel and relaxing vibe. The rooms were all very clean, including kitchen and all four bathrooms. The housekeeper, Sophie, is a wonderful person, and very polite. She kept the villa clean and tidy, while respectfully maintaining our privacy. We appreciated that! Meals were made by the on-site master chef, and was a definite highlight for our group of 'foodie' ladies, and the BEST I've personally had in the Caribbean! Any inquiries we had about entertainment were fully answered, with varying options to please our dynamic group of women. Whether lounging poolside (on-site), or at the nearby beautiful white sand beach, this villa is located in the heart of Negril and we were always just minutes away from thrilling entertainment; Including: Rick's Café (a MUST), MargaritaVille, riverboat rafting, 7 mile beach, nature hikes, bird watching and more! We were even offered rides for a reasonable price, to any of these excursions by their friendly driver, Jazzbo. He was able to point out all the best attractions! All in all, we thoroughly enjoyed our week-long stay, and our recommending it to our friends! - C.K

Christmas in Negril

A group of five of us stayed at Breeze's Villa for Christmas through New Years. It has been over a decade since we were last in Negril and I must say the small town has grown! The Villa owner called a few times while we were there to make sure everything was irie. She truly cared that we were having a great time. Breeze's staff, Sophie, Shrimpy and Alex were AMAZING. We arrived as guests and left as friends! The pool was immaculate and cared for everyday; a definate highlight having a private pool. The grounds were maintained daily with an incredible selection of Flora and Fauna and the ancient reefs around the pool were very cool as well. As another reviewer mentioned ear plugs would be a good option but we were there during a major festive season and lets be honest the Jamaicans know how to party. Looking forward to visiting again.

Excellent Guesthouse

This guesthouse was excellent. A large group of us went down and we had splendid time. The owner Karen called several times to make sure we were enjoying our stay. This isn't typical in Jamaica. She really cares about her guests. The house itself has several washrooms (with hot water!) and a fully equipped kitchen. The swimming pool is large and clean with great views. There are fruit trees growing all over the grounds and the beauty is breath taking. The beach is a few minutes walk, lots of stores and banks nearby. When staying on the beach getting around is a pain - but not here - everything is in easy reach. The kitchen was one of my highlights. It really has everything you need to make great meals. The fridge is large enough to keep both food and beer (lots of beer) and its cold (once again not typical in Jamaica). As an aspiring chef it was fun to walk down to the fruit/vegetable stands just a few steps from the gate. The ladies that sell explained to me how to cook everything they sold. They let me try all the fruits I had never tried before. I was was in a very happy place, here. Then I took the five minute walk to the fish market, hoping to buy some Red Snapper. That day the Red Snapper weren't biting so instead I bought some Silver Snapper. What a stroke of luck - it was terrific! Its easy to make great meals with the fresh ingredients only a few steps away. The hosts were Nolan and Sophie. You can't find more friendly warm people anywhere. I would say they really did make our stay memorable. We wouldn't have had half the experience we did without them. Nolan and I cooked a few meals together (he is a blue ribbon cook himself). If you don't feel like cooking, he will gladly cook for you. His jerk chicken and jerk pork are 5 star! If you need something special, or need a quick ride some where, no problem. We arrived as guests and left as friends. A few other things about staying at Tropical Breeze...Wi-fi works great, there is AC (but we didn't ever use it), there are no plastic chairs (chairs are wicker and much more comfortable than plastic...I hate plastic chairs). Speaking of furniture, the pool deck has all brand new loungers and chairs. Very nice. There weren't any kids on the property before us, but the kids were made to feel very welcome and there was plenty for them to do. The beds were really comfortable and the whole place was spotlessly clean. The front patio is where we spent most of our time, just seems to be the meeting place. All in

Great time at Tropical Breeze Villa in Negril!!

I arrive in the morning to a great Jamaican smile by Nolan and Sophie, which was very helpful with ower bags to the rooms. The room was very clean, and cool with only a fan, for which I did not mind as I do not like to sleep with AC, plus I always travel with bugs repellent anyway to the Tropics.Yes a masquito net would be nice but not necessary as there where nets on the windows and that was good enough for me. We quickly unpack and did a short tour of the property then we head to the beach by Nolan. Which he and Sophie was also always there for us to take us too and from the beach and much more. The property was well kept and clean plus the pool was always clean and refreshing, Yes there is a Night club next door, but been in Jamica there is always some form of music some where playing and when in rome do what the romans do, just go with the flow and you will enjoy it, plus once you are in side the sound will not trouble you anyway. A short walk down the road will take you to the middle of Negril down town, where there is great resturants, food shopping, taxi plus twenty mins walk to the beach and much more. This property is a work in progress where it is wonderful and charming to stay in Negril, and I will recommend this property to all my friends heading down to Negril Jamaica "Yea Man".

I was born in Canada in the early 60's outside of Toronto. I attended high school in Brampton, Ontario and was bit by the travel bug at an early age. At 17, fresh out of school my girlfriend and I started out on a venture to western Canada, hitchhiking across the country (I didn't exactly tell my father about the hitchhiking part!) After travelling for a few months all over B.C and Alta. we finally landed in the beautiful resort town of Jasper Alberta. I spent the next five years working three jobs, partying in between and then traveling at every opportunity that came my way. I was fortunate enough to spend nine months wandering around Europe, Greece, Israel and Turkey. The next year I went to Mexico twice, unfortunately my father passed away shortly thereafter. The first trip I took after his death was intended to heal my soul from his passing. I decided on going to Jamaica. As they say 'the rest is history' I fell in love with the island back in 1986 when I first landed here. The pulse of the island grabbed me from the moment I arrived. The rich historic culture, the gorgeous scenery, the succulent food, the Reggae music playing everywhere, I loved it all. The following year I was to receive a small inheritance from my fathers death. I was young (22) single and motivated to live in the tropics! I made it official and moved to Jamaica by myself! Although I was quite young I did not think of myself as being particularly naive to the ways of the world given the vast amount of traveling I had already done. After traveling Jamaica extensively the first time here, I had already pretty much decided on Negril. Of course I needed a source of income and so my first business here was a restaurant. That is where I met my future husband. We were married for 17 years, however my husband passed away 18 years ago now. We have two adult children (35 & 32 ) and I now have a grandson as well!
We as a family are trying to continue to build on this business and make him proud of us!

Why they chose this property

After moving to Jamaica and opening a restaurant there I realized I would need a permanent living solution as I was renting for the first several months after I arrived. I began a search for a piece of property. I traveled the island extensively and found myself drawn back to Negril time and again. I did not want to be in the city of Montego Bay nor did I like the grainy beaches of Ocho Rios. The seven mile stretch of white sand beach in Negril and the undeveloped small town feel is where I decided I would purchase land. Through my friend and former business partner I found a piece of land for sale that fit all my criteria. It was undeveloped, close proximity to the beach and town center and best of all it was in my budget! I loved the historic rock formations on the property and saw some huge potential for development. This was 1988 and Negril was still virtually undeveloped back then. It was inevitable to me that the sleepy little town of Negril would become a larger tourist destination on the island one day, how could it not? The only spot on the island to have a seven mile stretch of pristine white sand beach! I was sold and bought the land in March of 1988, first moving a small prefab home onto the grounds, and so we began. My husband planted every one of the beautiful fruit trees which now adorn the property. We had to have a giant jack hammer break down some of the rock formations just to be able to build, but the potential was there!! We designed the house ourselves and began purchasing material. It has taken many years to reach the point we are at now, as I mentioned the property was virtually undeveloped, with nothing on it. It has been a long arduous process that was both frustrating and rewarding at the same time. There has literally been blood, sweat and tears in the developing of this property. We now have a 8 bedroom villa and a gorgeous pool that were built through years of hard work, and something I am extremely proud of accomplishing.

What makes this property unique

. I love the central location of the villa, in the heart of the town yet in a private secure location, just minutes from the beach or west end road. Groceries, the bank and essential services are all within a few minutes walk. We have a gorgeous swimming pool which is sparkling clean, inviting and over 20 feet long! Surrounding the pool is an awesome terraced pool deck area which has several lounge chairs and table and umbrella sets. Our authentic charcoal jerk pan makes amazing jerk chicken or grilled lobster. We have our recently added beautiful water fountain which my grandson used to love to play in, or it creates a wonderful ambiance for dining. Our location benefits from a lovely tropical breeze (hence the name) which flows through the property due to an abundance of fresh fruit trees. (Mango, plantain, pear, ackee breadfruit ) to name a few. I love having the option to eat fresh fruit right from the trees or go into the garden and pick my own lemon grass for herbal teas. When I look up into the avocado tree (when it is in season) there are literally hundreds of them in the tree, to the point that they start dropping off when they are ripe! Same with mango and breadfruit! The national dish in Jamaica is ackee and codfish. The tree at my front gate produces ackee a minimum of three times per year. Plantains grow so big here we end up giving away produce for it to not spoil! We have just planted many beautiful flowers on the property as well so I am excited to see them blossom and bloom with color. I love the style design of the villa with the many arch ways, private balconies and open kitchen concept. Small stage area for live music band or DJ!!
