HVAC / Heating & Cooling Information
The building uses a centralized single-duct HVAC system, meaning the building provides either heat or air conditioning depending on the season, as determined by city regulations.
To maximize comfort:
Each floor has its own thermostat
Fans and a portable HVAC unit are provided
Set thermostats to “Heat” during colder months and “Cool” during warmer months
Refundable Security Deposit: A $300 refundable security deposit is required and will be `held` or `authorized` (not `charged`) by Chicago Hospitality Club on your card. Any property damage or extra charges may be deducted from the deposit. VRBO collects platform payments/charges separately, while Chicago Hospitality Club handles the deposit, so seeing both on your statement is normal. The deposit is automatically released 3-7 days after checkout.
House Rules & Important Information
To ensure a smooth and enjoyable stay for everyone, please review the following before booking:
Booking Requirements
• Minimum age to book: 27 years old
• No local guests (city or suburbs)
• All guest names and ages must be registered before check-in
• Online check-in form and signed rental agreement are required before check-in instructions are released
• As part of our vetting process, we may ask guests to confirm a few details — such as their names, ages, where they’re traveling from, or their travel plans — before accepting a booking. In some cases, we may also request a valid government-issued ID for verification purposes.
• Last-Minute Bookings
All same-day reservations require host approval. Please message us before booking so we can confirm availability and ensure the home is fully prepared for your arrival.
Occupancy & Extra Guests
The base rate includes up to 4 guests.
Additional guests:
• $25 per guest, per night, for the full stay, for stays exceeding 4 guests
Example:
1 additional guest staying 5 nights = $125 extra guest fee.
Quiet Hours & Noise Policy
• Quiet hours: 10:00 PM – 8:00 AM
• Parties and events are strictly prohibited
• A noise monitoring device is installed inside the home to monitor decibel levels only (it does not record conversations)
Noise violations may result in:
• Warning
• Eviction without refund
• Charges up to $1,000
Party in Unit or Common Area - Up to $2,000.00 plus any damages to the unit
Smoking Policy
Smoking is strictly prohibited inside the unit and common areas.
Violation fee:
• Minimum $500 charge
• Possible eviction without refund
Pet Policy
• Small pets (under 20 lbs, non-shedding): $250 pet fee
• Large pets (over 20 lbs): $300 pet fee plus $200 refundable security deposit and subject to host approval
If the pet sheds, additional $150 refundable deposit is required
Unauthorized pets:
• $250 penalty plus any damages or additional cleaning costs
Check-In & Check-Out
• Check-in: 4:00 PM
• Check-out: 10:00 AM
Early check-ins and late check-outs may be available depending on cleaning schedules: $50 per hour fee
Unauthorized late check-out may result in charges up to the cost of impacted nights.
Keys, Parking & Access
• Your reservation includes 1 parking card for the attached parking garage
• Lost keys: minimum $50 fee
• Lost fob: minimum $150 fee
• Lockout/re-entry assistance: $50 fee if keys are left inside
For loss prevention, some keys/fobs may contain an AirTag. These are only used to locate missing keys and are never used to track guests. Guests are not required to carry the key at all times, but we recommend keeping the AirTag attached to help avoid replacement charges if the key is misplaced.
Cleaning, Damages & Missing Items
• Excessive cleaning after checkout: up to $125 per additional cleaning hour
• Stays of 14+ nights require a mandatory mid-stay cleaning, scheduled with the guest in advance. Additional cleaning fees apply.
• Damaged or missing items: charged based on replacement cost
• Forgotten belongings: $75 minimum handling/shipping fee
Families Traveling with Young Children
For groups traveling with two or more children under 14 years old, a refundable security deposit may be required as a precaution against accidental damage. The deposit is fully refundable, provided there is no damage to the property after a standard post-checkout inspection.
Unresponsive Guests
In some cases, if a guest does not respond within a reasonable period, we reserve the right to cancel the reservation.
